Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/21/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are still yellow. Some browning in the back yard but getting better.7/21/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds. The back and side yards are a bit greener. There is an unlicensed SUV in your garage, photo below.
7/21/23: The browning of the grass is getting better as we have had rain.
7/21/23: Drive by. Went back to the residence after approximately 2hrs to check on the pool & turn the water off. The pool water level was back up to the optimal level of half the top skimmer port see photo below.
7/21/23: Brought in a rain damaged envelope from ups see photos below. All of the painting appears to be complete see photos below. The pool water level was a little low again when i arrived. I ran the hose in it during the entire service call to help bring the water level up. Weeds are starting to grow in all the pool tiles again. Pool cage is damaged & waiting to be repaired.
7/21/23: Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
7/21/23: The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. The ac was still off & the thermostat still had a blank screen when I arrived. It appears the ac has not been repaired since the last service call. I went ahead & pulled the safety float switch out of the clogged pipe for now allowing the ac to turn back on & start cooling the residence. I made sure the bin was under the air handler inside the garage to catch the condensate water for now. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
7/21/23: Removed a truly nolen pest sign dated 7/11 from the front yard. The pool water level was extremely low when i arrived. I ran the hose in it during the entire service call & will need to let the hose run for approximately 2hrs when leaving to bring the water level back up. Photo of the pool below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.
7/21/23: Watered the plants on the kitchen counter. Mesh storm shutter on lanai is down.
7/21/23: Drive by. Checked the ac system and confirmed that it was back on and working correctly since being repaired. It was cool inside the residence & the thermostat was holding set temperature when i arrived see photo below. Temperature & humidity readings were 77.8 & 51.2%. Will continue to monitor closely.
7/21/23: Drive by. Brought in eleven pieces of mail see photos below. Will be bringing all important mail to the post office for forwarding.

7/20/23: Theirs is browning in the front yard reported previously.
7/20/23: The entire residence was sealed off for water remediation when i arrived see photos below. One of the neighbors advised us that there was a recent major roof leak. Also brought in a piece of light bulbs that was laying by the front door when i arrived.
7/20/23: Checked all damp rids. Made sure to close the refrigerator doors tight. Mini fridge in kitchen was on & cold. Storm shutters on lanai are closed.
7/20/23: New roof construction progress photos below. Did not find any evidence of water intrusions on the lanai at this time. Water stain on master bedroom closet ceiling has not changed in appearance. Will continue to monitor closely. All storm shutters on lanai are closed.
7/20/23: Raised and lowered the hurricane shutters. Water the 3 plants on the lanai as requested. Checked all the GFIs. The humidity is much better this service call, under 60 is what we should desire. Raised the humidistats from 50 to 55 based on the humidity levels.
7/20/23: New roof construction progress photo below. Portable dehumidifier in kitchen read 38. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation.
7/20/23: New roof construction progress photo below. There was a new water stain on the living room ceiling when i arrived see photo below. Renovation progress photos below. Portable dehumidifier in kitchen read 55. Checked all damp rid bags. All storm shutters are closed.

7/20/23: I watered the plants in the pool area. Some browning in the yard as reported previously. The half bath toilet runs continuously so I shut it off at the valve it’s not filling up so I cannot flush it at all.
7/20/23: New roof construction progress photos below. Did not see any evidence of water intrusions throughout the residence at this time. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
7/20/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown is still there. The garbage disposal is frozen. The light in the tiny hall across from the garage entry door is on.
7/20/23: New roof construction progress photos below. Ran the storm shutters up & down for preventative maintenance. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There were still some trails of live ghost ants in several locations throughout the residence. Front door storm shutter key is in the lock. Water was on in 2004.
7/20/23: Poured vinegar down the HVAC condensate tube. Some browning of the front and side yard, reported previously. There are traps now in front of the armadillo hole, photo below.
