Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/31/23: Brought in one piece of mail see photo below. Privacy fence in backyard has been taken down. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Small water stains on guest bathroom ceiling have not changed in appearance.
1/31/23: The humidity level was well under 60% inside the residence after making the last adjustment. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. The roof of the building is still tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
1/31/23: The garbage cans down by the street were still full & have not been collected yet. Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator see photo below. Master bedroom closet door is locked.
1/31/23: Brought in two pieces of mail see photo below. Left the mail at the residence for clients return. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
1/31/23: Brought in one piece of mail with a stack of sales flyers see photo below. There were some extra roofing materials in the driveway when i arrived see photo below. I put all of the materials inside the garage for now. There are still piles of sandbags from the tarp laying on the ground in several places around the house photo below. One of the master bedroom windows has a small hole in the top section of the window. Put the key back in the lockbox & turned the water main off to the house only when leaving.
1/31/23: Soffits damaged in several locations around the house. Monitoring all windows with previous water intrusion’s closely. One of the pool cage screens is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool.
1/31/23: Shed door is unlocked. The exterior electrical outlet on the right side of the garage is severely corroded and has fallen from the wall. It will require a new electrical outlet. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. Right side pool cage screen door is damaged.
1/31/23: Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all three plants with the water bottles provided. Put the keys back in the lockbox when leaving.
1/31/23: There was standing water on the kitchen countertop to the left of the front door & in the back guest bedroom with the breaker panel when I arrived see photos below. I removed everything from the countertop & placed a fan next to the countertop to help it dry. The tarp on the roof appears to have dry rotted in several locations causing water to enter the residence photos below. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. The county appears to be addressing the sinkhole caused by the damaged storm drain. The roof is damaged & tarped. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
1/31/23: The humidity level was back under 60% inside the residence after making the the last adjustment. Will continue to monitor closely & adjust accordingly. The damaged garage side entry door needs to be temporarily covered or replaced. The roof is tarped. Garage overhead door is damaged. Garage side entry door damaged. Sections of gutters & soffits damaged around the residence. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
1/31/23: A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. The storm damaged roof shingles & siding on the right side of the house have not been replaced yet. Monitoring the water stain above the garage overhead door closely. Watered the new small plant on the right side of the house.
1/30/23: There was a painter inside the residence painting the master bedroom ceiling when I arrived see photo below. The popcorn has been removed from all the bedroom & garage ceilings since the last service call see photos below. The painter had the water main on when I arrived & I left it on for them when leaving. Attic soffit vent screens are damaged. The damaged light pole in the front yard has been replaced. Large step crack in concrete wall on back of house inside the lanai.
1/30/23: Brought in two pieces of mail see photo below. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged.
1/30/23: Brought in two pieces of mail see photo below. Started the car & let it idle during the service call. Checked the tires & inflated them to the manufacturer’s specifications on the drivers door using my cordless inflator photo below. Turned on the water heater, range, ice maker & left the water main on when leaving for clients return. The water stains on the kitchen, foyer & guest bedroom hallway ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch.
1/27/23: Drive by. Put the three packages inside the residence see photos below.
1/27/23: The guest bathroom toilet fill valve is tagged for not working correctly. Monitoring all previous water stains on the ceilings closely.
1/27/23: The neighbor stated that the lanai screen door will be repaired soon. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
1/26/23: The front door was unlocked when i arrived. Remediation progress photos below. New drywall has been installed throughout the residence since the last service call. The construction workers have temporarily turned the ac system off. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. Sections of drywall have been cut out of the garage storage room. Put the key back in the lockbox when leaving.
1/26/23: Checked the water pan in the ac return vent.
1/26/23: Removed an undated Hughes pest sign from the front yard. Made sure the water heater, oven & ice maker were off. Removed a perished avocado from the refrigerator photo below. Found the guest bathroom window unlocked & locked it. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Pool cage & screens damaged. Gutter downspout damaged on front left corner of house.
1/26/23: The humidity level was below 60% inside the residence with the dehumidification equipment running only. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. There was remediation equipment still running inside the residence. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
1/26/23: One of the decorative shutters on the right side of the front window by the front door is starting to detach from the wall see photo below. Faint water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely.
1/25/23: The master bathroom sink closest to the toilet has very little water flow. I found no pest or evidence of pest upstairs in the attic. The very same section of the child safety gate around the pool was not latched again, I latched it. Some weeds growing in the cracks of the pool pavers. I found several pieces of slate in the landscaping left of the front door, photo below.
1/25/23: I poured vinegar down the HVAC condensate tube then chased with water.
1/25/23: Drive by. Put the package inside the residence & the new fence has been repaired since the last service call see photos below. Made sure the front door was locked when leaving.
