Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/3/23: New roof construction progress photos below. Air dryer by fireplace was on. All storm shutters are closed.
8/3/23: I watered the plants in the pool area. Two are dead one is half dead, just not enough rain in between my service calls this year. Some browning in the yard as reported previously. The half bath toilet runs continuously so I shut it off at the valve it’s not filling up so I cannot flush it at all.
8/3/23: New roof construction progress photos below. Did not see any evidence of water intrusions throughout the residence at this time. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
8/3/23: Did not see any ants during today’s service call. New roof construction progress photos below. Front door storm shutter key is in the lock. Water was on in 2004.
8/3/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown is still there. The garbage disposal is frozen. The light in the tiny hall across from the garage entry door is on. I ran water into the pool during the service call.
8/3/23: New roof construction progress photos below. I did not see any water inside the residence & monitoring all previous water stains on the ceilings closely. All storm shutters are closed. Did not run any water inside the residence per the client.
8/3/23: Poured vinegar down the HVAC condensate tube. Some browning of the front and side yard, reported previously. There are traps now in front of the armadillo hole, previously reported. Oool level a bit above 1/3 but not quite mid skimmer port.
8/3/23: New roof construction & renovation progress photos below. Their were tile workers present inside the residence when i arrived. Did not run water throughout the residence as it is currently being renovated.
8/3/23: New roof construction progress photos below. Checked the water pan in the ac return vent.
8/3/23: Weeds growing in the cracks of the pavers on the lanai. The water main valve was on upon arrival, off upon departure. I pulled an undated, Pucor Pest control sign from the yard. Package at the front door, photo below.
8/3/23: New roof construction progress photos below. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
8/3/23: New roof construction photos below. One of the master bedroom lamps was on when i arrived. I turned it off before leaving. Found the ac thermostat has been raised to 78 since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
8/3/23: Weeds growing in the cracks of the pavers on the lanai. The exhaust fan was running in the master bathroom, I turned it off. The water heater was on at the circuit breaker so I turned it off. Some plants on the lanai have died, photos below.
8/3/23: There has been some activity inside the residence since the last service call. There were cabinet doors laying by the front door when i arrived photo below. Was unable to start the car as the battery in the key fob was dead. Will take the key fob to batteries plus for lifetime battery replacement program. New roof construction photos below. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
8/3/23: Left side sink in master bathroom has no water flow. Some browning of the yard and it’s about the same as previously reported. Weeds growing in the cracks of the lanai.
8/3/23: New roof construction progress photos below. Did not see any water intrusions inside the residence at this time. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving.
8/3/23: Browning of the yard is about the same as the last service call. The lawn could be cut, but it’s not excessive. Watered the plants on the lanai. Garbage disposal is jammed. I started the car and it idled during the service call.
8/3/23: Additional service call photos.
8/3/23: Renovation progress photos below. Made sure the water heater, range & ice maker were off. The downstairs ac air filter is extremely dirty & not the correct size see photo below. A new air filter of the correct size is needed. The downstairs ac thermostat had a low battery warning on the display. I replaced the batteries with two new AA batteries provided in the hallway closet removing the low battery warning. The upstairs custom washable ac air filter is also dirty & needs to be washed/replaced. Unable to run water in the upstairs sink or flush the toilet as they both have been temporarily disconnected for renovation. All storm shutters are closed.
8/3/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. I walked the house twice to insure that no water was running in sinks, showers, tubs and toilets.
8/3/23: New roof construction progress photos below. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
8/3/23: All large damp rid buckets throughout the residence are full. Watered the plant on the lanai using the teapot. All storm shutters are closed.
8/3/23: Mini fridge was on & cold. All storm shutters are closed.
8/3/23: The inside of the residence does not appear to have changed in appearance since the last service call. The fallen section of insulation foam board in the attic has been repaired since the last service call see photo below. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Client will address when they return. Front porch screens are damaged & waiting to be replaced.
8/3/23: Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Water was off in #603.
