Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/16/23: They have started the front door enclosure, but have not finished any more than what was in the photo from 8/8/23. There are some very small dead bugs under the window in the laundry room. There are a few dozen but none are alive. There is, what appears to be, an armadillo hole under the bushes just right of the front door, photo below.8/16/23: Some browning of the yard reported previously. Photo of the high grass below. The spot in the master bedroom closet I think is getting worse, photo below.
8/16/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The pool level is right at the bottom of the skimmer port, pump is off. Running water for a couple hours will return later to shut the water off. I found another hole dug in the yard under the front tires of the lawn mower, photo below.
8/16/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. The water main was on upon arrival and off upon departure. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously.
8/16/23: Some browning in the yard, reported previously. There is a water spot in the master bath shower, reported previously. The water main was on upon arrival and off upon departure. There is one small piece of facia that has slipped on the lanai, but other than that I couldn’t see any damage around the house inside or out from the roofers. Stacks of tile placed on the roof, photo below. Your pool water pump impeller has a small pin hole in it, photo below and video forwarded to the homeowner.
8/16/23: I watered 0 plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch.
8/16/23: Removed an Elite pest sign dated 8/10 from the front yard. Raised the ac thermostat to 81 for now to save energy. Will continue to raise the thermostat if the humidity level stays below 60% inside the residence. Brought in seven pieces of mail with a stack of sales flyers see photos below. Had to turn the pool pump on. Client advised that the roof & lawn are being addressed. Visual check of the boat photo below.
8/16/23: The water main was on upon arrival, off upon departure. Photo below of the progress on the pool.
8/16/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported.
8/16/23: The water main was on upon arrival and off upon departure. There was one letter in the mail I thought may be important. Photo of this envelope below. I pulled weeds on the lanai. There are plants on the lanai, photo below. Am I to water these IF needed?
8/16/23: I poured vinegar down the HVAC condensation evac tube then chased with some water. I pulled the few weeds in the lanai/pool cage area.
8/16/23: Drive by. Went to the residence to check for odors & water leaks. The roofers were present on the roof when I arrived. I did not smell any odors or see any water intrusions throughout the residence at this time. I made sure to check all attic spaces. Made sure everything was locked up when leaving.
8/16/23: Drive by. Brought all important mail to the post office for forwarding yesterday. Photo of the receipt with tracking number below.
8/15/23: Pool draws from the center bottom drain per client.
8/15/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
8/15/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
8/15/23: I watered 3 total plants out on the pool deck and 0 out front. I poured 2 oz of vinegar down the HVAC condensate tube chased by water. Weeds are growing in the cracks of the lanai.
8/15/23: There is a large section of drywall removed from the living room ceiling waiting to be repaired. Water damage in master bedroom closet waiting to be repaired. Mini fridge on lanai is off & door open.
8/15/23: Vines are growing on the podocarpus bushes on the right side of the house & on the screens on the left side of the pool cage. A animal is digging large holes in all the landscape beds. There is some browning throughout the lawn. The irrigation timer is currently off. Mini fridge in dining room is off & door open. The doors on storage shed on the left side of the house are unlocked. 8/15/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the yard is about the same, reported previously.
8/15/23: The browning in your yard persists, reported previously.
8/15/23: Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
8/15/23: I started the car and let it idle during the service call.
8/15/23: All of the weeds around the residence appear to have been sprayed recently. Rainy season has started & the palm trees are being watered by frequent rains. Turned the water main off to the house only when leaving.
8/15/23: Brought in three pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash bin. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
