Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,861 service calls we have performed 30,703 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/31/26: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent mildew & odors.7/31/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. Turning the Eco mode off on the AC thermostats is highly recommended. Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 50. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
7/31/26: There was a small package on the kitchen counter when I arrived see photo below. The lower element on the water heater is corroded and has started to slowly leak when water is running through the water heater. A heating element replacement or water heater replacement by a licensed plumber will be needed at this time. Client is addressing. I did not run any water through the water heater. Some of the pipe fittings on the top of the water heater have corrosion on them. Client will address. Checked all damp rid buckets throughout the residence. Damp rid buckets are 25% full. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
7/31/26: Replaced all damp rid bags throughout the residence with some of the new damp rid bags provided. The master bathroom toilet fill valve has quit working correctly and takes a lengthy time to fill the tank. I have tagged it as such. Client can address when they return. Checked some of the new damp red bags provided. Washing machine door is cracked open to prevent mildew and odors. All ceiling fans inside the residence are on.
7/31/26: All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
7/31/26: The lawn has some large brown spots throughout the entire yard. Client is addressing. The plate on the vehicle is expired. Did not run any water in the showers & poured water down the drains using the water jugs provided. Front load washing machine door open to prevent mildew and odors. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
7/31/26: Gulf Coast painting was prepping the exterior of the residence for painting when I arrived photos below. The lawn has some brown spots in several areas throughout the entire yard. Brought in seven pieces of mail photo below. Made sure to close the upstairs door to the stairs. Downstairs mini split read 75. Humidity and temperature readings were 54.8% & 75.3. Downstairs portable dehumidifier read 54. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
7/31/26: Weeds are starting to build up in the lanai pavers. The lawn has a few small brown spots in several areas throughout the yard. I was able to open the small garage overhead door using the outside keypad when I arrived but it would not allow me to close the door upon leaving. The keypad illuminated but would not operate the overhead door. I tried reprogramming the garage door opener but was unable to do so. I exited through the kitchen sliding glass door for now. Grabbed one of the hidden residence keys to enter the residence on the next service call. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. Green forwarding slip in mailbox. All storm shutters are on/closed. Made sure the garage overhead door was closed when leaving.
7/31/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered both thermostats to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. One of the Landscape lights by the front door was broken and laying on its side. Client is addressing. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels are on. Put the key back in the lockbox when leaving.
7/31/26: Replaced the battery in the chirping smoke detector outside the master bedroom entrance with a new 9V battery provided from inside the residence and made sure to test it after installing the new battery. Real estate sign in front yard. Watered the plant on the front porch. All ceiling fans are off. Irrigation system is in the run position. All storm shutters are open. Put the house key back in the green toolbox & left the water main on to the house when leaving.
7/31/26: Removed truly Nolan and spider free pool cage signs from the front yard. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Outdoor fridge is plugged in. Photo of the pool below. All storm shutters are closed. Green forwarding slip in mailbox.
7/31/26: Portable dehumidifier in kitchen read 52. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green forwarding slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
7/29/26: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/28/26: The AC thermostat was not holding set temperature and the AC system was not working when I arrived. I did not find any tripped breakers and I was unable to get the AC system to turn back on. The condensate drain line appears to be clogged and the system will need to be repaired at this time. Client is addressing. The strut holding the hood up on the car is broken. Client will address when they return. All ceiling fans are off. Checked all light timers. No mailbox.
7/28/26: Replaced the AC air filter with one of the new filters provided as it has been 90 days since it was last replaced. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/28/26: Brought in three pieces of mail with some sales flyers see photo below. Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
7/28/26: The electrical outlet on the garage ceiling is no longer working and is temporarily being bypassed with an extension cord. Client will address when they return. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
7/28/26: Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trashcan. Will be bringing all important mail to the post office for forwarding. Made sure the water heater and range were off Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. Attic vet fan was running. All storm shutter panels are off.
7/28/26: Road construction is still being conducted along the entire street. Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater & range were off. Furniture on front porch.
7/28/26: Charlotte County seawalls was leaving the property as I arrived. Replaced the batteries in the garage door digital keypad lock with some of the new batteries provided on the kitchen counter. Weeds are starting to build up in all the Landscape beds and Lanai pavers. The lawn has some browning throughout the yard. Wine chiller in kitchen was on and cold. Deep freezer in laundry room was on and cold. Mini fridge in master bedroom is off. Refrigerator and freezer on lanai were both on and cold. Order of AC thermostats are as follows #1-kitchen. #2-Hallway. #3- Master bedroom. #4-Guest house. Guest house thermostat #4 readings were 80/79. Handheld digital hydrometer readings were 79.7 & 65.9%. Large propane tank for generator read 65.
7/28/26: The pool pump filter canister screws securing it to the concrete are severely rusted. The lawn has some brown spots throughout the entire yard. Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off. Green forwarding slip in mailbox.
7/28/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The pool cage has spiderwebs starting to build up all along the top on the inside. Weeds are building up in the Landscape beds & deco drain on the lanai. Poured approximately several ounces of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
7/28/26: The AC thermostat was holding set temperature and the AC system appeared to be working correctly again since being repaired after the last service call. I raised the thermostat back to the original setting of 78. Irrigation timer is on. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on both side sides of the house. Green forwarding slip in mailbox.
7/28/26: Swept off the front porch. The small section of screen on the bottom of the screen door is torn from dry rot. I temporarily covered it with painters tape to keep bugs & dirt from getting into the front porch. Temporarily affixed no soliciting and no trespassing signs on the front of the house. The defective smoke detector in the guest bedroom hallway has been removed from the ceiling. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked. Green forwarding slip in mailbox.
7/28/26: The lawn has been mowed and all of the weeds in the Landscape beds appear to have been weed whacked recently. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. I ran the hose in the pool during the service call to help offset evaporation. Internet modem was on. Poured the vinegar & water solution down the ac condensate drain line per the instructions given for preventative maintenance. All ceiling fans are off. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Ran the outside shower. Both lanai screen doors are locked.
