Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,221 service calls we have performed 6,295 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/6/22: Brought in three pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
9/6/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
9/6/22: Weeds on the lanai. I found just a couple sewer flies this time seems like we got almost all the larvae.
9/6/22: The ac thermostat had a message on the display concerning the wi-fi signal.
9/6/22: Watered all plants.
9/6/22: The entire vehicle has been detailed see photos below. I was unable to reprogram the garage door keypad but was able to access the garage with a spare garage door opener from inside the residence. I put the garage door opener back inside the residence when finished. The fabric has started to fall from the underneath the middle barstool. The water meter next to the water heater has excessive corrosion on it. The garbage disposal is tagged for a broken button. Storm shutters are closed.
9/6/22: The dehumidifier read 49 and ran during the service call. The lanai is wet from the rain today. The water heater was/is off at the circuit breaker.
9/6/22: Photos of the new ac equipment below. Ran the storm shutters up & down. Portable dehumidifier in kitchen read 50. Watered the plant in the kitchen & rotated it.
9/6/22: Pool has some debris on the bottom, probably from the deck power washing.
9/6/22: The humidity level was back under 60% inside the garage after making the last adjustment. Will continue to monitor closely & adjust accordingly. The mailbox has been hit by a car. Ran water in lanai sink. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. Irrigation timer is in the run position.
9/6/22: Poured vinegar down the HVAC condensate tube chased by water. Tripped circuit breaker for Bedroom #1(again) see photo below. I reset it.
9/6/22: The pool pump appears to still be leaking slowly when running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 67.0% & 88.1. Made sure to leave the water main on for the pool auto filler when leaving.
9/6/22: Removed a Ranson pest sign dated 9/3 from the front yard. Brought in one piece of mail with a stack of sales flyers see photo below. Dock construction progress photo below. The living room tv is on. Ran water through the kitchen pot filler. Wine chiller in utility room read 55. Mini fridge on lanai was on & cold. Ran water in the sink on the lanai. Visual check of the jet ski’s. Storm shutters are closed.
9/6/22: I watered 1 plant on the lanai based on the moisture meter. Oddly it was the plant not under cover that needed water.
9/6/22: Brought in two packages that were inside the garage when I arrived see photos below. Most of the storm shutters around the outside of the residence are open. Pool timer is set to run between 8am-12pm. Visual check of the boat photo below. Left the water main on when leaving.
9/6/22: The condensate tube where I pour the vinegar is plugged, see photo. Called the client he will contact AC company. I moved the plug for the camera on the desk per clients suggestion. I moved it to the kitchen island.
9/6/22: Weeds are starting to grow in the pool pavers see photos below. All storm shutters are open. Visual check of the boat photo below.
9/6/22: Removed a Problem solved pest sign dated 8/25 from the front yard. All of the weeds appear to have been sprayed since the last service call. The pool pump filter canister lid was leaking again. There is a brown spot in the front lawn by the landscape bed along the landscape curbing. The hole in the lawn underneath the sod along the seawall by the north stairs appears to be getting larger. Checked all damp rid bags. All damp rid bags were full & had to be replaced. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
9/6/22: I poured vinegar down the HVAC condensate tube then chased with water.
9/6/22: Brought in one piece of mail with a stack of sales flyers see photo below. The tile roof may need to be pressure washed soon. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
9/6/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. I crossed out the address on the letter received last week per instructions from client and mailed it.
9/6/22: The trim is starting to rot on the bottom of each side of the garage rear entry door see photos below. There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
9/6/22: The plastic chlorinator hose on the pool pump equipment has a pin hole leak & is spraying water see photos below. Will contact the client & advise them of the situation. The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
9/6/22: A few pieces of mail, one looked important, photo below.
9/6/22: The avocado & starfruit tree on the left side of the house are producing an excessive amount of fruit which is falling on the ground & fermenting. There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the back & left side of the house. Visual check of the boat photo below.
