Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,122 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/6/22: Weeds are starting to grow in the pool pavers see photos below. All storm shutters are open. Visual check of the boat photo below.9/6/22: Removed a Problem solved pest sign dated 8/25 from the front yard. All of the weeds appear to have been sprayed since the last service call. The pool pump filter canister lid was leaking again. There is a brown spot in the front lawn by the landscape bed along the landscape curbing. The hole in the lawn underneath the sod along the seawall by the north stairs appears to be getting larger. Checked all damp rid bags. All damp rid bags were full & had to be replaced. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
9/6/22: I poured vinegar down the HVAC condensate tube then chased with water.
9/6/22: Brought in one piece of mail with a stack of sales flyers see photo below. The tile roof may need to be pressure washed soon. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
9/6/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. I crossed out the address on the letter received last week per instructions from client and mailed it.
9/6/22: The trim is starting to rot on the bottom of each side of the garage rear entry door see photos below. There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
9/6/22: The plastic chlorinator hose on the pool pump equipment has a pin hole leak & is spraying water see photos below. Will contact the client & advise them of the situation. The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
9/6/22: A few pieces of mail, one looked important, photo below.
9/6/22: The avocado & starfruit tree on the left side of the house are producing an excessive amount of fruit which is falling on the ground & fermenting. There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the back & left side of the house. Visual check of the boat photo below.
9/6/22: The water stain on the living room has changed in appearance since the last service call. Will continue to monitor closely. There is some browning in the lawn in several locations throughout the entire yard. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked ropes on the boat photo below. Left the alarm system off & turned the water main off when leaving.
9/6/22: A new water heater has been installed. Client will handle the permit when they return. Portable dehumidifier in kitchen read 55. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
9/6/22: The dehumidifier displayed 52.
9/6/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bugs are cominback in the living room, photo below.
9/6/22: I watered 2 plants on the lanai as indicated by the moisture meter.
9/6/22: Pool pump draws from the bottom drain per client, but want to keep you informed of the level. Right at the bottom of the skimmer port. Ants did not come back for the window sill in the utility room. Brought Steve Batten inside to repair the Guest bath toilet.
9/3/22: Met with Mike from Heathy ac & let him into the residence for ac repair. I stayed with Mike until he was finished & confirmed the ac was working correctly again. Mike stated that the condensate drain line was clogged & he unclogged it restoring power to the ac. I made sure everything was locked up before leaving. 9:30am-10:30am.
9/2/22: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. There was a Hughes Exterminators card dated 8/22 on the kitchen counter photo below. Checked all damp rids. Made sure to turn off both water mains when leaving.
9/2/22: Pool has a great deal of debris on the bottom, more than likely from the very hard storms this afternoon. The front bedroom that’s behind the garage is still having a bug issue, see photo below. I did find one live bug.
9/2/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. Mini-split reading EC, I don’t think it is working based on the hygrometer readings. Trap still on the right side of the home is behind the bushes.
9/2/22: Some of the water supply valves for the sinks & toilets throughout the residence have corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/2/22: Poured vinegar down the HVAC condensate tube.
9/2/22: I found a couple of dozen dead tiny flying bugs on the floor of the master bathroom. I did see and found all sink and tub stoppers down. I also did the same keeping them down when I left. I did not see any leak whatsoever around the guest bathroom toilet. Artwork fell over in utility room.
9/2/22: There was water dripping from the kitchen ceiling above the dishwasher & pantry when I arrived see photos below. Will contact the client & advise them of the situation. Waited for bob to arrive & inspect the unit above to try & find the source of the leak. It was discovered that one of the fire sprinklers in unit#229 above was leaking. The fire department has been dispatched to turn off the fire sprinklers to the entire building to stop the leak. I put towels down & buckets underneath the leaks to catch the water for now. Bob will be staying to maintain the situation until the fire sprinklers have been turned off. The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
9/2/22: The kitchen lights were on upon entry.
9/2/22: Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. Poured an ounce of bleach in each toilet. I move the humidistat back to 55 based on the interior humidity level.
