Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!

4/8/24: Brought in one piece of mail see photo below. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Storm damaged wood privacy fence on back porch is waiting to be repaired. Both sheds are storm damaged.
4/8/24: Inside of residence has been cleaned. Portable dehumidifier read 46%. Left the water main on when leaving. All storm shutters are open.
4/8/24: Both garbage cans are full & down by the street for collection. The pool water was slightly green when i arrived photo below. Brought in three pieces of mail see photo below. The inside of the residence appears to have been cleaned. The ac air filter is dirty & needs to be replaced. All storm shutters are open. There appears to be some rust staining on some of the pool tiles by the waterfall. Left the water main on when leaving.
4/8/24: The humidity level was still slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the ac to 73 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Put the keys back in the shed when leaving.
4/8/24: The ac air filter in the master bedroom is dirty & needs to be replaced soon size 12x12x1. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
4/8/24: Brought in five pieces of mail with a stack of sales flyers see photo below. The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Will return next Monday to open up the house for clients return. Monitoring the new sections of sod in the backyard closely. The tile grout is starting to crack in some of the corners of all the bathroom shower walls. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off.
4/5/24: Made sure the water heater, range & ice maker were off. New pleated style ac air was recently changed. All ceiling fans are off.

4/5/24: Removed a Truly nolen pest sign dated 4/4 from the front yard. Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Patio furniture out on lanai. Big zapper is off. Lanai screen door is locked.
4/5/24: Made sure the water heater was on the lowest setting & the ice maker was off. Found the right side master bedroom window unlocked & locked it. Searched the entire inside of the residence thoroughly & was unable to find the items requested by the client. Watered the plant on the lanai using the right side slider only.
4/5/24: The gates at the end of the driveway were open when i arrived & stayed open during the entire service call. Client advised they will be closed when the car is returned from service. Made sure no faucet handles were leaking while running water throughout the residence. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below.
4/4/24: Drive by. Turned the water main inside the garage back off & made sure everything was locked up when leaving.
4/4/24: Drive by. Was unable to enter the residence when i arrived as the front of the building was temporarily covered up with plastic & painting of the building was being currently being performed see photos below.
4/4/24: The bucket was full & the drain line was clogged on the portable dehumidifier in the garage storage room when I arrived. I unhooked the drain line & unclogged it with some bleach cleaner. I reconnected the drain line causing the dehumidifier to come back on. Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator see photo below. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I found the downstairs ac thermostat in the off position & it had a low battery warning on the display. I replaced the batteries with two new AA batteries from a kitchen drawer removing the low battery warning & set the thermostat to the cool setting. I lowered both thermostats to 76 & set the upstairs thermostat to match the downstairs thermostat for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All storm shutters on the lanai are closed except for shutter #4. It does not appear to be getting power or is seized as I am unable to get it to move using the switches.
4/4/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered both humidistats to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Upstairs computer is off. The water heater is over 8yrs old & may need to be replaced soon. All storm shutters are fully closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
4/4/24: Entered the residence using the new key provided from the front porch. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived from the ac system sitting idle for too long. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
4/4/24: Was able to enter the residence with a new key provided by the front office. Garage parking space was empty today. The humidity level was below 60% inside the residence again when i arrived. I raised the thermostat to 73 for now to save energy. Will continue to monitor closely & adjust accordingly. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
4/4/24: Brought in two pieces of mail & a package that was laying on the front porch when i arrived see photos below. Made sure the water heater, oven & ice maker were off. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
4/4/24: Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived from the ac system sitting idle for too long. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Put the mailbox key back on the kitchen counter. Trim around outside of front door is still waiting to be finished.
4/4/24: Drive by. Turned on the water main inside the garage & set the water timer on the front porch for 120 mins to water the new plants. Made sure the sprinklers were properly adjusted. Will return this afternoon to turn the water main back off. Made sure the front door was locked when leaving.
4/3/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
4/3/24: The pool pump is set to pull water from the bottom center drain.
4/3/24: The car battery maintainer light had power. The alarm pad next to the garage door beeps lightly every minute or so. There are weeds beginning to grow in some of the paver cracks.
4/3/24: Removed an elite pest sign dated 4/13 from the front yard. Brought in four pieces of mail & two packages with a stack of sales flyers see photos below. I added them to the full basket of mail by the front door. Pool pump was on & running. The lawn has excessive browning in the front & back yard. The irrigation system is in the run position. Water softener system is temporarily unplugged. All ac air filters will need to be cleaned or replaced. Pleated air filters are recommended. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Owners pantry is locked. All ceiling fans are off.
4/3/24: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the side walk. The water main was on upon arrival, as a contractor was inside painting.
