Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 26,912 service calls we have performed 12,545 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/18/20: Photo of the repaired hose spigot on the right side of the house below. Brought in1 pool service slip dated 12/15, a note from the pool company & a card in an envelope see photos below. Photos below of new blinds in the laundry room & master bathroom. Photos of front lawn for your observation below.
12/18/20: Photo of driveway repair progress below. There are survey marks in the lawn possibly for irrigation see photos below. The weeds have been removed from the pool pavers & it appears to be pressure washed photo below. Brought in a stack of sales flyers. Turned on the water heater & appliance breakers. Photo below of grout repair in guest bathroom. Checked the pool bathroom. Left the water main on & removed the key from the lockbox when leaving per client.
12/18/20: The pool cage & screens have green pollen starting to build up on them & may need to be pressure washed soon photos below. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. Brought in 2 pool service slips dated 12/8 & 12/15. There is a section of dead grass by the mailbox from the yard debris pile.
12/17/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 75 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both the rear tires on the boat trailer appeared to be getting low & the right rear tire is dry rotted. I put some air back into them with my cordless inflator see photo below. Checked all damp rids, will need more damp rid bags by next service call.
12/17/20: Emptied & turned off the ice maker. Turned off the range & water heater breakers. Found the living room & master bedroom left side sliding glass doors unlocked. Watered the orchid by the kitchen window. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the downstairs dehumidistat to 55% & the thermostat to 74 & the upstairs dehumidistat to 55% & the thermostat to 73 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned the water main off when leaving.
12/17/20: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the downstairs thermostat to 71 & the upstairs thermostat to 68 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The upstairs guest bedroom round window has been tagged for leaking. Plants on the lanai appear to be healthy. Locked the door handle only when leaving per client.
12/17/20: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day in the winter. I lowered both thermostats to 70 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 75.5 & 43.2%.

Checked the water pan in the ac return vent which had very little water in it.
12/17/20: There was a Grand aire services hvac maintenance report dated 12/14 on the counter when I arrived see photo below. Ran water through fridge door. Drained water from system after water was turned off.
12/17/20: The packages were placed inside the residence when I arrived, will replace the air filter on the next service call photo below.
12/17/20: There was a photo with a note on the back of it in the mailbox see photos below. Removed an undated Ranson pest control sign from the front yard. The palms on the front of the house are touching the roof & soffits & may need to be trimmed soon see photo below. The hibiscus flowers on the right side of the house may need to be trimmed soon see photo below. The pool cage & patio may need to be pressure washed soon see photos below. Brought in a 1 gallon container of vinegar for hvac condensate drain line preventative maintenance photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 73 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Some of the date palms on the front of the house appear to have a disease called (frizzle top) & may need to be treated. Watered the two plants on the front porch per client. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving.

12/17/20: No charge drive by turned the pool light off.
12/16/20: The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such. There is a hole in the exterior stucco on the left side of the guest bedroom window.
12/16/20: Exterior good, pool clean and water level good, watered plants in pool area, interior clean and humidity good, no new leaks, picture below
12/16/20: The pool pump appears to be leaking from the top see photos below. Brought in 9 pieces of mail with a stack of sales flyers & left them on the kitchen counter per client see photo below. Both master bathroom sinks have been tagged for leaking & the toilet runs.

12/16/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
12/16/20: Watered the three plants in the living room by the sliding glass doors per client. While I was there I could hear the pool gurgling from inside the house, the pool water level was low about 1/4” above the skimmer port. I ran the hose in it while trying to reach the clients, howards pool world arrived across the street at the neighbors & I advised the employee of the situation. He said he would be over next & would make sure the pool had enough water. He stated that he would make sure to turn the water main off when finished.
12/16/20: Did not turn on the master bathroom shower per client.
12/16/20: Could not get the outside garage lights to come on. I did not find any switches off, tripped breakers or gfi outlets anywhere throughout the residence. I covered the light sensors on the lights & waited but they never came on. Photos of weeds & grass in the landscape beds below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the ac thermostat to 73 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/16/20: The trickle charger attached to the vehicle in the garage was blinking green when I arrived, I unplugged it & plugged it back in to reset it per the client but it continued to blink green. The green blinking light indicates that the battery is being charged per the trickle charger see photo below. Photo below of permit placed on pool heater. Brought in a stack of sales flyers. 12/16/20: There is a section of soffits pushed in several feet long on the left side of the house in between the guest bathroom & guest bedroom windows see photo below. The pool bathroom toilet was running when I arrived, I found the plastic shut off float inside the tank was broken & it would not stop running see photo below. I could not find the water valve for the toilet to shut it off directly so I had to rig the broken float onto the fill valve to keep it from running. I shut the water off to the whole house & tagged the toilet as such. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 72 to mitigate the high humidity level. Brought in 1 piece of mail see photo below. The well pump breakers were off & the water main valves were on when I arrived, I turned the breakers back off & left the water main valves on when leaving.
