Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,209 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/23/22: The smoke detector in the back guest bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
9/23/22: The bougainvillea bush & the landscaping have been trimmed since the last service call see photo below. The stains on the exterior wall have not changed in appearance. Will continue to monitor closely. Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock.
9/23/22: The lanai has standing water from rain. Checked all damp rid buckets. Made sure light in garage wasn’t on.
9/23/22: Watered the plant on the lanai using the right side slider only. Mini fridge in dining room was on & cold.
9/23/22: Gas water heater is currently in the off position. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
9/23/22: Removed an undated Hometeam pest sign from the grass near the walkway. Made sure the front door was completely closed & locked when leaving.
9/23/22: There is an animal digging a large hole on the front right side of the house by the water main. Checked all damp rid bags. All damp rid bags were full & had to be replaced with some of the damp rid bags provided on the kitchen counter.
9/23/22: The gfi outlet over the workbench in the garage is tripped & will not reset. Breaker #24 & #22 in the panel that’s labeled Whirlpool is tripped & it will also not reset. The garage rear entry door is rusting excessively along the bottom. The gutters to the left of the front door have weeds growing in them & may need to be cleaned out soon. Left everything on & put the key back in the lockbox when leaving.
9/22/22: Poured vinegar down the HVAC condensate line chased by water.
9/22/22: Brought 5 packages inside.
9/22/22: The tires on the suv were starting to get a little low. I inflated all the tires to 32psi using my cordless inflator. Checked all damp rids.
9/22/22: I found a dozen dead ants mainly through the tiled area toward the back of your home and that long hallway. I took a photo which is below to represent what they look like, see below. As you may be able to see they are daily long ants not your typical black ant.
9/22/22: The upstairs bathroom sink is tagged for a leaking trap when water is running. It can be repaired now or when the client returns. Closed the storm shutter over the front door when leaving.
9/22/22: The portable dehumidifier in the garage storage room was off & the bucket was full when I arrived from a clogged drain hose. I disconnected the drain hose & unclogged it with some bleach cleaner enabling the dehumidifier to turn back on. All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
9/22/22: Kitchen remodel progress photos below. Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 45. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on both lanais.
9/22/22: The tires on the car were starting to get low. I inflated all the tires to 32psi using my cordless inflator. There was a Fire & ice heating & air service slip dated 9/12 on the kitchen counter see photo below. The half bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Valve is off. I pour water into using a bucket to keep the trap from drying out.
9/22/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
9/22/22: The batteries in the thermostat were dead so I thought to replace them with the batteries from the remote in the living room. When I did thermostat indicated that those were weak as well. So I pulled them out and went to the bedroom and got those batteries in the thermostat indicated they were Strong. There was a puddle of water sitting in the middle of the hallway which I couldn’t understand where it came from I can’t see where it came from I don’t know where it came from. I did clean it up. I’m wondering if the roof may be leaking down one of those vents just above that area. Because of where it was at I couldn’t get a picture of the water video did better so I took a minute long video that I’ll send later when I have high-speed.
9/22/22: The tires on both vehicles were starting to get low. I inflated all the tires to 32psi using my cordless inflator photo below. Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
9/22/22: Water was on at 2004.
9/22/22: Humidity at the far point of the living room almost to the large windows 58.0% humidity and 82.5°
9/22/22: Checked the water pan in the ac return vent.
9/22/22: Poured vinegar down the HVAC condensation evac tube and then chased with water. Work out back?, Photo below.
9/22/22: The garbage disposal is seized and I’m unable to free it. I have tagged it as such.
9/22/22: Storm shutters on lanai are closed. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
