Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/3/23: Opened all accordion storm shutters per the client see photos below. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
2/2/23: Drive by. Brought in two packages & removed a Problem solved pest sign dated 2/1 from the front yard.
2/2/23: The small water stain on the master bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. Front porch screen door is damaged. All storm shutters on the lanai are closed.
2/2/23: Checked the water pan in the ac return vent.
2/2/23: The refrigerator is off & tagged for not working. The damaged garage overhead door has not been replaced yet. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
2/2/23: Power has been restored to the residence since the last service call. There has been some activity inside the residence since the last service call. The utility room closet light was on & the master bathroom spa tub motor was running dry. I turned off the light & spa tub motor. Someone also turned on several breakers in the breaker panel including the refrigerator & did not close the refrigerator doors so the refrigerator was running with the doors open when I arrived. The humidity level was well below 60% inside the residence. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
2/2/23: Drove the vehicle within the community. The tag expires on 3/24. The front door was unlocked when I arrived. The downstairs guest bathroom sink cold water supply valve has started to leak when turned on see photo below. I shut the valve off & tagged it as such. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There appears to still be an active water leak somewhere in the living room by the kitchen. There was still a damp water stain on the floor photo below. Drywall construction progress photos below. Was unable to enter the master bedroom or bathroom as all of the furniture is being temporarily stored in the bedroom blocking access. Damaged garage overhead door has not been replaced yet.
2/2/23: Checked all damp rid buckets. Screen torn on front porch. There appears to be some torn window screens as well.
2/2/23: There has been some activity inside the residence since the last service call. The furniture on the front porch has been brought inside & the plastic has been removed from the drywall repair by the front door see photos below. The humidity level was slightly over the acceptable level of 60% inside the residence. I found the ac thermostat had been raised to 73 since the last service call & lowered it to 72 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Front porch floor is lifted & the screen door is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
2/2/23: Removed a Hometeam pest sign dated 1/31 from the front yard. One of the decorative shutters on the right side of the front window by the front door is starting to detach from the wall. Faint water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely.
2/1/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running.
2/1/23: I started the car and let it idle during the service call. There is a note on the door regarding keys and a car in parking area out front (Florida plates). I called the client to ensure the condo was vacant.
2/1/23: Home under renovation from flood damage. The master bath toilet tank is leaking very slightly but it shouldn’t matter because the tank valve is turned off. Some weeds growing in the cracks of the pavers around the pool. Someone has been in your home because the numbers on the lockbox were 4495 and I always sent them to 5555 just for this reason. Also looks like a few things have been moved around. It was a mail but it was all flyers. No change in the pool pump sound as far as I’m concerned if you would like I have a video I can send you so you can hear for yourself just let me know.
2/1/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The right kitchen sink trap is leaking at the metal sink nut, photo below. Photo below of another freshly dug hole near the gas main. This brings the numbers to 3 barmit holes that I can see on the property. The 2 most recent appear to be armadillo holes.
2/1/23: The pool is lower than I prefer to see it, about an inch from the bottom of the skimmer port, however the pump is not running? I would maybe check with the pool company and see if they can divert the pool pump fill from the skimmer to the bottom drain that way there’s no need to worry about it running dry. I turn the thermostat on and set it at 74° because your humidity is fairly high and I want to be able to pull that down and keep it down. This time of year temperatures inside rarely get above the mid 70s sitting at 74° ensures that are run a few times during the day.
1/31/23: Brought in one piece of mail see photo below. Privacy fence in backyard has been taken down. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Small water stains on guest bathroom ceiling have not changed in appearance.
1/31/23: The humidity level was well under 60% inside the residence after making the last adjustment. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. The roof of the building is still tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
1/31/23: The garbage cans down by the street were still full & have not been collected yet. Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator see photo below. Master bedroom closet door is locked.
1/31/23: Brought in two pieces of mail see photo below. Left the mail at the residence for clients return. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
1/31/23: Brought in one piece of mail with a stack of sales flyers see photo below. There were some extra roofing materials in the driveway when i arrived see photo below. I put all of the materials inside the garage for now. There are still piles of sandbags from the tarp laying on the ground in several places around the house photo below. One of the master bedroom windows has a small hole in the top section of the window. Put the key back in the lockbox & turned the water main off to the house only when leaving.
1/31/23: Soffits damaged in several locations around the house. Monitoring all windows with previous water intrusion’s closely. One of the pool cage screens is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool.
1/31/23: Shed door is unlocked. The exterior electrical outlet on the right side of the garage is severely corroded and has fallen from the wall. It will require a new electrical outlet. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. Right side pool cage screen door is damaged.
1/31/23: Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all three plants with the water bottles provided. Put the keys back in the lockbox when leaving.
1/31/23: There was standing water on the kitchen countertop to the left of the front door & in the back guest bedroom with the breaker panel when I arrived see photos below. I removed everything from the countertop & placed a fan next to the countertop to help it dry. The tarp on the roof appears to have dry rotted in several locations causing water to enter the residence photos below. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. The county appears to be addressing the sinkhole caused by the damaged storm drain. The roof is damaged & tarped. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
1/31/23: The humidity level was back under 60% inside the residence after making the the last adjustment. Will continue to monitor closely & adjust accordingly. The damaged garage side entry door needs to be temporarily covered or replaced. The roof is tarped. Garage overhead door is damaged. Garage side entry door damaged. Sections of gutters & soffits damaged around the residence. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
