Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,871 service calls we have performed 19,156 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/21/22: Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
6/21/22: Remodel progress photos below. The construction workers were present & had the water main on when I arrived to use water for construction. Was unable to run water in the kitchen.
6/21/22: The humidity was much better this service call so the settings we made worked. There was mail but none appeared to be important. Several pieces address to what appears to be the old resident. The garbage disposal is frozen as reported previously. The master bath shower head only dribbles water, as previously reported.
6/21/22: Remodel progress photos below. The ac air filter is extremely dirty & will need to be replaced when construction is complete. The entire inside of the residence has been gutted for remodel. The pool pump filter canister is still leaking from a pipe on the side of it. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/21/22: The lawn needs to be mowed photo below. The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. Weeds & grass are growing in all the landscape beds. All storm shutter panels are up. Activated the alarm & locked the front door when leaving.
6/21/22: Left side sink in master bathroom has brushes and hair dryer in it and I took them out it found there’s no water turned down to that sink so I just left it as it was found. Found a dead gecko in the living room, discarded. Retrieved the lock box from the front door.
6/21/22: Brought in one piece of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
6/21/22: No changes to note. Stucco of house is ok.
6/21/22: Watered 11 plants in total, 1 in the shower and 10 behind the hurricane shutter.
6/21/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
6/21/22: Left the water main on when leaving per the client.
6/21/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning of the back lawn, reported previously, but it seems to be a little better.
6/21/22: Some work has begun out back, photo below.
6/21/22: Weeds are starting to grow in the landscape beds see photos below. The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/21/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water. Circuit breaker 23 tripped I reset it.
6/21/22: The weeds growing in all the landscape beds appear to have been sprayed since the last service call. Ran all faucets & showers on the hot side to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
6/21/22: Poured an ounce or two of bleach in each toilet.
6/21/22: A section of pool cage screen has came loose on the right side from dry rotted screen spline. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
6/21/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. No mail in the mailbox this will be the last time I check the mail without an additional request. Some new digging in the yard and a freshly dug armadillo hole under a bush near the outside condensing unit, photos below. I found a 1/4 bottle of ammonia in your utility cabinets and poured it directly into the hole. I also poured a half bottle of white vinegar directly in the hole and then covered it with debris to see if it is used over the next week. I ran the dishwasher and raised then lowered the hurricane shutters.
6/21/22: The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
6/21/22: I walked the house twice to make sure no water was running because the water main is to remain on.
6/21/22: The pool water level was slightly low when I arrived. I ran water from the hose in it during the entire service call to help bring the water level up. The pool pump is leaking from a pipe on the bottom left side when running see photos below. Will send a video of the leak to the client via text. Weeds & grass are starting to grow in all the landscape beds. Did not find any pool service slips. Ran the outside shower per the client. Both pool cage doors are locked.
6/21/22: Checked all light timers. Watered both plants with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client. There appears to be soffit & facia damage in several locations around the outside of the residence. Put the keys back in the lockbox when leaving.
6/21/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks.
6/21/22: The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
