Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,126 service calls we have performed 12,545 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/21/21: The battery maintainer & air dryer have been reconnected in the vehicle. The battery maintainer light in the vehicle was flashing red, the maintainer indicates that flashing red is not charging the battery see photo below. Not sure if there is something wrong or not. The water main was on when I arrived. Found the ac thermostat changed to 71? All the storm shutters on the back lanai have been opened. Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
1/21/21: The portable dehumidifier in the garage storage room has quit working & is unplugged. There is a hairline crack on the dining room ceiling & on the living room ceiling by the ceiling fan.
1/21/21: There were several live ghost ants on the kitchen counters when I arrived. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.
1/21/21: There is a section of screen spline on the lanai starting to come out, it appears that all the spline on the lanai is dry rotted & have hardened making them hard to stay in place see photos below. All the water supply valves for the sinks & toilets throughout the residence have excessive corrosion on them see photos below. The humidity level was below 60% inside the residence but I lowered the ac thermostat to 65 to circulate air per the client. Checked all damp rid buckets.

1/19/21: Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
1/19/21: The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
1/19/21: There is an old board on the dock that is bowed & starting to come up see photo below. The plant in the living room appears to be strong & healthy see photo below. Brought in 1 piece of mail with a stack of sales flyers see photo below. Swept cobwebs webs off the front of the overhead garage door. Wine chiller in kitchen was on & read 52. Watered the plant in the living room.
1/19/21: The side entry garage door has rotting on the bottom of the door frame. The pool cage & screens have green pollen starting to build up on them & may need to be pressure washed soon. The front door needs new weather stripping.
1/19/21: The water heater in the guest bedroom closet has excessive corrosion on the water supply valve handle see photo below. Weeds & grass are growing in the landscape beds see photo below. The palm trees on the front of the house may need to be trimmed soon see photos below. Brought in 4 pool service cards dated 12/24-1/13.
1/19/21: Brought all important mail to the post office for forwarding. Photo of receipt with tracking number below.
1/19/21: Did not receive a call from Ed with pest control, I arrived at 9:45am & there was a Charlotte exterminators card on the front door. I tried calling Ed & left him a voicemail. Will arrange to meet him when he calls me back. Turned all water on inside first, let it run during the entire service call & flushed the toilet several times per client. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
1/19/21: The ac air filter still appears to be clean see photo below. Could not find any replacements inside the residence, will bring a new filter when needed size 18x18x1. Photos of the pool heater & orange tree below. Brought in 2 pool service cards dated 1/6 & 1/13. Both pool cage doors are locked.
1/19/21: There are hairline cracks in the dining room ceiling above the table & the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
1/19/21: The microwave light over the range was on when I arrived. Made sure the water heater, range & ice maker were off. A night light by the kitchen entrance was left on see photo below. All ceiling fans are on. The hot tub outside was running. Checked tire pressures on the vehicle & inflated them all to 32psi using my cordless inflator see photo below.
1/19/21: Removed the broken exterior light on the back of the house and installed a new matching light with light sensor. I made sure to test the light after installing it see photos below.
1/18/21: Exterior, something other than a tortoise is taking over tortoise burrow but not sure what? Pool clean and water level good, interior clean and humidity good. Mold developing on the gasket of the fridge in the garage, photo below.
1/18/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
1/18/21: Exterior good, pool clean and water level 1/2 skimmer port, watered 12 plants on pool deck. Mail photos below
1/18/21: The garage overhead door needs new weather stripping on the bottom see photos below. Made sure the water heater, range & ice maker were off. Found the master bedroom front window unlocked. Checked all light timers.
1/18/21: Exterior, some activity around animal burrow in back, put more hot pepper, interior clean and humidity acceptable, poured bleach into toilets and watered trees
1/18/21: Exterior good, front door lock battery appears dead, went through garage, interior clean and humidity good, pool area water clean and water level 1/2 skimmer port, watered 10 plants, poured vinegar down HVAC tube and chased with water
1/18/21: The tires on the vehicle appeared to be getting a little low. I checked the tire pressures & inflated them all to 32psi using my cordless inflator see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The tag is expired on the vehicle. There are some brown stains on the wall next to the master bedroom windows. Visual check of the boat, trailer & vehicle.
1/18/21: An animal has dug another hole underneath the lattice skirt on the right side of the mobile home see photo below. The mobile home registration sticker on the front of the mobile home is expired. Photos of the boat & motor below. Checked all damp rid buckets.
