Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,176 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/20/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants as requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. The bush next to the front door I trimmed I order to be able to open the screen door.
9/20/22: Ran the storm shutters up & down for preventative maintenance.
9/20/22: The ac thermostat had a message on the display concerning the wi-fi signal.
9/20/22: The dehumidifier read 50 and ran during the service call. The lanai is wet from the rain today. The weeds are beginning to over take some areas of the landscaping.
9/20/22: Watered all plants.
9/20/22: Ran the storm shutters up & down for preventative maintenance. Had to open the garage with the garage door opener as the keypad will need to be reprogrammed. I put the garage door opener back inside the residence when finished. The fabric has started to fall from the underneath the middle barstool. The water meter next to the water heater has excessive corrosion on it. The garbage disposal is tagged for a broken button. Storm shutters are closed.
9/20/22: The exterior garage lights were on upon arrival, I turned them off. The main garage lights were on, I turned them off. Th hall light in the master bedroom was on, I turned it off.
9/20/22: Portable dehumidifier in kitchen read 48. Watered the plant in the kitchen & rotated it.
9/20/22: Pool has some debris on the top and bottom. The weeds are getting out of hand quickly around the hose, photos below. Photo of the end HVAC condensate tube below. When I start to see this slimy type of material coming from the end a plugged drain is not to far behind. I would suggest a service call by your HVAC company to clean the drain.
9/20/22: The mailbox has been hit by a car. Ran water in lanai sink. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. Irrigation timer is in the run position.
9/20/22: The pool pump appears to still be leaking slowly when running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 67.9% & 84.7. Made sure to leave the water main on for the pool auto filler when leaving.
9/20/22: Poured vinegar down the HVAC condensate tube chased by water. Tripped circuit breaker for Bedroom #1 (again) I did not reset.
9/20/22: Removed an undated pest sign from the front yard. Dock construction progress photo below. Ran water through the kitchen pot filler. Wine chiller in utility room read 55. Mini fridge on lanai was on & cold. Ran water in the sink on the lanai. Visual check of the jet ski’s. Storm shutters are closed.
9/20/22: Most of the storm shutters around the outside of the residence are open. Pool timer is set to run between 8am-12pm. Visual check of the boat photo below. Left the water main on when leaving.
9/20/22: I watered 3 plant on the lanai based on the moisture meter. I poured vinegar down the HVAC condensate tube then chased by water. The hot water side of your water system is beginning to smell like sulfur. This normally indicates that you’re anode bar in the water tank is beginning to fail. It Should be replaced. As a short term fix you could have someone like me to run the water for about an hour through the hot water side of the system to flush the tank of the smelling water prior to your arrival.
9/20/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds are starting to grow in the pool pavers. All storm shutters are open. Visual check of the boat photo below.
9/20/22: Poured vinegar down the HVAC condensate tube and then chased with water.
9/20/22: Client advised that the county is addressing the hole in the lawn along the seawall. Current photo of the hole below. The pool pump filter canister lid was leaking again. There is a brown spot in the front lawn by the landscape bed along the landscape curbing. Checked all damp rid bags. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
9/20/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. I brought the fly strips with me today, however I did not find any live flies inside your home. I swept up six or seven dead flies laying about the house and on each of the Hess glue traps I put out last week there were four dead flies on each. There were two pieces of mail today that I thought you might want to see photo below.
9/20/22: The tile roof may need to be pressure washed soon. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
9/20/22: Brought in one piece of mail see photo below. The trim is starting to rot on the bottom of each side of the garage rear entry door. There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
9/20/22: The pool pump was running & the plastic chlorinator hose was not leaking. The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
9/20/22: Couldn’t get mail. Looks like a flyer so not important. Two wasp nests inside the mailbox. I sprayed them but too many wasps that I didn’t get flying around the box. Last service call there was a small nest with just 2 wasps that I killed and removed. It was so minimal I didn’t mention it but this service call things were 3 times more a problem! All in just 2 weeks!
9/20/22: The humidity level has been over the unacceptable level of 60% inside the residence for more than one service call. I lowered the ac thermostat to 82 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust according. The water stain on the living room has changed in appearance since the last service call. Will continue to monitor closely. There is some browning in the lawn in several locations throughout the entire yard. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked ropes on the boat photo below. Left the alarm system off & turned the water main off when leaving.
9/20/22: The dehumidifier displayed 52. there is a smell of sulfur coming from the hot water heater side of your water system. This is generally an indication of a failing anode bar in your water heater that needs to be changed. A short term solution would be prior to your arrival having someone, myself or up someone else, run the water for about an hour through the hot water side of your system to flush that bad smelling water from the water heater completely. This should flush most of the bad smelling water from your system. If not when you come back expect to have some smelly water for the first day or so.
