Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/9/23: Drive by service to shut off two ceiling fans in one and each bedroom. I reset the timer for the lamp in the living room, which was off by seven hours. And I reset the microwave clock.11/9/23: Pool house temperature is 78.2 and humidity is 43.7%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The yard debris has not been removed, photo below. I found a small lug nut on the drive, photo below. I brought it inside.
11/9/23: Lowered the mesh storm shutter on the lanai that was found raised on the last service call which does not have any rips or tears in it photo below. Only the lanai screen has a tear in it at this time. New roof construction does not appear to have changed in appearance since the last service call. Did not see any live ants during today’s service call. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais.
11/9/23: New roof progress has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
11/9/23: There is some dark discoloration on the baseboard to the right of the sliding glass door, photo below. This indicates a possible leak or pass leak. I’m not sure.
11/9/23: The car’s battery maintainer reads 100. Car cover was on correctly. I found 6 dead ants as opposed to the 100 small dead ants on the kitchen counter, from last service call. I could not find any live ants.
11/9/23: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 33. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.
11/9/23: 5 tripped circuit breakers, photos below.
11/9/23: The thermostat was changed from 79° to 78°. I do not have a note that I changed that setting and I can’t recall if I had changed it?
11/9/23: Most of the metal appears to have been removed from the roof of the building recently. The wine cooler in the dining room was on & reading 41/50. Drywall repair underneath dining room windows is waiting to be painted. All storm shutters are closed.
11/9/23: There was a service slip from ABC plumbing dated 10/27 on the kitchen counter when I arrived see photo below. Photos below of all the items listed in the service slip. The ac thermostat has been replaced & the humidistat removed from the wall see photo below. All of the blue painters tape throughout the residence has been removed from the walls. New roof construction has not changed in appearance since the last service call. Wine cooler in hallway was on & read 50/54.
11/9/23: Poured 2oz of bleach in each toilet.
11/9/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
11/9/23: New roof construction has not changed in appearance since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
11/9/23: There has been some activity inside the residence since the last service call. The entrance to the master bedroom was covered in plastic, the light was on & the hole in the ceiling has been recently filled see photos below. I was unable to run water in the master bathroom as the other half of the master bedroom has been temporarily blocked off with plastic for protection photos below. New roof construction has not changed in appearance since the last service call. The kitchen sink faucet does not work correctly. Client is aware & will address. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.
11/9/23: The dehumidifier read 51%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. The garbage disposal was jammed, again.
11/9/23: Brought in a package that was laying by the front door when I arrived see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/9/23: A section of the lanai floor tiles by the living room sliding glass doors appear to be buckling see photo below. The humidity level was still over the acceptable level of 60% inside the residence on both floors from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence does not appear to have changed in appearance since the last service call. There is corrosion on one of the pipes above the water heater. Client will address when they return. The breaker panel is old & needs to be replaced. Client will address when they return. Sign on front porch concerning painting.
11/9/23: Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
11/9/23: The keypad deadbolt on the front door was unlocked & the guest bedroom light was on when I arrived. I turned the light off before leaving. Mini fridge in kitchen is off & door open. Sign taped to front window concerning painting.
11/9/23: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Was unable to run water in the upstairs bathroom as it is packed full with furniture. Storm shutters on lanai are closed. One of the storm shutters is partially open from being broken & waiting to be repaired.
11/9/23: There was a Taz flooring business card laying on the floor by the front door when I arrived see photos below. There appears to have been some activity inside the residence since the last service call. There were two water buckets sitting on the floor of the guest bedroom doorway photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
11/7/23: The dehumidifier read E9 again. The neighbors van is in the drive and the convertible is gone. There are circular saw and saw dust on the floor, reported previously. Small light spots on the ceiling in the front bedroom right corner, reported previously.
11/7/23: An orange cable is coming out of the side yard (taped at one end) not sure why, photo below. I poured another bottle of NuLine drain treatment down the AC drain.
11/7/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. The spa water level is at the bottom of the coping.
