Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,118 service calls we have performed 6,552 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/16/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. Mailbox had two fliers in it. The bush on the right side of the sidewalk leading to the front door needs trimmed, photo below.
8/16/22: There appears to be some soffit damage above the electric meter on the right side of the house where the electrical conduit goes through the roof see photos below. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
8/16/22: I walked the house twice to make sure no water was running because the water main is to remain on. Toilets are off at the water tank valve. There is a great deal of evidence of a gecko in the MB but I could not find it, reported previously. One letter in the mailbox may be of interest, photo below.
8/16/22: The new roof has been installed & appears to be in good condition see photos below. Swept gecko droppings off the kitchen, dining room & living room floors. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose.
8/16/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes have been trimmed, photos below. The bug situation has returned under the living room window, photo below.
8/16/22: The door between the garage & home is closed. No droppings were present on the lanai.
8/16/22: I watered 5 plants on the lanai as indicated by the moisture meter. There was a letter package at the front door, photo below. It was a Hughes Pest Control sign in the yard that I pulled to throw away, and a new business card just inside the door, photo below.
8/16/22: Reconnected the fully charged battery to the exterior security camera on the lanai. Removed a Turner pest control sign dated 8/15 from the front yard. The weeds have grown back in the driveway pavers & the landscaping see photos below. Put the Bio one in the master bathroom toilet per the clients instructions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. More vinegar will be needed by next service call. Irrigation system is on. Both lanai screen doors are locked. Outbuilding is locked.

8/15/22: The water heater has started leaking from a pipe on the top when water is running through it see photos below. I have tagged it as such. I turned off the water valve to the water heater. Will contact the client & advise them of the situation. Several of the zip ties holding the string lights up along the back of the pool cage appear to have dry rotted & a section of the lights have fallen see photos below. Weeds are growing in the landscape beds. The gfi outlet underneath the breaker panel in the garage appears to be broken. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in kitchen is off door open. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 84.9 degrees & 76.6% humidity. Visual check of the boat & trailer photo below.
8/15/22: Grass is growing in all the walkway pavers. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
8/15/22: All of the weeds that were growing in the landscape beds appear to have been sprayed since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
8/15/22: Photos of the new ac system below. The new ac was on & appeared to be working correctly. There appears to be a broken sprinkler head on the right side of the driveway by the mailbox. The pool cage has green pollen starting to build up on it & may need to be pressure washed soon. The gated area on the right side of the house with the pool pump equipment needs to be mowed. The kitchen sink is tagged for leaking underneath the counter from the base of the faucet when water is running. Weeds are growing in all the landscape beds. The fish pond looks clean & the water is at a good level photo below.
8/15/22: There was a service slip from Kobe complete heating & cooling dated 8/4 on the kitchen counter see photo below. Removed the lockbox from the front door when leaving. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
8/15/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line to help clean it. Removed & washed the washable ac air filter. I dried it out the best I could & put the air filter back inside the ac before leaving. Kitchen remodel progress photos below. Checked the plumbing before turning on the water.
8/15/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Both damp rid bags in the closets were full. I was able to replace one of the bags with a new bag provided underneath the kitchen sink. More damp rid bags will be needed. Lanai screen door is locked. Checked all light timers. Put the key back in the green container when leaving.
8/15/22: Removed a Lawn care extraordinaire sign dated 8/12 from the front yard. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 & the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen is off & doors open. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
8/15/22: Excessive weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked all light timers.
8/15/22: Brought in three pieces of mail see photo below. Mini fridge in kitchen was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
8/15/22: Removed an undated Custom lawn & ornamental pest control sign from the front yard. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.
8/15/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
8/15/22: Portable dehumidifier read 60%. Left the water main on when leaving.
8/15/22: Put the colored chairs underneath the house. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.
8/15/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat back to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids throughout the residence. Photos of the boat & motor below.
8/15/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower. Two traps out front have been moved to the roof, photo below. The weather station screen fell to the floor, appears broken, photo below.
