Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,670 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!

10/10/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both screen doors are locked. All shutters are closed.
10/10/23: Removed a truly nolen sign dated 9/13 from the front yard. The lawn company arrived to mow the lawn while I was inside the residence. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor.
10/10/23: The inside of the residence has not changed in appearance since the last service call. All ceiling fans are on. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door. Both storage shed doors are locked. All storm shutter panels are on.
10/10/23: Weeds & grass are starting to build up in the landscape beds. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
10/10/23: All of the weeds & vines throughout the property have been pulled recently see photos below. All storm shutter panels are on.
10/10/23: The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. Irrigation system is on. All storm shutter panels are on.
10/9/23: Replaced the dead batteries in the front door keypad with four new AA batteries provided in the kitchen pantry restoring power to the keypad. The tires on the vehicle were starting to get low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator. Weeds are growing in the pool pavers. Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
10/9/23: The pool water level was slightly low when I arrived. I ran the hose in it during the service call to help bring the water level up. Excessive weeds & grass are growing excessively in all the rocks & pavers around the residence. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
10/9/23: Ran the hose in the pool during the service call to help bring the water level up. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. All storm shutter panels are up. 10/9/23: I watered 3 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. Several palm fronds in the yard. Brought in pool slip dated 10/4/23. Browning of the yard still has not recovered, reported previously. The plant that is atop the other in the photo below, was wilted again today (it was wilted last week too). The other two have very nice and hardy leaves while this one has not. I water it until the water runs through the bottom into the bottom plant. I cannot saturate it any more than I have.
10/9/23: The lawn has some browning in the backyard see photos below. One of the pipes connected to the pool pump equipment was leaking from the top while the pool pump was running see photo below. Will send a video of the leak via text to the client. The front door deadbolt is extremely difficult to engage from the outside. I entered & exited the residence through the garage rear entrance door for now. The section of missing soffits on the front of the house is waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 79.5 degrees & 47.8% humidity. Master bath hall temps were 79.7 degrees & 47.9% humidity.
10/9/23: A silver SUV was in the drive with Michigan plates.
10/9/23: Photos below of the new master bathroom toilet hardware. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. Put the keys back inside the lockbox when leaving. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
10/9/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough during the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Lanai screen door is locked.
10/9/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. The low tire on the front of the car is to the point I believe works not drivable, reported previously.
10/9/23: Brown spot in lawn on right side of driveway. All of the landscaping looked good & I did not see any weeds. Monitoring all previous water stains on the ceilings closely. Gfi outlet in guest bathroom is temporarily tripped. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
10/9/23: Some mail but nothing appears important. Browning front plant, reported previously. Both HVAC filters should be changed as they have mold growing on the top of each, reported previously. I plugged the golf cart charger in so it would bring the battery up to 100%.
10/9/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
10/9/23: Some browning in the yard, it has not really improved, photos below. There is a water spot in the master bath shower, reported previously. Weeds growing in the cracks of the pavers around the pool, reported previously.
10/9/23: New roof construction progress photos below. Several sections of facia appear to have been replaced so far as well. New gutters will need to be reinstalled after roof construction is complete. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. The fill valve runs on the guest bathroom toilet & is tagged as such. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.
10/9/23: Removed a Custom lawn & ornamental sign from the front yard. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. One of the lanai screen doors is unlocked for storm shutters. Closed the shutter over the front door when leaving. All storm shutters are on & closed.
10/9/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The pool level is right below the middle of the skimmer port. The neighbors cleared the row of bushes on the garage side of your home and planted others, reported previously. The gopher turtle hole is active as well the armadillo hole under the lawn mower. The pool appears to me to need scrubbing however I’m not as familiar with the side coating, reported previously.
10/9/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active again.The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Photos of the pool area and bushes below. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Photo below of the ceiling damage at vent in front of the fridge. Now there appears to be a new water spot on the ceiling in the living room, previously reported.
10/9/23: There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.
10/9/23: The guest bathroom plastic bathtub faucet handle has quit working due to a dry rotted piece inside the handle breaking off when being turned on see photo below. I have tagged the faucet as such. There is an alert on the ac thermostat to replace the uv bulb. Mesh storm shutter on lanai is open.
