Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,122 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/1/22: All storm shutters are closed. Watered all the plants on the walkway.
9/1/22: Oil change indicator was on in the vehicle.
9/1/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
9/1/22: A large stack of assorted mail has been placed on the kitchen counter see photo below. Water was on at 2004.
9/1/22: The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
9/1/22: Did not run any water per the client.
9/1/22: Checked the water pan in the ac return vent.
9/1/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Drained water from system after water was turned off.
9/1/22: The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator do not appear to have been replaced yet see photo below. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom photo below. Photo of the master bathroom left side vanity light below. Mini fridge in the dining room was on & cold. Storm shutters on lanai are closed.
9/1/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
9/1/22: Checked damp rid bucket in master bedroom closet. Currently 75% full.
9/1/22: Was able to open the front door with a new key provided by the office. There were no vehicles or watercraft in the parking space. Checked all damp rid buckets. Storm shutters on lanai are closed.
9/1/22: Client advised they will handle the extension cord situation & the corroded water heater pipe when they return. Checked all damp rid buckets. Watered the plant on the lanai using the teapot.
9/1/22: Brought in a new 50’ extension cord for the air dryer in the car & ran it parallel with the other extension cord to comply with the new fire code see photos below. Photos of the new ac equipment below. The new ac was on & appeared to be working correctly. I attached the permit card for the code inspector on the front door before leaving photo below. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the back storm shutters are closed.
9/1/22: Both ac thermostats had a low battery warning on the screen when I arrived see photos below. I replaced all the batteries with four new AA batteries. Golf cart batteries need some distilled water. The upstairs custom size washable ac air filters need to be washed or replaced. Watered the orchid on the front porch. All storm shutters are closed. Closed the storm shutter over the front door when leaving.
9/1/22: Both damp rid buckets in the vehicles are full. The extension cord going to the Saab has been disconnected by the fire marshal. New fire codes regarding the extension codes have been implemented. The storm shutter over the dining room windows will not close all the way & is staying partially cracked open. Wine cooler in guest bedroom closet read 59/46. All storm shutters are closed. Closed the storm shutter on the lanai when leaving.
9/1/22: Checked the damp rid bag in the master bedroom closet. Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Monitoring all previous water stains on the ceilings closely.
9/1/22: Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled.
9/1/22: The storm shutters on the lanai are closed.
9/1/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/1/22: The power was off to everything inside the garage when I arrived. I found that the gfi outlet underneath the breaker panel was tripped and reset it restoring power to everything inside the garage. The mini fridge was still semi cold inside but the meat & drink mixes were thawed. Will contact the client & advise them of the situation. Turned off the air compressor in the garage attic. The ac system was on & appeared to be working correctly. Both pool cage screen doors are locked. All storm shutters are closed.
9/1/22: The lawn was being mowed when I arrived. Weeds & vines are starting to grow in the landscape beds. The back guest bathroom toilet is tagged for a broken handle.
8/31/22: Photo below of work done outback. Water main valve was on upon arrival off upon departure.
8/31/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
8/31/22: I poured a few ounces of bleach in each.
