Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

12/19/23: Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. All plants were still wet from recent rain. Put the keys back in the lockbox when leaving.
12/19/23: I watered 2 large plants on the lanai as indicated I should by the soil moisture meter. I also watered the 7 smaller plants with 1/4 cup each. There was mail and a package inside the front screened area, photo below.
12/19/23: Mini split ac was off.
12/19/23: Rebooted the internet modem as the lights were flashing when I arrived. The old plastic water main handle is slowly weeping water. Internet modem lights were solid. All ceiling fans are on. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door. Both storage shed doors are locked. All storm shutter panels are on. Wood fence in backyard is waiting to be repaired.
12/19/23: The neighbors vehicles were parked in the driveway when I arrived as it appears they are have some work performed. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
12/19/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Materials on front porch. Irrigation system is on. All storm shutter panels are on.
12/18/23: A new water heater, utility sink water supply valves & the water main have all been replaced since the last service call see photos below. Several pavers along the dock are starting to sink when being walked on. I did not see any water currently underneath the pavers. Client will address. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the suv. Visual check of the boat, outbuilding & trailers. Took the key from the lockbox when leaving to make a copy & reset the passcode.
12/18/23: Removed a lawn care extraordinaire pest sign dated 12/17 from the front yard. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured another bottle of Nuline down the ac condensate drain line for preventative maintenance. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
12/18/23: The smoke detector in the living room just outside the master bedroom entrance was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. The humidity level was over the acceptable level of 60% inside the residence when I arrived again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
12/18/23: There was a service slip from Kobie complete heating & cooling dated 12/7 on the kitchen counter when I arrived. The humidity level was over the acceptable level of 60% inside the residence when I arrive from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. The ac system came on & appeared to be working correctly again. Will continue to monitor closely & adjust accordingly. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes. Put the key back in the lockbox when leaving.
12/18/23: Brought in several pieces of mail but they were completely wet from rain as the mailbox is missing the lid. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
12/18/23: Brought in one piece of mail see photo below. Made sure the water heater & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Laundry room ceiling waiting to be repaired. Checked all light timers. Both sheds in backyard appear to be damaged. Poured a bottle of Nuline down the ac condensate drain line for preventative maintenance.
12/18/23: Driveway has not been repainted yet. There was an alert on the security system keypad concerning a low battery in one of the sensors in the master bedroom see photos below. I replaced the battery in the window sensor over the master bed using one of the batteries provided next to the keypad restoring power to the sensor & clearing the alert. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Irrigation system is in the run position. Both lanai screen doors are locked. All storm shutter panels are off.
12/18/23: Put the no rust concentrate & bleach in the container on the left side of the house & filled it with water. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.

12/18/23: Inside of residence has been cleaned. Portable dehumidifier read 48%. Left the water main on when leaving. All storm shutters are open.
12/18/23: The water line on the dock was leaking from a broken pipe caused by the recent storm see photos below. I was able to shut the water supply valve off to the dock & tagged the handle as such. Will contact the client & advise them of the situation. There was someone inside the residence cleaning when I arrived. Rebooted all internet equipment underneath the tv in the living room & checked the cameras for power. Spoke with a Holiday pools employee at the residence about the rust stains on the pool tiles by the waterfall. There appears to be some rust staining on some of the pool tiles by the waterfall. All storm shutters are open. Left the water main on when leaving.

I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Lanai screen door is unlocked

I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows.
12/18/23: Pine needles are starting to build up in the gutters & valleys of the roof along the back of the house. Made sure the water heater, range & ice maker were off. Found the lanai door unlocked & locked it before leaving. Picked up the envelope from the kitchen counter. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Storm shutters on lanai are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.

I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant. Lanai door is locked. All storm shutters are closed. New stucco on back of house is waiting to be painted. Two small sections of soffits are pushed up on the left side of the house.
12/18/23: Removed a tradewinds pest sign dated 12/5 from the front yard. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The real property sticker on the front window expires soon. All landscaping plants & bushes were wet from recent rain. Did not run any water inside the residence per the clients.
12/18/23: Brought in three pieces of mail see photo below. Turned the water heater, range & ice maker back on for clients return & left the water main on when leaving. Started the car & inflated all the tires to the manufacturer specifications on the drivers door photo below. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plants on the kitchen counter. Pool pavers need to be pressure washed. All storm shutter panels are off. Mesh shutters on lanai are still down.
12/18/23: Removed the large Christmas ornament from the front entryway & returned it to the owner. New sod has been installed over the brown spots in the backyard recently see photos below. Will continue to monitor closely. Brought in six pieces of mail with some sales flyers see photos below. The tile grout is starting to crack in the corners of both guest bathroom shower walls. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Almost all storm shutters are currently off.
