Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,144 service calls we have performed 27,853 have had issues that needed to be addressed/reported to the client!!

12/17/24: Client advised the damaged soffit & facia above the garage will be repaired soon. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
12/17/24: I watered 3 plants outside of the hurricane screen out back and the 3 plants out front.
12/17/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in to two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
12/17/24: I poured 4oz of water down the AC drain chased by 12oz of hot water.
12/17/24: The pool pump was not leaking today. The plates on both vehicles appear to expire soon. Large propane tank on left side of house only has 25lbs of propane. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Visual check of the dock. Green slip in mailbox.
12/17/24: Raised and lowered the hurricane shutter out back. Pool cage is down, reported previously. The pool is clearing up but has a great deal of debris on the bottom, photo below. I turned the exterior garage lights on as discussed last week.
12/17/24: Ran water throughout the residence during the entire service call & did not smell any odors in the water. The pool cage & lanai may need to be pressure washed soon. Shed door is locked.
12/17/24: Ants are working the cracks of the side walk, may want to hire a pest control company to treat them prior to your arrival, Truly Nolen is my suggestion, 941-220-7719. Swept the tile areas as we were getting a few dead bugs as always with vacant houses.
12/17/24: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with some of the water jugs provided. Put the keys back in the lockbox when leaving.
12/17/24: I placed the mail in the blue recycling bin in the garage as requested. Package at the front door brought it into the garage and placed in the blue bin.
12/17/24: The inside of the residence has not changed in appearance since the last service call. The ac system is still off. Client is aware & addressing the situation. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. The large pile of remediation debris is still in the front yard waiting to be collected. The floorboards of the vehicle are still slightly damp & there is a slight musty smell but there does not appear to be any mold. Client is addressing. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. All ceiling fans are on. Mini split ac is off.
12/17/24: The main garbage can is missing from underneath the carport. A small section of soffits on the back of the house is damaged. Both the carport & porch have ceiling damage. Storm shutters over the mid guest bedroom window are damaged. All other storm shutter panels are on. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
12/17/24: I brought in a pool slip from the lanai dated 12/12. The old softener equipment is still here. The door between the house and the garage is unlocked. There is no front screen door. Several important pieces of mail photos below. Plants have plenty of moisture based on my plant moisture meter.
12/17/24: Brought in two pieces of mail with a stack of sales flyers see photo below. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
12/17/24: All gopher tortoise dens appear dormant. The soffit damage from the storms remains in need of repair, previously reported. There remains some damage needing repaired to the pool cage. The pool level is below the skimmer port, pump is off and spa is empty. There is no water in the house even when the water main valve is open.
12/17/24: The soft flooring appears to be the same as the first time I was here. The guest bathroom sink leaks at the trap I have tagged as such and placed a bowl under it. There are two windows I open on the lanai the home own wants to remain open.
12/17/24: New shingles & facia boards have been installed on the storm damaged section of the roof since the last service call see photos below. The repaired section of facia appears to be waiting on a new piece of metal flashing at this time photo below. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
12/17/24: Some weeds have been killed others not and still need attention. Browning of the yard persists. The front door continues to stick a bit. Spot light lens on the right back side of the house has come off, photos below. Metal piece in the front yard, maybe a gutter baffle, photo below. I have placed both inside the front screened foyer area. Placed a lockbox on the front door.
12/17/24: The security system was deactivated & there was a new faucet waiting to be installed on the kitchen counter when I arrived see photo below. There is a new bathroom vanity in the garage waiting to be installed photo below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains above the garage overhead door closely. Green slip in mailbox.
12/17/24: Some of the front yard is displaying signs of poor irrigation, reported previously.
12/17/24: The smoke detector just inside the hall from the garage is beeping indicating a low battery.
12/17/24: All of the new landscape trellis’s have been installed since the last service call see photos below. There was a temporary water line running to some landscape plants on the front of the house connected to a water timer on the left side of the house when I arrived see photos below. I left the water main on when leaving for now. There is a small section of damaged soffits on the front right corner of the house over the master bathroom. Client advised they are addressing the situation. The humidity level was over 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
12/16/24: Brought in one piece of mail with some sales flyers see photo below. The pool pump was leaking again while running photo below. I found that the pool pump timer was not holding correct time & was not working causing the pool pump to run continuously which the motor was excessively hot. I shut the pool pump off for now & did not find any tripped breakers. The pool pump timer will need to be repaired or replaced at this time. The pool water level was low again when I arrived. I ran the hose in the pool during the service call to help bring the water level up. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool cage west side screen door closer will not adjust & appears to be broken. A new closer for the screen door is recommended at this time. The inside of the residence will need to be professionally cleaned again soon as excessive dead ants & bugs are starting to build up again on all the floors. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
12/16/24: Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the AC not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Location flags & marks in front yard. Some of the artificial grass in the backyard by the dock is storm damaged. Client will address. Some of the landscaping bushes have been storm damaged. The garbage disposal is seized & I’m unable to free it. It is tagged as such. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
12/16/24: Brought in one piece of mail & a small package see photos below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are open.
