Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,670 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/9/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. There is a what appears to be an armadillo, whole freshly dug just to the right of the front corner of tThere is an what appears to be an armadillo hole, freshly dog just to the right of the right front corner of the garage, photo below. I can see about 5 shingles that have blown off, reported previously. The guest bathroom faucet is loose.
10/9/23: Portable dehumidifier read 50%. Left the water main on when leaving.
10/9/23: Turned the water main to the house back on & left it on when leaving. All storm shutters are closed.
10/9/23: The dehumidifier read E9 again. I moved the humidistat from 50 to 55. The neighbors van is in the drive and the convertible is gone. There are circular pieces of heavy cloth on the floor of the garage, photo below. Small light spots on the ceiling in the front bedroom right corner, reported previously.
10/9/23: The humidity level was below 60% inside the residence. I raised the ac to 74 for now to save energy. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
10/9/23: There is, what appears to be, an armadillo hole under the bushes just right of the front door, reported previously. Mole activity in the back right corner of your yard, photo below.
10/9/23: Weeds are starting to build up in all the rocks around the pool cage & house see photos below. Brought in two pool service slips dated 9/25 & 10/2. Both toilet water supply valves are currently turned off due to one of the toilets leaking. I turned them on & off to flush them for now. The pipe above the garage overhead door was dry. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. Left the water main on when leaving. Storm shutters over the front door & lanai slider are open.
10/9/23: Home under renovation from flood damage. Pool level is about 2/3 skimmer port and auto water fill is working. Pool is in very poor shape photos below.
10/9/23: Lawn has browning throughout due to current irrigation issues that clients are aware of. Client advised that the situation is being addressed by the HOA. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open.
10/9/23: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk. There is a note on the account to keep the thermostat on 82 but the thermostat was set initially at 85. Which should I maintain?
10/9/23: Removed a Lawn care extraordinaire pest sign dated 9/29 from the front yard. Opened the storm shutter over the front door for clients return. Inflated all the car tires to the manufacturer specifications on the drivers door using my cordless inflator see photo below. The lawn has some browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
10/9/23: The car charger was lit with green light. I met Steve Batten her as well to help him get started power washing your lanai. I ran the water extra long to make sure that I could remove as much air as possible in the time I was here from the lines. I turned on the water heater at the circuit breaker. I plugged in the water heater recirculation pump. I also push the icemaker bar down, so that it will begin to make ice.
10/9/23: Brought in eight pieces of mail see photo below. Left all mail on the kitchen counter per the client. Made sure the water heater, range & ice maker were off. Watered all the live plants inside the residence. Propped open the doors on the refrigerator in the garage to prevent odors from building up inside. The last of the vinegar provided for the ac condensate drain line has been used. A new condensate drain line cleaner product called Nuline is recommended. Lanai screen door is locked. All storm shutters are currently off.
10/9/23: The pool company was at the residence cleaning the pool when I arrived. The ac air filter was dirty & needed to be replaced. I replaced the filter with one of the new air filters provided & wrote the date of installation on it. Damaged soffits on back of house are waiting to be repaired. Checked shed in backyard. Empty lot is being maintained.
10/9/23: Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
10/9/23: I raised the garage door to ventilate the garage as previously discussed.
10/9/23: Watered the plant. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are slightly pushed up on the left side of the house.
10/9/23: For sale signs have been placed in the front yard since the last service call. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turned on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/9/23: Removed a Tradewinds pest sign dated 10/5 from the front yard. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Excessive weeds & grass are growing in all the landscaping beds & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
10/9/23: Mud dauber nests on garage rear entryway ceiling. Cracks in stucco on both side of the house.
10/9/23: Pool safety fence is installed. All storm shutters are off.
10/6/23: A whole home surge protector is recommended for the breaker panel in the garage to prevent large surges from entering the residence. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both lanai screen doors are locked.
10/6/23: Poured a measured bottle of vinegar down HVAC condensate tube. Some weeds growing in the cracks of the pavers on the lanai.
10/6/23: Excessive weeds are building up in the front landscape bed. There are ripples in the shingles in several locations around the residence.
10/6/23: Raised and lowered the hurricane shutters. I watered the 3 plants on the lanai as requested. One does not appear to be doing too well, reported previously. Checked all the GFIs and I found the GFI on the wall next to the two kayaks was tripped (again), I reset it. The humidity upstairs is good so it appears 77° is where it should stay on the thermostat.
