Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,796 service calls we have performed 29,691 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/8/26: Drive by. Brought in the package that was by the front door & put both empty garbage cans back inside the garage. I made sure everything was closed & locked up when leaving.
4/7/26: Drive by. Brought all important mail to the post office for forwarding to the new address provided. Photo of the receipt with tracking number below.
4/7/26: All of the weeds appear to have been sprayed recently. Brought in four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. Numerous sections of soffits from the back of the house over the lanai have fallen out & are laying on the ground. Client is addressing. Section of missing facia along roof on lanai is waiting to be replaced. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
4/7/26: Made sure the water heater, oven and icemaker were off. Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off.
4/7/26: Removed a Massey pest sign from the front yard. Picked up the check from the dining room table. Made sure the water heater, range and icemaker were off. Internet modem was on. Poured the vinegar & water solution down the ac condensate drain line per the instructions given for preventative maintenance. All ceiling fans are off. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Brought in one pool service card dated 4/7. Ran the outside shower. Both lanai screen doors are locked.
4/7/26: Made sure the water heater, range & ice maker were off. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Old water damage on garage ceiling. Did not run any water inside the residence per the client. All the plants were wet from rain.
4/7/26: There is an invasive tree growing out of the hibiscus bush that is starting to touch the soffits on the left side of the house that needs to be removed. I did not see any live ants inside the residence during today’s service call. A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
4/7/26: All ceiling fans are off. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on/closed.
4/7/26: Monitoring the old water stains above the garage overhead door closely.
4/7/26: Removed trugreen signs from the yard. Brought in a package with some sales flyers see photo below. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
4/6/26: Drive by. Put the empty garbage can back inside the garage & made sure the overhead was closed when leaving.
4/6/26: The white vinyl privacy fence may need to be pressure washed soon. Client is addressing. The valance to the blinds over the dining room windows is laying on the floor due to some of the dry rotted plastic clips holding it up breaking. Client is addressing. Brought in two pieces of mail with some sales flyers see photo below. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
4/6/26: The lawn was being mowed when I arrived. The humidity level inside the residence has been consistently below 60%. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely and adjust accordingly. The old caulk repairs in the master bathroom shower are starting to separate & need to be re-caulked. All of the landscaping trees and bushes are touching the house and need to be trimmed soon. Put the key to the residence back inside the lockbox for now when leaving. Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
4/6/26: Made sure the water heater, range and icemaker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.

There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
4/5/26: Drive by. Put the garbage can down by the curb for collection & made sure everything was closed up when leaving.
4/3/26: One of the map lights inside the vehicle was on when I arrived putting strain on the battery maintainer which the light was amber. I turned off the map light hopefully giving the battery maintainer a chance to fully charge the battery. Made sure the water heater, range and icemaker were off. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
4/3/26: Picked up the check off the dining room table. Made sure the water heater, range and icemaker were off. Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
4/3/26: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
4/3/26: Checked all damp rid buckets. All ceiling fans are off. Did not run any water inside the residence. Lanai screen door is locked.
4/3/26: Made sure the water heater was on the lowest setting, the ice maker was off & raised the ac thermostat back up to the original setting of 78. The exterior of the residence may need to be pressure washed soon. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
4/2/26: I did not see any new tire marks on the driveway. Unplugged the living room TV. Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows. The battery maintainer connected to the car had a red fault light when I arrived. I unplugged it and plugged it back in to reset it and remove the fault light.
4/2/26: The pool water level was slightly low when I arrived. I ran the hose in it during the service call to help bring the water level back up. There is an invasive Brazilian pepper tree that needs to be removed growing behind the hibiscus bush on the front of the house see photos below. Made sure the water heater, range, icemaker and pool heater were off. Watered the two plants by the front door. All ceiling fans are off. Water softener salt container is full. Shed door is locked. All storm shutter panels are on.
4/1/26: Made sure the water heater and range were off. Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Boat is covered & straps were tight. Watered the plants on the lanai.
4/1/26: Picked up the new key to the residence. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Mini fridge in coffee bar is off. Front load washing machine door is propped open to prevent moisture and odors. Mini fridge in the utility room is off. Furniture etc temporarily out on lanai & back patio. All storm panels are temporarily off. Small real estate for sale sign in front yard. Left everything show ready when leaving.
