Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,389 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/6/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the back yard, photo below.6/6/23: The pool water level was at the optimal level of half the top skimmer port. I ran the hose in the pool during the service call to help offset evaporation. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
6/6/23: Photos of the browning in your yard below. No tripped circuit breakers today.
6/6/23: Watered the new palm trees. Turned the water main off to the house only when leaving.
6/6/23: Remove the thermostat from 77° to 78° based upon the humidity level found today.
6/6/23: Contractor access. Met with Jeff from Able air & let him into the residence for ac system repair. Jeff stated that the condensate drain line was clogged & needed to be cleaned out restoring power to the thermostat. I stayed with Jeff until he was finished, activated the alarm system & made sure everything was locked up when leaving. An alternative solution to keeping the condensate drain line clear is recommended. 10:45am-12:45pm.
6/6/23: I poured a few ounces of bleach in each toilet. I unplugged the front bedroom camera then plugged it back in trying to reboot it to the system.
6/6/23: The inside of the residence appears to have been cleaned since the last service call. Found the mid guest bedroom left side window unlocked & locked it. All of the irrigation sprinklers are still marked with flags.
6/6/23: Poured vinegar down the HVAC condensate tube and then chased with water. Photos of the browning in the yard below. Weeds growing on the lanai. The alarm was deactivated upon entry, I activated it upon departure. Hole in back corner of home looks like it may be active, photo below.
6/6/23: Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. One of the pool cage screens over the left side door is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
6/6/23: I started the car and let it idle during the service call.
6/6/23: Made sure the water heater, range & ice maker were off. Monitoring all previous water stains on the ceilings closely. There is a section of metal facia several feet long missing from the back left corner of the house.
6/6/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. Sprayed 2 wasp nests along the front of the garage header.
6/6/23: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. The pool pump filter canister lid was not leaking during today’s service call. There are some hairline step cracks in the exterior wall by the pool pump. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. Holes in ground along seawall are being addressed.
6/6/23: The ac air filter is dirty & needs to be replaced. Shed door is unlocked.
6/6/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
6/6/23: Unable to gain access through gate to provide service, homeowner was called through the gate box but no answer.
6/6/23: Ran the hose in the pool during the inspection to help offset evaporation. Weeds & grass are starting to build up in all the landscape beds. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
6/6/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 5/31/23. Photos below of the palm fronds all around your home. it’s my conclusion the lawn people are just not picking them up. The browning by the mailbox grass is dead, photo below.
6/6/23: Drive by. Brought in four pieces of mail see photo below. Activated the alarm system & made sure the front door was locked when leaving.
6/6/23: Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Turned off the water main to the house & made sure the hose for the pool auto filler was on when leaving.
6/6/23: Drive by. Put the empty recycling can back inside the garage. Activated the alarm system & made sure everyone was locked up when leaving.
6/6/23: Contractor access. Met with Jared from Phil Magill electric & let him into the residence for storm shutter wiring installation. Jared installed a new breaker in the breaker panel & an outlet on the lanai see photos below. I stayed with Jared until he was finished & made sure everything was locked up when leaving. 8am-9am.
6/6/23: Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. The plants were currently wet from rain. Put the keys back in the lockbox when leaving.
