Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,436 service calls we have performed 6,552 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/2/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. The bush/tree out front is leaning even more, as reported previously.
9/2/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
9/2/22: The wine cooler & both mini fridges were all on & cold. The front balcony has some droppings on the floor.
9/2/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants as requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. The bush next to the front door needs to be trimmed as well as others around the house, as reported previously.
9/2/22: Upon entry to your home I found the AC air handler running the outside condensing unit running however it is not cooling. I hygrometer indicates it’s at 63.5% humidity inside your home my thermal temperature unit indicates at each vent I checked 88° or around 88° is what is coming from what should be your cooling vents. I spoke with your neighbors they’re having the pool put in and they said that they’ve been hearing something running very loudly on that side of the hall we couldn’t tell me exactly what it was. I walked up and down with them and they didn’t hear it as we were there but they said at times it can be so loud they can’t hear their television set. I am not sure if that has anything to do with this. Photo of weeds in the landscaping and as report previously weeds are growing on the lanai.
9/2/22: Removed a Trugreen sign from the front yard. Ran the storm shutters up & down for preventative maintenance. The humidity level has been over 60% inside the garage for several service calls. I lowered the ac thermostat to 77 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The gutters on the left side of the house have weeds growing in them & need to be cleaned out soon see photo below. Weeds are growing in the pool tiles. A pink flag has been placed in one of the pool tiles along the back of the house by the garden hose. There are large cracks in the stucco on each side of the house in several locations.
9/2/22: Sprinkled animal repellent on the small plants.
9/2/22: It was warm inside the residence & the humidity level was over 60% when I arrived. The ac was not working & the thermostat had a blank screen. I could not get the ac to turn on & did not find any tripped breakers. The ac appears to need service at this time. Will contact the client & advise them of the situation. There appears to be a gutter leaking along the back of the house by the right side pool cage screen door causing a large stain on the concrete. All storm shutters are closed. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
9/2/22: Monitoring the stain on the master bathroom ceiling closely. Weeds are growing in the pool pavers & the deco drain. The pool pump was on & running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of the pool below.
9/2/22: All of the weeds have been removed from the pool pavers since the last service call photos below. The humidity level has been consistently under 60% inside the residence. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly.
9/1/22: Put all the empty garbage cans inside the garage. Brought in one piece of mail with some sales flyers see photo below. Made sure all the breakers with a green sticker were off. The ac air filter is dirty & needs to be replaced size 20x20x1. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose.
9/1/22: Wine chiller read 54/46. Mini fridge in dining room was on & cold. Storm shutters on lanai are closed.
9/1/22: Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
9/1/22: Did not run water in the right side kitchen sink per the client. Checked all damp rids throughout the residence. Portable dehumidifier in kitchen read 40.
9/1/22: All storm shutters are closed. Watered all the plants on the walkway.
9/1/22: Oil change indicator was on in the vehicle.
9/1/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
9/1/22: A large stack of assorted mail has been placed on the kitchen counter see photo below. Water was on at 2004.
9/1/22: The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
9/1/22: Did not run any water per the client.
9/1/22: Checked the water pan in the ac return vent.
9/1/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Drained water from system after water was turned off.
9/1/22: The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator do not appear to have been replaced yet see photo below. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom photo below. Photo of the master bathroom left side vanity light below. Mini fridge in the dining room was on & cold. Storm shutters on lanai are closed.
9/1/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
9/1/22: Checked damp rid bucket in master bedroom closet. Currently 75% full.
