Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,051 service calls we have performed 28,968 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/19/25: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.9/19/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
9/19/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
9/19/25: Portable dehumidifier in kitchen read 58. Checked light timer in living room. Lanai screen door is locked.
9/19/25: Excessive weeds are still growing on the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
9/19/25: Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
9/19/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
9/19/25: The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
9/19/25: Client advised there will be activity throughout the residence in between service calls. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
9/19/25: Watered the plant on a lanai and made sure to use the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
9/19/25: The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
9/19/25: Both the guest bathroom sink and toilet have both been repaired recently and are working correctly again. Excessive weeds are starting to grow on the lanai. All ceiling fans are off. All storm shutters are on/closed except for the windows on the right & back side of the house & the front door.
9/19/25: Monitoring the water damaged dining room ceiling closely. The ceiling has not changed in appearance & everything was currently dry. A section of the roof is temporarily tarped & a solar panel section is leaning on the left side of the residence. The plate on the Kia is expired. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
9/19/25: The smoke detector in the living room was chirping when I arrived. I replaced the battery with a new 9V battery provided in the kitchen and made sure to test it after installing the new battery. Excessive weeds are starting to build up in the driveway & walkway pavers. The plastic water main handle is recommended to be replaced with a brass ball valve handle. The plastic gutter downspout extension on the left side of the house is forming a hole in the yard from significant washout when it rains. Watered the bromeliad in the foyer. All ceiling fans are off. Lanai screen door is locked.
9/19/25: The garbage disposal is seized & I’m unable to free it. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
9/18/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
9/18/25: Brought the golf cart back over from the Schutts, checked and refilled the water level in all the batteries and covered the seats. Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
9/18/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
9/18/25: Air dryer was on. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
9/18/25: The upstairs humidity level was over the acceptable level of 60% when I arrived. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 60. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. Closed the storm shutter over the front door when leaving. All storm shutters are closed. All storm shutter switches are in the neutral position.
9/18/25: The automatic ac condensate drain line cleaner is 3/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
9/18/25: All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
9/18/25: Automatic ac condensate drain line cleaner attached to air handler is 1/2 full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
9/18/25: The humidity level was slightly over the acceptable level of 60% inside the residence again. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
9/18/25: Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
