Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,125 service calls we have performed 6,295 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/30/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely. Weeds are growing in the deco drain on the lanai. Weeds are growing in the landscape beds. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
8/30/22: Left the water main on when leaving per the client.
8/30/22: Poured vinegar down the HVAC condensation evac tube. Poured bleach in each toilet.
8/30/22: The tires on the van were starting to get low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator photo below. The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/30/22: Pool pump draws from the bottom drain per client, but want to keep you informed of the level. Right at the bottom of the skimmer port. Ants did not come back for the window sill in the utility room. Guest bath toilet is leaking, reported previously.
8/30/22: Did not smell any odors coming from the water. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
8/30/22: There was mail but none appeared to be important all pieces are to the previous resident. The garbage disposal is frozen as reported previously. The master bath shower head only dribbles as previously reported. Weeds growing in landscaping, previously reported. They have finished the roof, photos below. It appears they still have gutter work to do.
8/30/22: The ac thermostat was not holding temperature & the ac system was not working correctly when I arrived. The air handler in the garage attic appears to be froze up as there is ice & water on the side of it. I turned the ac system off for now to prevent it from freezing up further & potentially causing damage. Will contact the client & advise them of the situation. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
8/30/22: The water main valve was on upon arrival.
8/30/22: I watered 2 plants on the lanai based on the moisture meter. Photos of the plant in the shower below. It has continued to degrade each week, regardless of the water given or not. A photo fell off the front wall, photo below. I poured vinegar down the HVAC condensate tube and then chased with water.
8/30/22: Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client. Both pool cage doors are locked.
8/30/22: I poured vinegar down the HVAC condensate tube then chased with water.
8/30/22: The pool has been refilled since the last service call & everything appeared to be working correctly again photos below. The gutters on the front right side of the house appear to be filled with pine needles. Wine chiller read 55/41. The kitchen & master bathroom shower lights are on. Storm shutters on the lanai are closed. Visual check of the boat photo below. I left the water main on when leaving for the pool auto filler.
8/30/22: Poured an ounce or two of bleach in each toilet.
8/30/22: Checked all light timers. Watered both plants with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client. There appears to be soffit & facia damage in several locations around the outside of the residence. Put the keys back in the lockbox when leaving.
8/30/22: Weeds are starting to grow in all the pavers. Vines are starting to grow in the front landscape bed. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
8/30/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. Mailbox had one letter in it , photo below. I ran the dishwasher and raised/lowered the hurricane shutters.
8/30/22: The screen on the lanai door is almost torn all the way off see photo below. The kitchen sink has started to leak from underneath the faucet under the cabinet when water is running. I have tagged it as such. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
8/30/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both screen doors on the lanai are locked.
8/30/22: The alarm appeared to be going off when I arrived. I contacted the client & advised them of the situation. It was discovered that the batteries were bad in both the battery backup outlets connected to the security system equipment & they were beeping loudly. I turned off the battery backups & plugged all the security equipment directly into nearby outlets for now. Client confirmed that their cameras were back online before leaving. There appears to be some soffit damage above the electric meter on the right side of the house where the electrical conduit goes through the roof. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
8/30/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bugs are just a few in the living room.
8/30/22: I watered 6 plants on the lanai as indicated by the moisture meter.The outside foyer light was on as well as the exterior scones garage lights upon entering, I turned them off. Circuit breaker #20 tripped, I reset it.
8/30/22: The door between the garage & home is closed. No droppings were present on the lanai.
8/30/22: More vinegar is needed for the hvac condensate drain line. Irrigation system is on. Both lanai screen doors are locked. Outbuilding is locked.
8/29/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
