Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,861 service calls we have performed 30,703 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/28/26: The plastic gutter downspout extension on the back left corner of the house is broken & needs a replacement as it is starting to cause a wash out photo below. The lawn has a few brown spots throughout the yard. Mini fridge on lanai was on and cold. One of the travertine tiles by the pool is sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Green forwarding slip in mailbox. Left the water main on for the pool water auto filler when leaving.
7/28/26: Replaced the battery in the smoke detector in the kitchen with a new 9v battery provided from a kitchen drawer. Some of the new plants in the front yard appear to have died. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Water the plants using some of the water jugs provided.
7/28/26: I did not see any live ants inside the residence during today’s service call. All ceiling fans are off. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green forwarding slip in mailbox.
7/28/26: All ceiling fans are off. Both lanai screen doors are locked. Shed door is locked. Green forwarding slip in mailbox. All storm shutter panels are on/closed.
7/28/26: There appears to be some honeybees still going in and out of the back of the house underneath the wood panel siding. Client is addressing. The living room TV was on. All ceiling fans are on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
7/28/26: ADT security system display panel has an alert concerning the WiFi. There appears to be no Internet coming into the residence. Client is addressing. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Client is addressing. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
7/27/26: Weeds are starting to build up in the lanai pavers. There are hairline step cracks in the stucco in several locations on the left side of the house. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Monitoring the old water stain on the master bathroom ceiling closely.
7/27/26: Weeds are growing in the Landscape beds. Had to use the sump pump to remove a large puddle of water from the top of the endless pool. Mini fridge on lanai is off. Ran water through the sink on the lanai. Truck has been removed from driveway. Checked the water level in the endless pool.
7/27/26: The pool water level was back up to an optimal level. I ran the hose in the pool during the service call to help offset evaporation. A water timer is recommended for the hose running to the pool to effectively control the water level in the pool. Client is addressing. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/27/26: Dock is unable to get power to the boat lift equipment as the GFI outlet on the pole all the dock equipment is attached to appears to not be working and needs to be replaced. Client is addressing. I did not see any live bugs inside the residence. The white vinyl privacy fence may need to be pressure washed soon. Client is addressing. The valance to the blinds over the dining room windows is laying on the floor due to some of the dry rotted plastic clips holding it up breaking. Client is addressing. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
7/27/26: Brought in one piece of mail see photo below. There is a new pool pump filter sitting on the lanai. The lawn has a few small brown spots in several areas throughout the yard. I ran the hose in the pool during the service call to help keep the water level up. Irrigation system is in the run position. All ceiling fans are off. There is an alert on the alarm system keypad. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Storm shutters over front door and lanai are closed.
7/27/26: Excessive weeds are growing in all the Landscape beds. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All Storm shutters are closed. Left the water main on for the pool company when leaving.
7/27/26: My key provided would not unlock the front door when I arrived. I had to enter the residence through the garage side entry door. Weeds are starting to grow in the lanai pavers. The irrigation timer box is locked. All ac thermostats were set to 80. Guest wing hallway temps were 80.7 degrees & 56.4% humidity. Master bath hall temps were 80.3 degrees & 57.0% humidity.
7/27/26: Brought in two pieces of mail see photo below. Left the lockbox on the door when leaving. Monitoring the recent water leak by the street closely. The old caulk repairs in the master bathroom shower are starting to separate & need to be re-caulked. Client is addressing. Large step crack in stucco on back of house.
7/27/26: The humidity level was still over the acceptable level of 60% inside the residence. I lowered the humidistat to 35% for now to circulate air and mitigate the high humidity level. The AC system turned on and cold air started blowing out of all the vents. Will continue to monitor closely and adjust accordingly. Checked all damp rids. Lanai screen door is locked.
7/27/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 40% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Lamp in living room is on.
7/27/26: Removed a lawn care extraordinaire pest sign from the front yard. The lawn has some brown spots down by the street on each side of the driveway. Client is addressing. Hot tub water was clean & control panel light was on. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
7/27/26: All of the weeds and grass that were in the landscape beds appear to been removed and or sprayed recently. The lawn has some slight browning throughout the entire yard. There are a few perishable food items inside the refrigerator. The plastic water main handle on the right side of the house is recommended to be replaced with a brass ball valve. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Mesh storm shutters on lanai are closed.
7/27/26: The AC thermostat was holding set temperature again after being corrected since the last service call. The lawn has some brown spots in several areas throughout the yard. All ceiling fans are off. Both pool cage screen doors are locked. All storm shutters are closed.
7/27/26: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it. Client is aware. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
7/27/26: There was a bucket sitting on top of a broken irrigation sprinkler head along the left side of the driveway when I arrived & the irrigation system has been turned off photos below. Some landscaping work has recently been conducted and a new patch of sod has been installed on the left side of the house photo below. Storm shutter on lanai is open. Will run the storm shutter on the lanai once per month & spray the tracks with lubricant for preventative maintenance. Deep freezer in utility room is off.
7/27/26: The lawn is looking better but still has a few small brown spots in several areas throughout the yard. Checked all large damp rid buckets throughout the residence. All damp rid buckets inside the residence are currently 75% full. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Client is addressing the animal digging holes in the landscaping beds. Used the water main handle on the left side of the garage.
7/27/26: The lawn is starting to look better but still has a few small brown spots in several areas throughout the yard. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
7/27/26: Excessive vines are growing on all the Landscape bushes, plants & pool cage screens. Ran the storm shutters for preventative maintenance. The lawn has some large brown spots in several areas throughout the entire yard. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
7/27/26: There is some excessive washout from rain water starting on the right side of the driveway & underneath it see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green forwarding slip in mailbox.
