Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,680 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/17/23: All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
8/17/23: Ran two cups of water through the fridge door. Drained water from system after water was turned off.
8/17/23: Brought the car key fob back with a new battery installed by batteries plus & started the car. The inside of the residence has not changed in appearance since the last service call. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
8/17/23: Armadillo hole appears to be dormant.
8/17/23: Weeds growing in the cracks of the pavers on the lanai. The water main valve was on upon arrival, off upon departure.
8/17/23: Did not see any water intrusions inside the residence at this time. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving.
8/17/23: The smoke detector in the front bedroom is chirping indicating a low battery.
8/17/23: Additional service call photos.
8/17/23: Renovation progress photos below. The downstairs ac thermostat was not holding set temperature & the air handler was off when i arrived. The digital float switch appears to be tripped as the red light is on & I’m unable to reset it. There is no water in the pan & I tried resetting the breakers but the float switch remained tripped. Will contact the client & advise them of the situation. The downstairs ac air filter has been replaced with a new filter since the last service call but the upstairs custom washable ac air filter is still dirty & needs to be washed/replaced. Unable to run water in the upstairs sink or flush the toilet as they both have been temporarily disconnected for renovation. All storm shutters are closed.
8/17/23: Weeds growing in the cracks of the pavers on the lanai. Some plants on the lanai have died, photos below. The front guest room ceiling has a water spot and paint peeling, photo below.
8/17/23: Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
8/17/23: Left side sink in master bathroom has no water flow.
8/17/23: All large damp rid buckets throughout the residence are full. Watered the plant on the lanai using the teapot. All storm shutters are closed.
8/17/23: I unjammed the garbage disposal and liberally sprayed WD40 on the blades. No need to water the plants on the lanai as it rained early this morning.
8/17/23: Mini fridge was on & cold. All storm shutters are closed.
8/17/23: The inside of the residence does not appear to have changed in appearance since the last service call. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Client will address when they return. Front porch screens are damaged & waiting to be replaced.
8/17/23: Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Water was off in #603.
8/17/23: Mini fridge in kitchen is off & door open.
8/17/23: The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Upstairs bedroom is currently under renovation. Was unable to run water in the upstairs bathroom as it is packed full with furniture. Storm shutters on lanai are closed. One of the storm shutters is broken & partially open.
8/17/23: The master bedroom lanai door was wide open when I arrived & both the master bedroom & one of the guest bedroom windows were unlocked when I arrived. The humidity level was over the acceptable level of 60% inside the residence from the master bedroom lanai door being left open. Will contact the client & advise them of the situation. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
8/17/23: Drive by. Brought all important mail to the post office for forwarding yesterday. Photo of the receipt with tracking number below.
8/16/23: Requested photos below.
8/16/23: They have started the front door enclosure, but have not finished any more than what was in the photo from 8/8/23. There are some very small dead bugs under the window in the laundry room. There are a few dozen but none are alive. There is, what appears to be, an armadillo hole under the bushes just right of the front door, photo below.
8/16/23: Some browning of the yard reported previously. Photo of the high grass below. The spot in the master bedroom closet I think is getting worse, photo below.
8/16/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The pool level is right at the bottom of the skimmer port, pump is off. Running water for a couple hours will return later to shut the water off. I found another hole dug in the yard under the front tires of the lawn mower, photo below.
