Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,424 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/19/23: Made sure the water heater, range & ice maker were off. There was a commercial dehumidifier & fan running in the dining room when I arrived photo below. New roof construction has not changed in appearance since the last service call. Water damaged ceiling in master bedroom is temporarily covered in plastic & is waiting to be repaired. Portable dehumidifier in upstairs bathroom read 54. Wine cooler in dining room read 54/46. One of the shutters on the lanai is open & waiting to be repaired.
10/19/23: Photo below of the work completed on the master bathroom ceiling since the last service call. New roof construction has not changed in appearance since the last service call.
10/19/23: There was some work being performed on the roof of the building when I arrived photo below. Reminder that the tag on the Saab is expired. There are some holes in the concrete on the right side of the building above the walkway. Large sections of drywall have been cut out of the living room, master bedroom ceiling, temporarily covered with plastic & are waiting to be repaired. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Turned the water on & off by the softener in the garage.
10/19/23: Checked the water pan in the ac return vent.
10/19/23: The old metal louvers covering the garage windows have been removed from the right side of the building recently see photos below. The old louvers covering your storage room windows have not been touched yet. The portable dehumidifier in the garage storage room was off & the bucket was full when I arrived. I found the drain line clogged & unclogged it with some bleach restoring power to the dehumidifier. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
10/19/23: New metal louvers appear to have been installed over all the garage windows of the building recently see photos below. Checked all damp rid buckets. Storm shutters on lanai are closed.
10/19/23: Brought in one piece of mail with a stack of sales flyers see photo below. Removed a large live tree frog from the guest bathroom toilet bowl again. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
10/18/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/18/23: I poured 4oz of vinegar down the AC drain line then chased with 10oz of water. Pavers separated and washing away a bit, photo below.
10/18/23: I poured vinegar down the HVAC condensate tube and then chased with water. Some dead ants at the living room slider, reported previously. I swept these up. I did not see any live ants.
10/18/23: The black ant situation along the slider is no different, I found no live ants.
10/18/23: Weeds growing in the landscaping and taking over for the most part.
10/18/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There are no new deep holes in the yard that I could see. There are a few slight spots of digging in the yard, probably an armadillo, reported previously.
10/18/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired.
10/18/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. I poured a few ounces of bleach in each toilet. One of the gallons of water that was stored underneath the right side sink in the master bathroom has leaked over the past two weeks. I pulled everything out and dried everything up as best I could however, the rolls of toilet paper was so saturated I felt it just better to get rid of rather than run the risk of there being mold, so I took that with me to throw away. I left the doors open. What little is there should dry up and it doesn’t look like there’s any real cabinet damage.
10/18/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm damaged garage overhead door has not been replaced yet.
10/18/23: The master bathroom tub is draining slowly, and I’ve tagged it as such. The master bedroom thermostat is set to 78, humidity level is fine. There are many many small ants again throughout the house as can be seen on the white tiles. If you remember I swept these up the first week of September. They tend to accumulate more under receptacles that have night lights, photo below. Could not final any live ants.
10/18/23: The dehumidifier was running and read 30. There is a stain on the living room ceiling that looks like an old bleed through stain and not a fresh new one, reported previously.
10/18/23: There was a notice concerning pressure washing & painting the building taped to the garage overhead door when I arrived photo below. I temporarily placed all door mats inside the doorway for now. Monitoring all ceilings closely.
10/18/23: The light on the battery maintainer connected to the suv in the garage has changed to red since the last service call see photo below. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
10/18/23: Watered the plants on the lanai. Pool pavers may need to be pressure washed soon. Mesh storm shutters are closed. Irrigation system is on.
10/18/23: Cleaned up several gecko droppings throughout the residence. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
10/18/23: There was a package of Nuline ac drain line cleaner & a box of new damp rids inside the residence when I arrived. Poured approximately 8ozs of Nuline down the ac condensate drain line for preventative maintenance. Will be pouring 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. The humidity level was still slightly over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets.
10/18/23: Drive by. Put both garbage cans down by the street for collection & removed the lettuce & tomatoes from the refrigerator per the client. The electric riser has been removed from the side of the house by the electric company photo below.
10/17/23: The vinegar provided for the ac condensate drain line is starting to get low. A new condensate drain line cleaner product called Nuline is recommended. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
