Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,135 service calls we have performed 27,853 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/19/24: The condo is under renovation from being flooded during Milton. The items identified and photographed that were outside underneath the carport are still there.12/19/24: There are some perishable items inside the refrigerator & in the pantry. I had to remove the bag of potatoes from the pantry as they were starting to get mushy & rot photo below. The parking garage storage room has been remediated recently & is waiting on new walls & a door to be installed. All ceiling fans are off. Watered the plants on the front porch. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are partially open. Water was on in #2004.
12/19/24: The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The vehicle is water damaged & still wet inside. Storage room in parking garage has been remediated recently & is waiting on new walls & a door. Screen door on front porch is damaged. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
12/19/24: Visual check of SUV outside is dirty but otherwise appears fine. The kitchen sink trap leaks, reported previously and tagged as such. The bushes out front could be trimmed, reported previously. The guest bathroom toilet is filling very slowly, so slow it did not fill up the entire time I was here. It will be necessary to fill the tank manually and I did. It is tagged as such. The other toilet runs continuously so I tagged it as such. This doesn’t pose a problem as I shut the water main off after each service call.
12/19/24: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Front of building has soffit damage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
12/19/24: The dehumidifier in the guest bathroom, read 60 and had water in the tube/hose. The dehumidifier in the master bathroom, read 55 and had water in the tube/hose. The sliding door to the pool was not locked, I locked it upon departure. New lock box on the front door same code.
12/19/24: The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
12/19/24: Soffit and fence damage reported previously remains in the same condition. The homeowner maintains the pool level remotely. The garbage disposal that’s been a bit loud and is now frozen. The thermostat for the house is working again, not sure how or why.

The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen has not been replaced yet. Water was on in #603.
12/19/24: A new door & walls on the front of the parking garage storage room have been installed recently see photos below. I locked the door & put the key for the new door handle on the kitchen counter. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
12/19/24: Drive by. Brought the medication to ups for overnight shipping after refreezing the cold packs, refrigerating the medication & resealing the package. Photo of the receipt with tracking number below.
12/18/24: Drive by. Picked up the package off the front porch to forward to the client. Will keep the medication cold in a refrigerator & refreeze the ice packs until it is shipped. Will be shipping the package overnight to the address on file.
12/17/24: The pool pump is set to pull from the bottom center drain.
12/17/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
12/17/24: The lanai has some pieces of old screen laying around but all the screens have been repaired, reported previously. The large hurricane screen out back is up. It looks better but still bent from what I can see, photo below. There is a rain diverter at the front door that needs repaired, reports previously. I replaced the batteries in the door lock with batteries I found in the kitchen drawer to the left of the fridge.

I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
12/17/24: Client advised the damaged soffit & facia above the garage will be repaired soon. No mailbox. Both door handles are unlocked.
12/17/24: I watered 3 plants outside of the hurricane screen out back and the 3 plants out front.

There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in to two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
12/17/24: I poured 4oz of water down the AC drain chased by 12oz of hot water.
12/17/24: The pool pump was not leaking today. The plates on both vehicles appear to expire soon. Large propane tank on left side of house only has 25lbs of propane. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Visual check of the dock. Green slip in mailbox.
12/17/24: Raised and lowered the hurricane shutter out back. Pool cage is down, reported previously. The pool is clearing up but has a great deal of debris on the bottom, photo below. I turned the exterior garage lights on as discussed last week.
12/17/24: Ran water throughout the residence during the entire service call & did not smell any odors in the water. The pool cage & lanai may need to be pressure washed soon. Shed door is locked.
12/17/24: Ants are working the cracks of the side walk, may want to hire a pest control company to treat them prior to your arrival, Truly Nolen is my suggestion, 941-220-7719. Swept the tile areas as we were getting a few dead bugs as always with vacant houses.
12/17/24: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with some of the water jugs provided. Put the keys back in the lockbox when leaving.
