Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,363 service calls we have performed 28,296 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/31/25: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. My keys provided will no longer work in the deadbolt on the front door. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was off in #603.
7/31/25: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors. Parking garage door is room door is locked.
7/31/25: There was a package laying in the foyer when I arrived see photo below. The humidity level was below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
7/30/25: Contractor access. Met with ac technician Ryan from total comfort cooling & heating & let him into the residence for ac repair. Ryan stated that the condensate drain line was clogged again from rust coming off the coils & the safety float switch being positioned incorrectly. Ryan cleaned everything out thoroughly again. Ryan reconfigured the safety float switch & pipe & stated the angle it was positioned at was causing it to incorrectly hold too much water shutting the ac system off unnecessarily. I stayed with Ryan until he was finished, made sure the ac system was working correctly & everything was locked up when leaving. 7:30am-10:30am
7/29/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/29/25: Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked. Green slip is in mailbox.
7/29/25: The plate on the car is expired. Client will address. All ceiling fans are off. Checked all light timers. No mailbox.
7/29/25: Half the storm shutters around the residence are open. Made sure the garage overhead door was closed when leaving.
7/29/25: Put a lock box on the front door with a key to the residence inside for wind mitigation inspection when leaving. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
7/29/25: The humidity level was below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client will address. Mini fridge on lanai is off.
7/29/25: Excessive weeds are growing in the front landscape beds. The deco drain on the lanai has excessive weeds growing out of it & needs to be cleaned out. The lanai needs to be pressure washed soon. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
7/29/25: Weeds are starting to build up in the pool pavers. The pool pump filter canister leaks while the pool pump is running. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
7/29/25: Brought in a three pack of new pleated ac air filters photo below. I replaced the dirty air filter with one of the new filters & wrote the date of installation on it. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
7/29/25: Both master bathroom sinks still leak from underneath when water is being ran through them. I have tagged them as such. All ceiling fans are off. Lanai screen door is unlocked. Mailbox lid is taped closed. Boat & trailer are being stored on vacant lot down the street.
7/29/25: The lawn needs to be mowed & excessive weeds are growing in the landscape beds. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
7/29/25: The pool waterfall area was empty & the pool appeared to be low on water when I arrived. The plate on the motorcycle expires soon. The lawn still has some slight browning throughout the entire yard but appears to be getting better. One of the travertine tiles by the pool & multiple tiles outside the lanai screen door appear to be sinking. There appears to be a broken irrigation line or something causing washout underneath the tiles. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
7/29/25: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with one of the water jugs provided. Put the keys back in the lockbox when leaving.
7/29/25: Renovation progress photos below. All renovations appear to be completed except for mirrors missing from the walls in the bathrooms. There is a pile of renovation debris in front of the house. The guest bathroom toilet fill valve had quit working correctly. I have tagged the toilet as such. One of the old water shut off valves behind the utility sink in the garage is still slowly leaking onto the floor underneath the utility sink. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
7/29/25: A section of ceiling panel has fallen on the lanai. Excessive weeds are building up in the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
7/29/25: All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
7/29/25: Removed the spare set of house keys to be forwarded to the client. Both garbage cans are underneath the carport. Made sure the water heater, range & ice maker were off. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
7/29/25: Monitoring the old water stains above the garage overhead door closely.
7/29/25: The ac system was on & appeared to be working correctly again since being repaired recently. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
7/28/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
7/28/25: There is a perishable item inside the refrigerator. Checked water level in endless pool & ran the bilge pump during the service call as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
