Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/1/24: Put the original copy of the house key back inside the lockbox and changed the code then used the new house key to enter the residence. Several pavers along the dock are starting to sink when being walked on. I did not see any water currently underneath the pavers. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
1/1/24: A large section of screen on the lanai has fallen out of the tracks since the last service call due to the spline being dry rotted & not staying in the tracks see photos below. It appears to need some new screen spline & possibly & new section of screen. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes. Removed the lockbox from the front door when leaving.
1/1/24: The lawn had several large brown spots in the front yard on each side of the house when I arrived see photos below. Brought in one piece of mail with some sales flyers see photo below. Tags on Subaru & boat trailer expires soon. Mesh storm shutter on lanai is open. Visual check of the boat on the dock.
1/1/24: Made sure the water heater was off. Photo of boat & motor below. Real property sticker has been updated. Checked all damp rids. Electric pole in backyard is leaning. All clam shell shutters are open. Put the keys back in the shed when leaving.
1/1/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Lanai screen door is unlocked
1/1/24: An electrical romex connection on the right side of the house behind the pool pump equipment appears to have disconnected see photos below. Brought in one piece of mail with some sales flyers see photo below. Ran the storm shutters on the lanai up & down for preventative maintenance. Pine needles are starting to build up in the gutters & valleys of the roof along the back of the house. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Storm shutters on lanai are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
1/1/24: Brought in two pieces of mail with some sales flyers see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Monitoring the new sections of sod in the backyard closely. The tile grout is starting to crack in the corners of both guest bathroom shower walls. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Almost all storm shutters are currently off.
12/29/23: Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac system sitting idle. I found the humidistat in the off position & set it to 50% for now to circulate air & mitigate the high humidity level. The ac system immediately turned on & started blowing cool air from the vents. Setting the humidistat to the off position cuts power to the thermostat. Will continue to monitor closely & adjust accordingly.
12/29/23: The tires on the mini van were starting to get low again from cooler outside temperatures. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac system sitting idle. I lowered the humidistat to 20% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
12/29/23: Removed an active hornets nest from outside the garage overhead door. Several landscape trees & bushes are marked with pink tape. Monitoring all previous water stains on the ceilings closely.
12/29/23: Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below. Stopped at the black arrow when leaving the driveway.
12/29/23: New pool construction progress photos below. The pool cage has been installed since the last service call & the pool pump equipment was bring installed when I arrived. A large package has been placed in the garage see photo below. Brought in ten pieces of mail with a stack of sales flyers see photos below. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Left the water main on when leaving.
12/28/23: Was able to enter the building today as the plastic has been removed from the front entrance since the last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Had to replace all bags & refill all small buckets. Sign taped to front window concerning painting. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. Storm shutters on lanai are closed. Made sure the front door was completely closed & locked when leaving. Duct tape has been temporarily placed on the front door to prevent it from accidentally opening when nobody is present.
12/28/23: I shut the water off at the tank to both toilets as we had previously discussed. The gnat situation in the garage is about the same. It appears the affected container has not yet been placed out for pickup?
12/28/23: I pulled an undated Massey pest control sign from the front yard.

The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Sign on front window concerning painting. New roof construction has not changed in appearance since the last service call.

12/28/23: The humidity level was over the acceptable level of 60% inside the residence again on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both humidistats to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned the water valve on & off on the front guest bathroom toilet for now when flushing it. A new quarter turn water supply valve is recommended as the older valves start to leak when repeatedly turned on & off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
12/28/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired.
12/28/23: There was a USPS slip between the storm door and the front door, photos below.
12/28/23: The plastic gutter downspout extension connected to the gutter on the left side of the garage appears to be clogged or partially clogged causing the rain water to back up in the gutter & spill onto the wood pillar on the front porch damaging some of the wood see photos below. Brought in three pieces of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The metal clips holding the fence together on the gates are excessively rusted & are starting to break. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Ruts in backyard from dump truck. Gutter downspout damaged on front left corner of house. Left the water main on when leaving for the pool water auto filler.
12/28/23: There was mail in the mailbox, one looked important, photo below. I tried to start the car. It turned over several times but did not start. I then remembered you had said to pump it several time before starting but by that time the battery had ran down. Then placed a note on the steering wheel so as to remember next service call.
12/28/23: Sections of painting & breezeway ceiling repair on building still waiting to be finished. Replaced the ac air filter with a new air filter provided next to the air handler & wrote the date of installation on it. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the system sitting idle. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Turned off both water main handles when leaving.
12/27/23: The pool draws from the bottom drain of the pool according to the homeowner.
