Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/2/23: I replaced the batteries in the smoke detector leading to the guest bedrooms. I reset the system good no longer chirps. I left the water main on as requested. I turned the power strip to the TV on. I plugged in the modem and ensured it lit up on the front panel. Since the water was to remain on I walked the condo twice to ensure no water was running especially the toilets.11/2/23: There was a sign taped to one of the windows on the front porch concerning painting when I arrived see photo below. Work appears to have started on the metal louvers over the garage windows since the last service call see photos below. Checked all damp rids. Had to empty & refill all small buckets. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are off. Storm shutters on lanai are closed. Made sure the front door was completely closed & locked when leaving. Duct tape has been temporarily placed on the front door to prevent it from accidentally opening when nobody is present.
11/2/23: The pool is very low, almost to the bottom of the skimmer port. I will run the water into it while I provided other services then will come back to ensure the valve and water flow is off.
11/2/23: Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived.
11/2/23: The bag of apple slices inside the refrigerator is starting to perish see photo below. The commercial fan & dehumidifier were still running in the dining room when I arrived. New roof construction has not changed in appearance since the last service call. Water damaged ceiling in master bedroom is temporarily covered in plastic & is waiting to be repaired. Portable dehumidifier in upstairs bathroom read 34. Wine cooler in dining room read 54/46. One of the shutters on the lanai is open & waiting to be repaired.
11/2/23: Small amount of weeds growing in the cracks of the pavers on the lanai.
11/2/23: There was a sign concerning painting taped to the window by the front door when I arrived see photo below. New roof construction has not changed in appearance since the last service call.
11/2/23: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
11/2/23: Checked all damp rid buckets. Storm shutters on lanai are closed.
11/2/23: Removed a Hughes Exterminators pest sign dated 10/20 from the front yard. Also removed a Trugreen service slip dated 10/20 & a notice from Absolute aluminum off the front door see photos below. The new pool cage has been installed since the last service call see photos below. There was a new set of keys in each screen door handle which I brought inside & placed on the kitchen counter photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
11/1/23: I poured 4oz of vinegar down the AC drain line then chased with 10oz of water. Pavers separated and washing away a bit, reported previously. The car barely started but did and idled during the service call.
11/1/23: I poured vinegar down the HVAC condensate tube and then chased with water. The guest bathroom sink was leaking at the top trap nut, photo with my finger pointing where it was leaking below. I tightened that plastic nut up about a quarter turn and it stopped. This is something that we should monitor closely.
11/1/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The smoke detector in the small hall leading to the master bedroom is chirping which indicates the battery needs to be replaced. I can do this for you the next time I’m here if you give me permission it’s $12 to replace it, which includes the batteries. There is at least one weed growing in the gutters, photo below.
11/1/23: Construction work being done inside. Placed Damp-Rod but let’s within the car as requested. The thermostat is set to 75° in the past. It has been set a bit higher, however, I’m assuming this is a left at the setting for the contractor?
11/1/23: Storm prep reversal. Removed all the clear storm panels & opened all other storm shutters around the residence see photos below. I placed all the storm shutter panels back on the storage shelf above the garage overhead door. All of the lanai furniture has been temporarily placed inside the house as the lanai was wet & appeared to have been pressure washed recently. Removed a Problem Solved pest sign from the front yard. All of the landscaping appears to have been fertilized & salted recently see photos below. Made sure everything was locked up & put the key back underneath the bowl when leaving.
11/1/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired.
11/1/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. I poured a few ounces of bleach in each toilet.
11/1/23: Right side MB sink drains very slowly. I vacuumed out the HVAC drain. The disposal is tagged at the switch not to run.
11/1/23: Storm damaged garage overhead door has not been replaced yet.
11/1/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second.
11/1/23: Photos below of the recently painted building & lanai. None of the vertical blinds appeared to be broken when I opened & closed them. Did not find any paint on the floors. The air handler for the ac system inside the residence was not making any loud noise’s but the ac condenser outside is making some noise while running. The ac system was working correctly. Will send a video of the condenser running via text to the client. Monitoring all ceilings closely.
11/1/23: The toilet bowl brush handle snapped when I began to brush the master bathroom toilet, reported previously. I brought my ladder to investigate the smoke detector that was chirping. I even replaced the batteries I replaced a few stops here before and it still chirped. I removed the smoke detector entirely, pressed the test button and it did not chirp anymore. I plugged it in and put it back in place. It had not chirped all the rest of the time I was there. The Kinetico water system under the sink was chirping and the indicator light said it was a low battery, I replaced the 9v battery and it still chipped but now the water indicator light was indicating it was the problem. I removed the battery and the homeowner is aware of this issue.
11/1/23: Plugged in both power strips in the living room & master bedroom for the xfinity cable boxes. The battery maintainer on the suv has been disconnected & the hood closed since the last service call. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
11/1/23: There was a white Lexus sedan parked in the driveway when I arrived which appeared to be the neighbors on the left side of the house as they are currently having their roof replaced photo below. Watered the plants on the lanai. Pool pavers may need to be pressure washed soon. Mesh storm shutters are closed. Irrigation system is on.
11/1/23: Cleaned up several gecko droppings & cobwebs around baseboards throughout the residence. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
