Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,051 service calls we have performed 28,968 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/22/25: Window ac unit is off. Portable dehumidifier read 42. Ceiling fan is on.9/22/25: The left side garage overhead door was open when I arrived. I tried closing it with the switch but it would not respond. The garage door opener has power but I had to manually close it. All of the weeds that were growing throughout the property appeared to have been sprayed recently. A section of floor tile is buckling on the right side of the house along the walkway in front of the back living room window. Made sure both pool auto filler water valves were on. Some storm shutters are open & some are closed
9/22/25: The AC system was back on and appeared to be working correctly again since being repaired after the last service call. The new palm tree installed in the front yard appeared to be alive & healthy. There is an animal still digging a hole in the landscaping on the left side of the house just past the front door. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
9/22/25: Brought in one piece of mail with some sales flyers see photo below. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
9/22/25: All the vines have been removed from the pool cage screens and Landscape bushes since the last service call. Ran the storm shutters for preventative maintenance. The pool water level is approximately 6” below the bottom of the top skimmer port. The lawn has brown spots in the front yard. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
9/22/25: The lawn has been mowed since the last service call but weeds are still building up in the Landscape beds. Both AC air filters were dirty and needed to be replaced. I replaced them both with the new air filters provided and wrote the date of installation on them. Did not run any water through the master bathroom shower head per the client due to the shower head leaking. Client will address when they return. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green slip in mailbox.
9/22/25: The garage door opener is making an intermittent beeping sound every couple of minutes due to a low back up battery. Client will address when they return. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
9/22/25: Weeds are starting to build up in the driveway & landscape beds. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 47. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
9/22/25: Brought in two pieces of mail with some sales flyers see photo below. The tv & microwave light were both on when I arrived & I turned them off before leaving. The lawn has a brown spot in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 48. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
9/22/25: The AC air filter was dirty and needed to be replaced. I replaced it with one of the new filters provided and wrote the date of installation on it. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
9/19/25: All ceiling fans are off. Some of the storm shutters around the residence have not been installed yet
9/19/25: The AC thermostat was not holding set temperature when I arrived and the AC system was not working. I did not find any tripped breakers and was unable to get it to turn on. The AC system will need to be repaired at this time. Did not see any dead spiders on the floors. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Checked all light timers. Both lanai screen doors are locked. Water softener salt container half full.
9/19/25: All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All storm shutters are closed & panels are on.
9/19/25: Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
9/19/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
9/19/25: Unplugged the mini fridge and propped open the door.
9/19/25: All ceiling fans are off. Lanai screen door is locked.
9/19/25: Checked all small damp rid buckets. All ceiling fans are off.
9/19/25: The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
9/19/25: Both large damp rid buckets are full and replacements will be needed for the car. All ceiling fans are off. Storage room on breezeway is locked.
9/19/25: All ceiling fans are off.
9/19/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
9/19/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was on in unit #201.
