Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/8/23: The smoke detector in the living room was chirping when I arrived. I replaced the battery with a new 9v battery provided in the kitchen drawer.8/8/23: I found the pool fill house wedged in the closed screen door. The pool company must have let it run after they were here last. The water main was on upon my arrival off upon my departure. The pool level was between 1/3 and 1/2 skimmer port which is acceptable. The back guest bedroom smoke detector is chirping which indicates it needs a new battery.
8/8/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles to be installed. Ran the storm shutter up & down for preventative maintenance. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
8/8/23: The garage temperature and humidity is very good.
8/8/23: The browning of the yard is about the same. The pool level was between 1/3 and 1/2 the skimmer port. I ran water in it during the service call. The pool has algae growing along the rounded bottom edges and dead water circulating areas, some photos below.
8/8/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles to be installed. The humidity level was still below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
8/8/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tile to be installed. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
8/8/23: Browning in the yard still persists. Pool edges are in need of scrubbing.
8/8/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles to be installed. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
8/8/23: Large mud dawber cone on the lanai wall, most pest control companies clean these when they provide service, photo below.
8/8/23: Construction on the new roof has not changed in appearance since the last service call. Roofs appear to be waiting on the new roof tiles to be installed. Ran the storm shutters up & down for preventative maintenance. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 42. Watered the plant in the kitchen & rotated it.
8/8/23: Poured vinegar down the HVAC condensate tube chased by water. The armadillo hole, or partial armadillo hole outfront appears to be dormant.
8/8/23: All of the ladders were moved away from the wall & the battery maintainer was disconnected on the corvette in the garage when i arrived. The garage ac appeared to be working correctly again but the humidity level was slightly too high for being set at 78. I lowered the thermostat to 77 for now to mitigate the humidity level. Will continue to monitor closely & adjust accordingly. I ran the hose in the pool during the service call to help offset evaporation. The lawn is starting to look a little better since turning the irrigation system back on. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
8/8/23: Replaced the batteries in the wireless thermometer in the laundry room using two new AAA batteries provided in the laundry room cabinet. There is some corrosion on the water valve above the water heater. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 61.8% & 91.7. Made sure to leave the water main on for the pool auto filler when leaving.
8/8/23: Pool water and skimmer are circulating. Behind the master bathroom toilet appears to be some moisture more than likely a past problem as I have been Montfort several service calls and it hasn’t gotten any worse, photo below.
8/8/23: The pool pump was back on & appeared to be working correctly but the filter canister lid was slowly leaking see photo below. Brought in a magazine with some sales flyers see photo below. Ran water through the kitchen pot filler. Wine cooler read 56.1. Mini fridge on lanai was on & cold. Monitoring the water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & panels are on.
8/8/23: The pool water level was slightly low again when I arrived from evaporation. I ran the hose in it during the service call to help bring the water level up. There are some large brown spots in several areas throughout the lawn. All storm shutters are currently open. Visual check of the boat photo below.
8/8/23: The pool pump filter canister lid was leaking again photo below. Installed a water timer on the hose spigot by the pool to assist in keep the pool water level at the optimal level & to prevent the hose from being left on too long see photo below. There was an excessive amount of animal droppings across the entire lanai floor when i arrived see photos below. The blind over the sliding glass doors has been replaced so the last service call see photo below. The lawn has several brown spots throughout. The ac air filter is dirty & needs to be replaced. Checked all light timers. Checked all damp rid buckets. Watered the two plants inside by the front door. Visual check of the boat photo below. Ran the cleats up & down on the slide moor tracks for preventative maintenance to keep them free of barnacles. Made sure to engage them in the locked position above the water when finished. Visual check of the boat motor by the garbage cans photo below. Left the water main on when leaving.
8/8/23: The inside of the residence has not changed in appearance since the last service call. Temporary water hose from neighbors is in the pool. Was unable to run water throughout the residence as the plumbing is waiting to be repaired. Client advised that new plumbing will be installed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.
8/8/23: Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
8/8/23: Meet Jay from HD so he can measure windows. Arrival time 8:21am. Finished inside at 9:05am. He just needs to do a few measurements outside. They have started the front door enclosure, photo below.
8/8/23: The lawn is starting to look better since turning the irrigation system back on photos below. There is a broken sprinkler head on the left side of the house behind the first citrus tree most likely caused from below ran over by a large lawn mower recently see photos below. The pool water level was at the optimal level of half the top skimmer port. The damaged roof tiles on the right side of the house have not been repaired yet. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.
8/8/23: The pool water auto filler has been installed since the last service call see photo below. Brought in one piece of mail see photo below. The lamp in the living room was off when i arrived due to a blown light bulb. I replaced the light bulb with a good bulb from another lamp for now. The humidity level was over the acceptable level of 60% inside the residence. Lowering the temperature in between service calls is recommended. The lawn has a large brown spot in the front yard on the left side of the driveway. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
8/8/23: Brought in five pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash bin. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
8/7/23: Pool draws from the center bottom drain per client. Lowered then raised the front and back electronic shutters. Also opened the garage for the time I provided this service call to air it out as previously discussed.
