Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,676 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/30/23: Post storm drive by. Turned off the dock breaker & made sure the water heater was off. Ac system was on & appeared to be working correctly. Brought in several pieces of mail & some packages that were in the garage see photos below. Water level was currently approximately 4” over the dock when i arrived photos below. Monitoring all previous water stains on the ceilings closely. Did not find any other evidence of any water intrusions at this time. Client advised new roof will be installed soon. Some debris on the bottom of the pool. All storm shutters are open except for the shutters on the lanai & back windows. All doors & windows were secure. Picked up a few dead bugs & lizards from the floors throughout the residence. Lawn looked good.
8/30/23: The dehumidifier was reading 63. The humidity is a bit high still so I kept the humidistat at 50. The neighbors van is in the garage and the convertible is gone. I found no obvious storm damage inside or out of your townhouse.
8/30/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming, reported previously. I can see about 5 shingles that have blown off, photo below. I found no obvious storm related damage inside or out.
8/30/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. The water main was on upon arrival and off upon departure. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. I did not find any storm damage inside or out that was apparent or obvious.
8/30/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The pool level is right at the middle of the skimmer port. Tree debris in the yard from the storm, photos below. I found no apparent or obvious storm damage inside or out of your home.
8/30/23: Some browning in the yard, reported previously. There is a water spot in the master bath shower, reported previously. The water main was on upon arrival and off upon departure. There is one small piece of facia that has slipped on the lanai, but other than that I couldn’t see any damage around the house inside or out from the roofers. Some materials left at the front door by the roofers I’m guessing, photo below. I could find no obvious or apparent damage to your home inside or out from the storm.
8/30/23: I watered 0 plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. I secured it for the storm then removed the brace today. I found no apparent damage inside or out from the storm.
8/30/23: I found the circuit breaker number 25 for the kitchen and great room tripped, I reset it. It did not trip again. Based on the humidity I found inside today. I turn the thermostat from 83° to 81°. Two of your decorative trees along the walkway have fallen over but not snapped, photo below. They need to be re-staked much deeper. The ground is too saturated. I tried to upright them and they just started to fall over again.
8/30/23: I found no obvious storm damage inside or out of your townhouse. I checked for water/moisture at the slider and found none. I moved the thermostat to 78 based on the humidity level I found today inside.
8/30/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. I found no obvious storm damage inside or outside of your home.
8/30/23: I poured vinegar down the HVAC condensation evac tube then chased with some water. Water sitting in the corner of the pool/cage area, photo below. I found no obvious storm damage to your home on my walk around and thru your home.

8/30/23: I found no obvious damage to the exterior or interior of your home from the storm. I specifically looked at the ceiling and doors as well as the area of the ceiling in the garage where past damage was found.
8/30/23: I watered 0 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. There was no apparent damage found on my walk around or my walk inside of your home.
8/29/23: Contractor access. Met with ac technician Tyler from affordable air & heat & let him into the residence for ac system repair. I stayed with Tyler until he was finished & made sure the ac was working correctly again. Tyler stated that the breaker on the air handler failed causing the system to shut down. Tyler stated that he bypassed the breaker for now restoring power to the ac system which started immediately cooling the residence again. Also brought in six pieces of mail see photo below. Both display’s on boat read HU. 9am-10am.
8/28/23: Drive by. Went back to the residence to check the ac thermostat which was off & had a blank screen when i arrived. I could not find any tripped breakers but the drain pan in the attic did have approximately 1/4” of water laying in half the pan. Turned on all the ceiling fans throughout the residence to help circulate air for now. Will contact the client & advise them of the situation.
8/28/23: Drive by storm preparation. Met with the McCleary’s & let them into the garage to get all of the galvanized hurricane shutter panels. I made sure the garage overhead door was closed & engaged all the overhead door locks. Made sure to activate the alarm system & lock the front door when leaving.
8/28/23: Drive by storm preparation. Brought in everything off the lanai & made sure all storm shutters were closed see photos below. Brought in a small package that was laying by the front door when I arrived photo below.

8/28/23: Drive by storm preparation. Removed all the condiments & meat from the refrigerator. Turned off the refrigerator & propped open the doors.
