Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/31/23: The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
7/31/23: The pipe connected to the top of the pool pump was not leaking during today’s service call. Was unable to run water throughout the residence due to the water main being temporarily shut off from a dry rotted toilet gasket underneath the flapper that appears to have been leaking photos of the dry rotted rubber gasket below. Both toilet water supply valves are currently turned off. The pipe above the garage overhead door was dry. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. All storm shutters are currently open. Left the water main on when leaving.
7/31/23: Picked up the keys from the kitchen counter. Made sure the water heater, range & ice maker were off. Found the den & all master bedroom windows unlocked & locked them. Lawn has browning throughout due to current irrigation issues that clients are aware of. Client advised that the situation is being addressed by the HOA. Storm shutter on lanai is closed. Will drive the car on the next service call. Turned the water on & off using the shut off valve in the garage only.
7/31/23: Ran the storm shutters up & down for preventative maintenance. The large damp rid bucket in the vehicle is full. A replacement damp rid bucket will be needed. The lawn has some browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Mesh storm shutter on lanai is closed.
7/31/23: Brought in five pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding to the address provided. Watered all the live plants inside the residence. There is no more vinegar provided for the ac condensate drain line. A new condensate drain line cleaner product called Nuline is recommended. All storm shutters are currently off.
7/31/23: The front door keypad was still acting up when I arrived but I was able to enter the residence with one of the keys provided. I replaced the battery in the keypad with a new 9v battery & it started working correctly again. A couple sections of soffits are pushed up on the back of the house next to the pool cage. Checked shed in backyard. Empty lot is being maintained.
7/31/23: Put the empty garbage can back inside the garage. Made sure the water heater, range & ice maker were off. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. New gutters have been installed around the residence since the last service call. Storm shutters on lanai are closed. The power pole in the backyard is leaning.
7/31/23: Put the live plant that was in the kitchen out on the front porch for better exposure. Lanai door is locked. All storm shutters are closed.
7/31/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Locked the screen door & put the key back inside when leaving.
7/31/23: Weeds & grass are building up in all the landscaping & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
7/31/23: Mud dauber nests on garage rear entryway ceiling. Cracks in stucco on both side of the house.
7/31/23: Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. The lawn has some large brown spots in the backyard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. All storm shutter panels are on except for the front & left side guest bedroom windows due to hoa regulations.
7/31/23: Brought in a notice from the Charlotte county property appraisers office that was on the front door when I arrived see photo below. Tall grass is starting to grow in the deco drain by the pool. The sections of cut out sod in the lawn are waiting to be replaced. Pool safety fence is installed. All storm shutters are currently off.
7/29/23: Drive by. Went to the residence to unlock the water main & make sure the ac was working properly for clients guest. I turned on the water heater & confirmed the ac was working correctly. Left our copy of the water main lock key with the clients guest as the key that was in the residence was unable to be found. 3:30pm-5:00pm. Discounted after hours rate.
7/29/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/28/23: Drive by. Checked the residence for water leaks after client advised that the water company was shutting their water off due to an excessive amount of water running somewhere. I did not find any evidence of water leaking anywhere in the yard or inside the residence except for the known pipe above the garage door. I am unaware if any of the toilets were running as both their flappers were in the down position but I went ahead & turned the supply valves off for now in case the water gets turned back on.
7/28/23: Picked up a large dead spider off the living room floor. Scale and/or aphids are starting to build up on some of the gardenia bushes. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both lanai screen doors are locked.
7/28/23: Rebooted the internet modem while inside the residence to try & regain connection to the security cameras. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour a bottle of Nuline drain cleaner down the ac condensate drain line every 90 days. All storm shutter panels are on.
7/28/23: The neighbor advised me that a sprinkler head along the right side of the driveway was leaking see photo below. The irrigation system has been turned off recently. The weeds that were growing in the front landscape bed appear to have been pulled/sprayed recently. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. No more vinegar provided. A new condensate drain line cleaner product called Nuline is recommended. There are ripples in the shingles in several locations around the residence.
7/28/23: Brought a new replacement smoke detector to install during today’s service call & attempted to install it but it would not stop chirping. I discovered that the new smoke detector was actually an old & defective detector that someone had returned in the box. Will return defective smoke detector & bring another new one on next service call. Will contact the client & advise them of the situation.
7/28/23: I saw one drain fly in the master bath toilet, so I closed all the drains. One really doesn’t indicate if I station but we don’t want any others. The curtain rod fell down covering the guest bath tub. I try to put it back up but it just didn’t seem to want to stay tight. So I brought it into the utility room and sat it on the washer dryer.
7/28/23: The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
7/28/23: The tires on the vehicle appeared to be getting a little low. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator see photo below.
7/28/23: I checked under the windows for wet carpet and I did not find any dampness. No mail in the mailbox.
7/28/23: Raised the ac thermostat to 78 per the client.
