Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,401 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/27/23: The inside of the residence has not changed in appearance since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Currently unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.7/27/23: Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all small damp rid buckets. Turned off both water main handles when leaving. Section of roof on left side of building is still tarped & waiting to be repaired.
7/26/23: I found the pool level very low about an inch from the bottom of the skimmer porch so I immediately started filling it with water. I spoke with Linda and Paul and we determined that we would leave the water main onto the house and use the water fill timer to allow the pool to fill for several hours. I found the water heater circuit breaker on and so I shut it off so as not to heat water, but won’t be used. The back guest bedroom smoke detector is chirping which indicates it needs a new battery. There’s some palm fronds along the one side of the house that haven’t been picked up yet, photo below. There was a package out front by the door for Jason Napieralski. I brought it inside and placed it in the garage, photo below.
7/26/23: Drive by. Checked residence to confirm that the power was back on & tried to reboot the internet modem but it would not turn on. I did not find any tripped breakers & the tv had power from the same outlet photo below. The modem appears to not be working & will need to be replaced at this time. Will contact the client & advise them of the situation.
7/26/23: Poured a measured bottle of vinegar down HVAC condensate tube.
7/26/23: The pool was dangerously low when I arrived, so I began filling the pool even before I started doing the service call. The water main valve was on upon arrival. My plan was and still is to let the pool fill for a while and do another homer to however, a very bad thunderstorm has moved in and I can’t even get to my truck right now. I’m inside your home so I’m not sure how that’ll work out. The lights on the shelf in the dining room are on. Armadillo hole under the pool equipment platform, photo below. When I returned at 3:40 PM, the pool level was 2/3 of the skimmer Port.
7/26/23: When I arrived, the pool level was at the very bottom of the skimmer port, so I began putting water in it right away. There was very water in the pool pump site glass so I turned the pump off. I will return later to shut the water main off and turn the pump back on. When I returned at 3:30 PM, the pool level was at the middle of the skimmer Port.
7/26/23: The gutter downspout on the front right corner of the house needs to be reattached see photos below. Brought in nine pieces of mail see photos below. Made sure the water heater, oven & ice maker were off. Found several sliding glass doors unlocked & locked them. Wine chiller in kitchen area read 55. Mini fridge & keg cooler on lanai were both on & cold. Monitoring all previous water stains on the ceilings closely. Visual check of the boat photo below. All storm shutters are closed.
7/26/23: The garage is so much better today!
7/26/23: Brought in two pieces of mail with a stack of sales flyers see photos below. The pool pump was on & running. Client advised that the roof & lawn are being addressed. Visual check of the boat photo below.
7/26/23: The browning of the yard is a bit better than last service call. The pool level was within an inch of the bottom of the skin report so I turned the hose on and I’m gonna let it run while I do a few more houses. I came back at 3:30 PM. The pool level was 2/3 the skimmer port.
7/26/23: Photo of the Vickie Potts mail document requested below. Monitoring all ceilings closely.
7/26/23: Browning in the yard still persists. The humidity is borderline at 60.4%, so I turn the humidistat to 50 from 55 till the system runs a little bit more frequently. I then waited 10 minutes to make sure that the home is actually cooling and bringing down the humidity.
7/26/23: One of the garbage cans in the garage has some landscaping debris in it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
7/26/23: Brought in two pool service slips dated 7/12 & 7/19. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below.
7/26/23: Poured vinegar down the HVAC condensate tube chased by water. Below are photos of the front landscaping. GFI circuit breaker tripped that the car charger was plugged into. I discovered two circuit breakers that were tripped. One for the GFI mentioned above and the other for the master bedroom outlets. I reset them, and they did not re-trigger so it must’ve been may be a surge from the storm. The armadillo hole, or partial armadillo hole outfront appears to be dormant.
7/26/23: Mesh storm shutters are closed. Irrigation system is on.
7/26/23: Lanai screen door is locked. All storm shutter panels are up. Water main is inside garage inaccessible to construction workers.
7/26/23: Neighbors truck has been removed from the driveway since the last service call. Picked up a few gecko droppings from the floors in several locations throughout the residence. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
7/26/23: Brought in the battery maintainer sent by the client & connected it to the car battery. The lawn has some browning throughout the yard. Irrigation system light was blue. Storm shutter panels are on over the front door.
7/26/23: A section of the child safety gate around the pool was not latched again, I latched it. The weeds growing in the cracks of the pool area have started to grow again. There are weeds growing in the landscaping (about the same as last service call), example photos below.
7/26/23: The lanai screen door handle has been repaired but the pool pump filter canister was still leaking heavily when i arrived see photo below. Grass & weeds are starting to grow in the pool pavers & deco drain on the lanai see photos below. The pool pump filter canister lid was slowly leaking when i arrived see photo below. There are several brown spots in the lawn. Vacant lot is being maintained. Storm shutter panels are on over the master bedroom lanai door. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked.
7/26/23: Watered 5 plants out back on the pool deck and 2 out front based on the moisture reading of my plant moisture meter. One plant out back looks very very poorly, photos below. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. Permit packet to remain out front per client. The front stone area only has a few tiny weeds, see photos below. Weeds growing in the cracks of the lanai pavers.
7/26/23: Removed an undated All u need pest sign from the front yard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the last of the vinegar provided. A new ac condensate drain line cleaner product called Nuline is recommended. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
