Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

12/17/22: Photos of the roof below. The broken tile on one of the caps on the back of the roof in the original photo has been replaced but there are still several tiles that appear to be broken or lifted in several locations on the back & side of the residence. Original photo included last. One of the tiles compromised is located seven rows above the master bedroom windows. Not sure if the roof is compromised by this but there was water intrusion inside the residence during the hurricane.
12/16/22: The tires on the mini van were starting to get low. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator photo below. The inside of the residence smelled musty when I arrived. The humidity level was still over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Garbage disposal is seized. Water stains & damage on the kitchen & dining room ceilings. Monitoring previous water intrusion through master bedroom window. Carpet was still dry underneath window.
12/16/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the previous water intrusion through the master bedroom window. Carpet was still dry underneath the window.
12/16/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen is off & client is aware that it is not working. Checked the light timer in the living room.
12/16/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The fill valve in the guest bathroom toilet appears to not be working correctly anymore. It will not turn off, fills the tank very slowly & no water is going through the hose to the bowl. I shut the valve off & tagged it as such. Monitoring all previous water stains on the ceilings closely.
12/16/22: Sprayed a large active hornets nest above the outside of the garage overhead door. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
12/16/22: Rebooted the internet modem when i arrived but there doesn’t appear to be any internet as the online light was not illuminated see photo below. Will contact the client & advise them of the situation. The humidity level was still over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I found the thermostat had been raised to 75 since the last service call. I lowered the thermostat back down to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Monitoring all ceilings closely. The faint water stain on the living room ceiling has not changed in appearance since the last service call. Monitoring the previous water intrusions underneath the guest bedroom windows closely. The carpet was dry underneath the windows. Checked all damp rid buckets. Left the door between the garage & home unlocked for the workers. The attic access is still open & the insulation machine with a long hose is still in the garage. Made sure light in garage wasn’t on when leaving. Removed the lockbox from the front door when leaving.

I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant on the lanai using the right side slider only. All previous water stains on ceilings have not changed in appearance. Will continue to monitor closely. The carpet was still dry underneath the previous water intrusion through the master bedroom window. Some lifted tiles on the back of the roof. Small water stain on guest bedroom ceiling. Small stain on master bathroom shower ceiling. Mark on wall next to window in living room. Mini fridge in dining room was on & cold.
12/16/22: The humidity level was still over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
12/15/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
12/15/22: Poured vinegar down the HVAC condensate line and chased with water as requested. That was the last of the vinegar in the gallon jug. The humidity inside is just a bit high but it’s not uncommon this time of year when the temperature is so low outside your system just doesn’t run frequently enough to pull the humidity when set at 78°.
12/15/22: The damaged garage overhead door has been removed since the last service call allowing the vehicle to be driven. The freezer portion of the refrigerator was working again when I arrived but the refrigerator section was warm. There was a service alert on the display panel see photo below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Damaged front porch screen has not been replaced yet. Checked all damp rids.
12/15/22: The humidity is a fairly high I think it’s a combination of facts as it’s very humid outside and you have your walls open which is making it possible for the humidity to get inside. To mitigate I turned the thermostat down to 73 and also I checked to make sure that your vents are blowing cold air they are.
12/15/22: Humidity is very high and I don’t understand why, you may want to consider getting an AC tech in to check it.

The inside of the residence has not changed in appearance since the last service call. Almost the entire inside of the residence is gutted from remediation. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. Sections of drywall have been cut out of the garage storage room. Put the key back in the lockbox when leaving.

12/15/22: When I opened the French doors about 3 black ants went scurrying, I killed them. I swept up the sawdust and various other bug issues around the condo.
12/15/22: Pool cage & screens damaged. Gutter downspout laying on ground front left corner of house. Shingles missing & lifted on roof. Ripples in the shingles on front of house.
12/15/22: I poured 4oz of ounces of vinegar down the HVAC condensate tube then changed with water. There were gnats in the drain of the garbage disposal so I found some bleach cleaner sprayed it in it real good then turned it on and ran water through it hopefully that will kill most of them. I couldn’t find a gallon of bleach which is what I really like to use but I use the next best thing that had bleach in it.
12/15/22: Humidity at the far point of the living room almost to the large windows 61.5% humidity and 72.8 temp. Your humidity inside the condo is still higher than I like to see it but the system is running and cooling and extracting humidity it’s not as high as it was last service call and it is extremely humid outside today so I believe we’re doing all we can at this point.
12/15/22: Was unable to access the residence today. The entire building was taped off for construction when I arrived & a crane was in front of the building see photos below.
12/15/22: Poured vinegar down the HVAC condensation evac tube and then chased with water. The humidity is slightly high, I like to see it under 60% however it’s a very humid day outside and the temperature has not even reached the setting of 78° of what you have for the interior. If I have this humidity level continues we may wanna think about moving the thermostat down to 76°.

Checked all damp rid buckets throughout the residence. Attic access cover is open in the lanai storage room. Some soffit damage on lanai from fallen tree. Turned off both water main handles when leaving.
12/15/22: Water stains on the kitchen, dining room, living room & lanai ceilings. Small sections of the roof are tarped. Palm tree in front yard is braced. There is still a tree down on the left side of the house along the wood line.
12/15/22: The humidity is a bit high but that’s not uncommon this time of day and this time of year when we have the thermostat set so high in this case 83° and the temperature outside is 77 and the temperature inside is 77°. The system just never runs and so humidity builds inside the house. We may consider moving that thermostat down for this time of year it should be somewhere around 76, 77 or 78°
