Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,968 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/27/25: The gutter downspout on the back left corner of the house appears to have been worked on since the last service call photo below. I ran the hose in the pool during the service call to help keep the water level up. The lawn still has some browning in the front & backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.5/27/25: The pool pump filter canister was leaking from a crack in the plastic on the backside just below the lid while the pool pump is running when I arrived see photo below. Will send a video of the leak to the client via text. The lawn has some browning in the front yard & left side of the house. Wine cooler was on & cold. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
5/23/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
5/23/25: There are some perishable items inside the refrigerator. Watered the plants on the front porch & lanai. All ceiling fans are off. Checked damp rid bag in lanai storage closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
5/23/25: The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
5/23/25: Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
5/23/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
5/23/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
5/23/25: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/23/25: Brought in one piece of mail see photo below. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
5/23/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
5/23/25: I had to remove some of the fruit from the refrigerator as it was starting to perish see photo below. All the plants have been removed from the front entryway since the last service call. Watered the plants on the lanai.
5/23/25: The ac system was serviced recently. All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
5/23/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
5/23/25: The tag on the car is expired see photo below The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
5/23/25: The exterior of the residence was being painted when I arrived & new sod has been placed around the buried tank in the front yard see photos below. The painters needed the key to the new shutter on the back left corner of the house to close it while they were painting but I was unable to locate the new shutter keys. The master bathroom ceiling has been repaired since the last service call see photo below. Was unable to drive the suv or golf cart as the painters vehicles & equipment were in the way. I connected the battery charger to the suv to prevent the battery from getting low. I left everything on when leaving for clients guest. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open & panels off. Put the key back in the lockbox when leaving.
5/23/25: The ac system was off & the thermostat was blank when I arrived. I was unable to get the ac system to turn on & I did not find any breakers. The ac system will need to be repaired at this time. One of the pipes connected to the bottom of the pool pump filter canister is slowly leaking while the pool pump is running. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
5/23/25: Brought in two pieces of mail with some sales flyers see photo below. Removed a spider free pool cage sign from the front yard. I ran the hose in the pool during the service call to help keep the water level up. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. Right side pool cage screen door is locked. Green slip in mailbox. All accordion storm shutters are open. Mesh storm shutters on lanai are closed.
5/23/25: Portable dehumidifier in kitchen read 48. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
5/22/25: Picked up the key from the office & made sure to remove it from the door when leaving. The parking garage floor has been repainted since the last service call see photo below. Portable dehumidifier in kitchen read 40. All ceiling fans are on. Checked all damp rids. Wine cooler is off. All storm shutters are closed.
5/22/25: The parking garage floor has been repainted since the last service call see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The lock is broken on the living room right side sliding glass door. All ceiling fans are on. All storm shutters are closed.
5/22/25: The parking garage floor has been repainted since the last service call see photo below. New parking garage storage room door keys do not unlock the door. One of the sun screens on the lanai is damaged. Client will address.
5/22/25: Picked up the key to the parking garage storage room from the white cabinet. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 56. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
5/22/25: The automatic ac condensate drain line cleaner is 1/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
5/22/25: Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
