Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,879 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/10/25: A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
9/10/25: The storm shutters over the front living room windows were broken when I arrived photo below. The storm shutters over the Florida window windows are broken. The windows behind the storm shutters are not damaged. All ceiling fans are off. Both lanai screen doors are locked. Almost all storm shutters are closed. Shed door is locked.
9/10/25: The alarm system started going off when I entered the residence. Living room TV was on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
9/9/25: The AC air handler in the garage was running but leaking water from underneath it and onto the garage floor below see photos. The AC system will need to be repaired at this time will contact the client advise them of the situation. Picked up the envelope from the dining room table. Monitoring the old water stains above the garage overhead door closely.
9/9/25: Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
9/8/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
9/8/25: Checked water level in endless pool & ran the bilge pump during the service call as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
9/8/25: All of the weeds appeared to have been sprayed since the last service call. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
9/8/25: Brought in four pieces of mail with some sales flyers see below. There are some dead ants underneath the living room and guest bedroom windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
9/8/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
9/8/25: Removed a problem solved pest sign dated 9/3 from the front yard. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
9/8/25: Monitoring the damaged area of sod in the backyard. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.0 degrees & 56.3% humidity. Master bath hall temps were 80.2 degrees & 58.9% humidity.
9/8/25: Brought in one piece of mail with some sales flyers see photo below. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
9/8/25: Underground utilities work was being conducted in the front yard when I arrived photo below. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
9/8/25: Checked all damp rids. Lanai screen door is locked.
9/8/25: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Lamp in living room is on.
9/8/25: All of the broken tree branches & palm branches have been removed since the last service call. The mini fridge in the garage is off due to it no longer working. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
9/8/25: The lawn was being mowed when I arrived. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
9/8/25: The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
9/8/25: Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on.
9/8/25: Removed a Hughes Exterminators pest sign dated 9/4 from the front yard & brought in a Hughes exterminators business card that was on the front door. Make sure the water heater, range and ice maker were off. The garbage disposal is seized & im unable to free it. There are some hairline cracks in the stucco underneath the kitchen sink window. Irrigation timer is in the run position. Sections of flooring are starting to lift up in several locations throughout the inside of the residence. All ceiling fans are off. Lanai door is locked.
9/8/25: Put the no rust concentrate & bleach in the container on the left side of the house per the instructions given. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
9/8/25: The metal water main handle is extremely rusted & getting ready to break soon. The handle & valve will need to be replaced soon. Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. The lawn has some browning on the left side of the house. There is a notification on the ac thermostat concerning the UV lamp. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
9/8/25: Window ac unit has been turned off since the last service call. Portable dehumidifier read 36. Ceiling fan is on.
9/8/25: Excessive weeds are starting to grow in all the driveway & walkway rocks around the entire yard. Removed a Hometeam pest sign dated 9/3 from the front yard. A section of floor tile is buckling on the right side of the house along the walkway in front of the back living room window. Made sure both pool auto filler water valves were on. Some storm shutters are open & some are closed
