Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,936 service calls we have performed 29,691 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/29/24: Pulled a Stayton pest control sign from the yard dated5/8/24. The side service door to the garage was unlocked, I locked it. The MB toilet continues to run, the gasket came off, see photo below. I shut the toilet off at the valve under the tank. Some minor digging in the landscaping, no holes.5/29/24: The lawn had some excessive browning on the left side of the house & the pool pump filter canister was leaking pretty heavily while the pool pump was running when I arrived see photos below. The pool water level was extremely low from evaporation. I ran the hose in the pool during the service call & set the water timers to 120mins to bring the water level back up. Will return in several hours to check on the pool & turn the water main back off. Made sure the water heater, range & ice maker were off. Vacant lot is being maintained. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked. All storm shutter panels are on.
5/29/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There is a new armadillo hole right out the front door in the landscaping, photos below. The smoke detector in the guest bedroom with the twins is chirping which indicates the batteries may needing replaced. Package at the front, photo below, I brought it inside.
5/29/24: The lawn has some browning throughout the entire yard. Client is aware. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door.
5/29/24: Looks as if they are just about ready to begin roofing your building.
5/29/24: Landscaping appears to be in very good condition.
5/29/24: Made sure the water heater, oven & ice maker were off. Found the master bedroom right side sliding glass door unlocked & locked it. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
5/29/24: I checked under the windows for wet carpet and I did not find any dampness. The yard has browning, photo below. I tried to check the RainBird irrigation settings however the control box is locked.
5/29/24: Made sure the water heater, range & ice maker were off. Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
5/29/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked.
5/29/24: Water is to remain off per client. I insured that the water valves were off outside. I blew off each deck. I made sure the slider was closed upon departure. The humidity was excellent I. Each side. The Florida room side was really good and I think if it’s the same next call we could move the temperature up a degree or even two. The top water valve, photo below, was on I turned it off.
5/29/24: The guest bedroom window has been replaced since the last service call see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
5/29/24: Brought in a long package that was laying by the front door when i arrived see photos below. Made sure the water heater, range & ice maker were off. I had to remove several items that were starting to perish inside the refrigerator & kitchen pantry see photos below. Found several windows throughout the residence unlocked & locked them. All ceiling fans are off. Wine cooler read 54. All storm shutters are closed.
5/28/24: Drive by. Turned the water main to the house back on & checked the pool water level. The pool water level was low from evaporation approximately 1” from the bottom of the top skimmer port. I ran the hose in the pool & set the water timer to 120mins to bring the water level back up.
5/28/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/28/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Did not run any water inside the residence per the client.
5/28/24: The humidity level was below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
5/28/24: The pool pump is set to pull water from the bottom center drain. The pool level is back to the middle of the skimmer port.
5/28/24: Made sure the water heater & range were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided next to the air handler & wrote the date of installation on it. The master bathroom right sink still leaks from the drain stop connection on the trap when water is running through it. I have tagged it as such. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open.
5/28/24: The car battery maintainer light was green. The alarm pad next to the garage door beeps lightly every minute or so. O turned the exterior lights off as requested. Appears to be fresh digging on the garage side of the house, photo below.
5/28/24: Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open. Left everything show ready when leaving.
5/28/24: Water to remain on for plant irrigation on the lanai. I walked the house one last time to ensure all water faucets, shower heads and toilets were not running. Browning in the yard documented previously. Photo of plants on the lanai. I ran them for 10 minutes while I was here.
5/28/24: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Will be removing the blinds from the windows for new window installation when notified. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
5/28/24: I watered all 12 plants on the lanai and the 3 out front. The one figurine plant got only 1 cup of water. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. The pool appears a bit off color on the bottom, photo below. I ran water in the pool long enough to get it close to mid skimmer port from around 1/3 skimmer port.
5/28/24: All ceiling fans are off. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. All torn window screens are still waiting to be replaced. Mesh storm shutter on lanai is closed. Damaged facade of building is still waiting to be finished.
