Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/13/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm damaged garage overhead door is waiting to be replaced.
12/13/23: I poured vinegar down the HVAC condensate tube and then chased with water.
12/12/23: The pool draws from the bottom drain of the pool according to the homeowner. There were no live insects in the laundry room. There are two glue traps out, photos below. I opened the overhead garage door while I was here today to ventilate the garage.
12/12/23: All of the termite bait stations appear as if they have been uncovered, and inspected, photo below.
12/12/23: The GFI on the wall where the gray cabinets are was tripped, I reset it. It appears new mulch was put down but never cleaned off the concrete and pavers on the garage side of the home, photos below.
12/12/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
12/12/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/12/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
12/12/23: The circuit breaker for the kitchen nook and lanai was tripped again, so I am leaving it off.
12/12/23: I deactivated the alarm upon entry and activated the alarm upon departure. Armadillo hole in back corner of home looks like it may be now active. I watered the plant in the kitchen. Weeds growing on the lanai. Browning of the yard persists. The alarm keypad has a couple of error or warning notices. I will send a video to you via text.
12/12/23: New roof construction progress photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran the storm shutter up & down for preventative maintenance. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
12/12/23: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane. Your water is beginning to smell a bit like rotten eggs, which is normally caused by the anode bar or rod in your water heater (if your water tank has one) needing to be replaced. You can either have it replaced or when you come back run the hot water side of the system until the smell dissipates. The guest bedroom smoke detector is chirping, which indicates that you have a low battery that needs to be replaced.
12/12/23: New roof construction progress photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are up. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
12/12/23: New roof construction appears complete. There are still sections of building facade waiting to be repaired. The tide laundry detergent container in the laundry room has leaked onto the washing machine & floor below since the last service call see photos below. I cleaned up the laundry detergent put the leaking container in a plastic bag for now. The humidity level was still slightly over the acceptable level of 60% inside the residence again when I arrived. I lowered the humidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac system turned on & appeared to be working correctly. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
12/12/23: Home under renovation from flood damage. It appears they have started working on both bathrooms. They have removed all the trim and have begun to prepare doors, jambs and the utility room for painting. Some photos below.
12/12/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve.

Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
12/12/23: There is a large brown spot in the lawn on the back right side of the house. Brought in a large stack of mail & sales flyers. I put all important mail in the mailbox for forwarding when leaving. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/12/23: I watered all the plants on the lanai based on my plant moisture meter readings. I tried to start the car but it would not start. Could be a combination of a low battery and it’s cold out this morning. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. Also the toilet in that bathroom runs continuously and is tagged as such. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker, reported previously. Could it be the spot bleeding through the paint? There was a box from Chewy out front I brought inside, phot below. I remove an undated pest control sign front the front yard.
12/12/23: Removed a Hughes Pest Control sign dated 12/8/23 from the front yard
12/12/23: New flooring progress photos below. There appears to be some black mold on the walls in a couple locations in the mid guest bedroom where the baseboards have been removed for flooring see photos below. A pallet of flooring & stack of new baseboards have been placed in the garage see photos below. The pool water level was low when I arrived. I ran the hose in the pool during the service call & set the water timer to run for 45mins when leaving to bring the water level back up. The water main has been turned back on for the pool but all the fixtures inside the residence are still temporarily turned off. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Put the key back in the lockbox when leaving.
12/12/23: Removed an undated Truly Nolan pest sign from the front yard. Brought in two pieces of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Client will address broken mirror in dining room when they return. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running through it. Client will repair when they return. Monitoring the previous water stain on the kitchen ceiling closely. Light in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
12/12/23: Brought in three pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
12/9/23: Drive by. Client advised loss of WiFi signal to the ac thermostat & security system & concerned of power loss to the residence. The ac was on & working & both refrigerators were on & cold when I arrived. I rebooted the internet modem restoring signal to the ac thermostat & security system. Everything appeared ok inside the refrigerator & the clock was not flashing on the microwave so a power outage does not appear to be the cause of the interruptions at this time. Contacted the client to confirm everything was back online & made sure everything was locked up when leaving. 4:00pm-5:00pm
12/8/23: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked. Put the key back in the lock box & put the lock back on the water main when leaving.
