Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,369 service calls we have performed 28,296 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/29/25: All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.7/29/25: Removed the spare set of house keys to be forwarded to the client. Both garbage cans are underneath the carport. Made sure the water heater, range & ice maker were off. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
7/29/25: Monitoring the old water stains above the garage overhead door closely.
7/29/25: The ac system was on & appeared to be working correctly again since being repaired recently. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
7/28/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
7/28/25: There is a perishable item inside the refrigerator. Checked water level in endless pool & ran the bilge pump during the service call as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
7/28/25: The pool water level was low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. A water timer is recommended for the water spigot by the pool to help keep the water level correct. Weeds are starting to build up in all the Landscape beds. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/28/25: The rubber hose connected to the pool pump chlorinator has a hole in it & is leaking while the pool pump is running. Client will address. Brought in one piece of mail with a stack of sales flyers. Rebooted the Internet router but there does not appear to be an Internet signal coming into the residence at this time. Client will address. I did not see any more dead bugs on the floor. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
7/28/25: Replaced the battery in the master bedroom security system door sensor. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
7/28/25: Excessive weeds are building up in the landscape beds & pool pavers. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
7/28/25: Weeds are starting to grow in the pool pavers. Monitoring the damaged area of sod in the backyard. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.4 degrees & 54.5% humidity. Master bath hall temps were 80.0 degrees & 55.0% humidity.
7/28/25: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 82 for now to save energy. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
7/28/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Lanai screen door is locked.
7/28/25: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Lamp in living room is on.
7/28/25: The neighbors car was in the driveway when I arrived. The neighbor advised he received permission to park in the driveway. Weeds are starting to build up in all the landscape beds. Hot tub water was clean & control panel light was on. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
7/28/25: The pool company arrived to service the pool while I was at the residence. Weeds are starting to build up in all the landscape beds see photos below. The mini fridge in the garage is off due to it no longer working. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
7/28/25: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
7/28/25: The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
7/28/25: Made sure the water heater, range & ice maker were off. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on.
7/28/25: I unplugged the living room tv. There are some hairline cracks in the stucco underneath the kitchen sink window. The irrigation control timer on the left side of the garage is locked & I’m unable to access it. I left the water main on when leaving for the lawn irrigation system. Client advised the perishable items inside the refrigerator are ok to leave for now. Sections of flooring are starting to lift up in several locations throughout the inside of the residence. All ceiling fans are off. Lanai door is locked.
7/28/25: Put the no rust concentrate & bleach in the container on the left side of the house per the instructions given. All of the work being performed inside the residence appears to have been completed since the last service call. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
7/28/25: All of the landscaping has been trimmed & the weeds have been sprayed recently. There is a notification on the ac thermostat concerning the UV lamp. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
7/28/25: Window ac unit is off. Portable dehumidifier read 40. Ceiling fan is on.
7/28/25: A temporary ac condenser has been installed on the left side of the house. A section of floor tile is buckling on the right side of the house along the walkway in front of the back living room window. Made sure both pool auto filler water valves were on. Some storm shutters are open & some are closed
7/28/25: Excessive weeds are starting to build up in all the landscape beds & lanai pavers see photos below. The ac system was back on & appeared to be working correctly again since being repaired after the last service call. Will continue to monitor closely. The new palm tree installed in the front yard appeared to be alive & healthy. There is an animal digging a hole in the landscaping on the left side of the house just past the front door. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
