Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

7/16/26: All the landscaping bushes have been trimmed recently. The pool pump filter canister screws securing it to the concrete are severely rusted. The lawn has some brown spots throughout the entire yard. Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off. Green forwarding slip in mailbox.
7/16/26: The pool cage has spiderwebs starting to build up all along the top on the inside. Weeds are building up in the Landscape beds & deco drain on the lanai again. Poured approximately several ounces of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
7/16/26: Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
7/16/26: The AC thermostat was not holding set temperature when I arrived. Both the condenser and air handler were running. The AC system needs to be repaired at this time. Irrigation timer is on. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on both side sides of the house. Green forwarding slip in mailbox.
7/16/26: The small section of screen on the bottom of the screen door is torn from dry rot. I temporarily covered it with painters tape to keep bugs & dirt from getting into the front porch. Temporarily affixed no soliciting and no trespassing signs on the front of the house. The defective smoke detector in the guest bedroom hallway has been removed from the ceiling. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked. Green forwarding slip in mailbox.
7/16/26: The lawn needs to be mowed and excessive weeds are growing in all the Landscape beds. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The pool water level was a little low when I arrived. I ran the hose in it during the service call to help bring the water level up. Internet modem was on. Poured the vinegar & water solution down the ac condensate drain line per the instructions given for preventative maintenance. All ceiling fans are off. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Ran the outside shower. Both lanai screen doors are locked.
7/16/26: The lawn has a few brown spots throughout the yard. Mini fridge on lanai was on and cold. One of the travertine tiles by the pool is sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Green forwarding slip in mailbox. Left the water main on for the pool water auto filler when leaving.
7/16/26: The smoke detector in the kitchen area was chirping when I arrived. I was unable to find a new 9v battery replacement inside the residence at this time. Some of the new plants in the front yard appear to have died. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Water the plants using some of the water jugs provided.
7/16/26: The smoke detector in the back guest bedroom was chirping when I arrived. I replaced the battery with one new 9V battery provided from the refrigerator and made sure to test it after installing the new battery. I did not see any live ants inside the residence during today’s service call. All ceiling fans are off. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green forwarding slip in mailbox.
7/16/26: All ceiling fans are off. Both lanai screen doors are locked. Shed door is locked. Green forwarding slip in mailbox. All storm shutter panels are on/closed.
7/16/26: There appears to be some honeybees still going in and out of the back of the house underneath the wood panel siding. Client is addressing. Made sure that water heater, range and icemaker were off. The living room TV was on. All ceiling fans are on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
7/16/26: Removed Tru green signs from the yard. ADT security system display panel has an alert concerning the WiFi. There appears to be no Internet coming into the residence. Client is addressing. Brought in three pieces of mail with some sales flyers see photo below. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Client is addressing. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
7/16/26: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
7/16/26: The AC system was back on and appeared to be working correctly again since being repaired after the last service call. Will continue to monitor closely. Both guest bedroom windows are waiting for new screens. Ran the storm shutters on the lanai down & up for preventative maintenance. Storm shutters on lanai are open.
7/16/26: Photos of some of the new landscaping around the building below. The humidity level inside the residence has been consistently low. I raised the AC thermostat to 78 for now to save energy. Will continue to monitor closely and adjust accordingly. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent mildew & odors.
7/16/26: Photos of some of the new landscaping around the building below. There was a service slip from amplified termite and pest control dated 7/15 on the kitchen counter when I arrived photo below. All ceiling fans are off. Mesh storm shutter on lanai is closed.
7/16/26: Removed a truly Nolan pest sign from the front yard. The lawn is looking better since the last service call but still has several small brown spots in different locations throughout the yard. Wine chiller in kitchen is off. Front load washing machine door is cracked open to prevent mildew and odors. All ceiling fans are off. Pool pump timer is set to run between 8:00am-1:00pm. Visual check of the boat photo below. Storm shutters on lanai are closed. Green forwarding slip in mailbox. Left the water main on when leaving for the pool water auto filler.
7/16/26: The barnacle growth on the boat dock north slide moor track is currently building up faster than I can keep up with causing resistance on the track. The humidity level was over the acceptable level of 60% inside the residence again. Turning off the Eco settings in the thermostat is highly recommended to effectively control the humidity level. Landscaping work has been conducted on the front of the residence. The mango tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon. There is a small section of soffits pushed up along the back of the house. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Replaced all damp rid bags throughout the residence with some of the new ones provided. Visual check of the boat photo below. Left the water main on when leaving.
7/16/26: Brought in a several pieces of important mail with a stack of sales flyers. Will be bringing all important mail to the post office for forwarding. The lawn has several small brown spots in different locations throughout the yard.
7/16/26: The lawn has some excessive browning throughout the yard. Current water restrictions are in place until 10/1/26. All ceiling fans are off. Both lanai screen doors are unlocked. Visual check of the boat. Straps were tight. All storm shutters are closed. Thermostat #1 Master bedroom. Thermostat #2- Hallway.
7/16/26: The lawn has some browning throughout the yard. Checked all damp rid buckets. Front load washing machine door is cracked open to prevent mildew & odors. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Left the hose spigot for the pool water auto filler on when leaving. There is a section of soffits pushed up along the back of the house over the master bedroom windows. Client is addressing. Green forwarding slip in mailbox.
7/16/26: Removed problem solved and arrow pest signs from the front yard. The lawn has some browning throughout the yard. Current water restrictions are in place until 10/1/26. The garage side entry door is currently seized from swelling. Client advised to enter the residence through the garage overhead door for now. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed. Made sure the garage overhead door was closed when leaving.
7/16/26: All of the Landscape plants and bushes may need to be trimmed soon. The concrete privacy wall on the front left corner of the house appears to have slightly pulled away from the wall of the house causing a 1/4” gap along the wall photos below. The pool water level was a little low. I ran the hose in it during the entire service call to help bring the water level up. Made sure the water heater, range & ice maker were off. I had to remove the perished bag of grapes from the refrigerator photo below. I removed a perished apple & avocado from the bowl on the kitchen counter mixed in with the fake plastic lemons photos below. There are perishable food items inside the kitchen food pantry photo below. Brought in two pool boy service slips dated 7/6 & 7/13. The lawn has some browning throughout the entire yard. Water restrictions are currently still in place until 10/1/26. Recycle garbage can is full. I used the key from the lock box on the left side of the house to enter the residence as the passcode is temporarily not working. I put the key back in the lockbox when leaving. All ceiling fans are on. Furniture out on lanai. Both pool cage screen doors are unlocked. Mini fridge on lanai was on and cold. Ran water in both sinks on the lanai. Storm shutters on lanai are closed. Visual check of the boat photo below. Closed the garage overhead door when leaving.
7/15/26: There is a broken irrigation sprinkler head on the front left corner of the house causing a washout. There are hairline step cracks in the stucco in several locations on the left side of the house. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Monitoring the old water stain on the master bathroom ceiling closely.
7/15/26: The pool water level is now below the top skimmer port but the pool pump filter appears to have been diverted to the bottom skimmer port for now to keep the pump from running dry. A water timer is recommended for the hose running to the pool to effectively control the water level in the pool. Client is addressing. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
