Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,676 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/31/23: I did not find any obvious storm damage to your condo.
8/31/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater. Saw a half dozen gecko droppings but did not see/find a gecko. The coils on the HVAC air handler appear to be frosting up, reported previously but no worse than before. The smoke detector in the hallway is chirping. I did not find any obvious storm damage to your condo.
8/31/23: Master bathroom sink leaks at the bottom of the ball where the threads meet from the P-trap. I have tagged both the faucet and underneath where the leak is coming from. There’s a tub down below there so it looks like maybe this leaked before? I found no apparent storm damage.
8/31/23: New roof construction has not changed in appearance since the last service call. The garage is temporarily being used as storage for roofing supplies see photo below. Did not see any evidence of water intrusions inside the residence at this time. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
8/31/23: New roof construction has not changed in appearance since the last service call. Garage is temporarily being used as storage for roofing supplies photo below. Did not see any evidence of water intrusions inside the residence at this time. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
8/31/23: Pool house temperature is 79.9 and humidity is 48.2%. The sand bags at the door are shredded, just the sand remains. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap. The garbage disposal is frozen, reported previously. I did not find any obvious storm damage to your home.
8/31/23: There was water in the master bedroom by the sliding glass doors again when I arrived which appears to be from an active roof leak see photo below. Will contact the client & advise them of the situation. New roof construction has not changed in appearance for several service calls. The ac humidistat has been adjusted to 40% since the last service call. I readjusted it to 43% per the clients instructions. The inside of the residence has not changed in appearance since the last service call. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.

8/31/23: New roof construction has not changed in appearance for several service calls. Did not see any water intrusions inside the residence at this time. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving.
8/31/23: The line is extremely long, and should be cut very soon, photos below. There was cardboard box strewn all over your side, yard to the left of the front door several boxes, all broken down with little metal hooks in them. I cleaned them up and will dispose of them, one of your trees in the back had several limbs off of it. Another tree is down completely photos below. There were fire ants all iverythe wet cardboard pieces, they must be drawn to wet cardboard?
8/31/23: New roof construction has not changed in appearance for several service calls. Renovation progress photos below. There were workers present inside the residence when I arrived working on doors. The downstairs ac system was back on & appeared to be working correctly again. Did not see any evidence of water intrusions inside the residence at this time. Unable to run water in the upstairs sink or flush the toilet as they both have been temporarily disconnected for renovation.
8/31/23: New roof construction has not changed in appearance since the last service call. Did not see any evidence of water intrusions inside the residence at this time. Both damp rid buckets in the master bedroom closet are full & need to be replaced. Storm shutters on lanai are closed.
8/31/23: They have finished the front door screen enclosure. There are some very small dead bugs under the window in the laundry room. There are a few dozen but none are alive. There is, what appears to be, an armadillo hole under the bushes just right of the front door. I found no obvious from damage to your home.
8/31/23: Did not see any evidence of water intrusions inside the residence at this time. All large damp rid buckets throughout the residence are full. Watered the plant on the lanai using the teapot. All storm shutters are closed.

8/31/23: Did not see any evidence of water intrusions inside the residence at this time. The inside of the residence does not appear to have changed in appearance since the last service call. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Client will address when they return.
8/31/23: Did not see any evidence of water intrusions inside the residence at this time. Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Water was on in #603.
8/31/23: Drive by. Went to the residence to perform an inspection but the residence was occupied when i arrived.
8/31/23: Did not see any evidence of water intrusion’s inside the residence at this time. Mini fridge in kitchen is off & door open.
8/31/23: Did not see any evidence of water intrusions inside the residence at this time. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Upstairs bedroom is currently under renovation. Was unable to run water in the upstairs bathroom as it is packed full with furniture. Storm shutters on lanai are closed. One of the storm shutters is broken & partially open.
8/31/23: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not see any evidence of water intrusions inside the residence at this time. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
8/30/23: Drive by post storm check. Did not see any evidence of water intrusions throughout the residence at this time. Power was on. Ac system was on & appeared to be working correctly. Refrigerator & freezer were both on & cold. All windows & doors were secure. Garage was ok.
8/30/23: Post storm drive by. Did not find any evidence of water intrusions throughout the residence at this time. Refrigerator & freezer were both on & cold. Ac system was on & appeared to be working correctly. All windows & doors were secure. The water level was several inches over the dock when I arrived photo below.
8/30/23: Post storm drive by. Some debris on the bottom of the pool & water level was several inches over the dock when i arrived photos below. I did not find any evidence of water intrusions throughout the residence at this time. Refrigerator & freezer were both on & cold. Ac system appeared to be working correctly. All doors & windows were secure.
8/30/23: Drive by. Started the car using a jump pack in an attempt to charge the car battery enough to temporarily move the vehicle for towing.
