Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,871 service calls we have performed 19,156 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/23/22: Quite a few weeds growing on the lanai6/23/22: The storm shutter over the dining room windows will not close all the way & is staying partially cracked open see photo below. Wine cooler in guest bedroom closet read 59/46. All storm shutters are closed. Closed the storm shutter on the lanai when leaving.
6/23/22: Poured vinegar down the HVAC condensation evac tube. Poured an ounce of bleach in each toilet.
6/23/22: Damp rid bag in the master bedroom closet was full. I replaced it with a new damp rid bag provided in the closet. Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Monitoring all previous water stains on the ceilings closely.
6/23/22: Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled.
6/23/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The storm shutters on the lanai are closed.
6/23/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/23/22: The back guest bathroom toilet is tagged for a broken handle.
6/22/22: The dome lights inside the convertible in the garage were on. The doors were closed so they were on because a door was ajar, so I had to manually shut them off, they were very hot.
6/22/22: There was a FedEx letter at the front door, I brought it inside and placed it on the kitchen island (photo below).
6/22/22: I poured vinegar down the HVAC condensation evac tube chased by water.
6/22/22: I walked the house twice to ensure no water was running in sinks, showers, tubs and toilets before departing. There is a fresh armadillo hole out in the front yard dug underneath one of rocks, reported previously. I filled this hole in today to see if it’s being used if it is dug out next service. Mail did not appear to be important.
6/22/22: Photo of the lake below. Landscapers not taking tree clippings with them, photo below.
6/22/22: The bushes around the pool cage need trimmed. Some digging in the yard from what appears to be an armadillo. Some pool tile damage, reported previously. I I pulled all the weeds on the lanai.
6/22/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower. Mail had two sales fliers, no value to forward.
6/22/22: Pool timer box door is broken, reported previously. The bushes need trimmed, photo below. The lawn needs mowing however it’s not excessively long. Photos below of the mail brought inside today.
6/22/22: Watered the 1 interior plant. Watered all the plants on the exterior lanai area (4). Started the car and let it idle during the time I was there. Photo below of important mail. Dead bugs in the fridge plus several live ones too.
6/22/22: Mid dinners have built several vaccines in the front door area, the pest control company should scrap these off when providing service. There is digging in several spots around the house and landscaping, looks or appears to be an armadillo. There is a tiny armadillo hole in the back corner off the lanai I covered it in to see if it’s active on my next service call. Photos of this below.
6/22/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The lanai in one corner has many weeds growing thru the cracks of the lanai, previously reported.
6/22/22: No issues with the spot in the garage that was leaking from the roof. Pulled several weeds on the lanai.
6/22/22: Removed a problem solved pest sign dated 6/17 from the front yard. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/21/22: The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
6/21/22: Poured vinegar down the HVAC condensation evac tube. Poured bleach in each toilet. Did not water the plant in the kitchen as water is still sitting in it, photo below. The upstairs utility room sink is leaking where it threads into the strainer, photo below.
6/21/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
6/21/22: Weeds growing on the lanai, pulled them all. The pool appears to need some additional attention. There’s quite a bit of debris floating on top which is expected when the skimmer is shut off. However there is algae growing in the one corner of the step step, photo below. As well the one side opposite the steps at that and has some real grandma that is about 3 feet long and from the waters edge to the the copping, see photo.
