Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,630 service calls we have performed 30,476 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/17/26: Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.7/17/26: The batteries for the front door keypad are laying on the kitchen counter. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.

7/17/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
7/17/26: All ceiling fans are off. Watered both plants & rotated them 1/4.
7/17/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
7/17/26: Portable dehumidifier in kitchen read 41. Checked all damp rids. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
7/17/26: The master bedroom humidity level was on the cusp of being over 60% but levels were lower from the last service call. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Made sure the master bedroom and en suite doors were closed. All ceiling fans are on. Poured several ounces of vinegar down both ac condensate drain lines for preventative maintenance. Wine cooler in kitchen is off.
7/17/26: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent mildew & odors.
7/17/26: Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 47. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
7/17/26: The lower element on the water heater is corroded and has started to slowly leak when water is running through the water heater. A heating element replacement or water heater replacement by a licensed plumber will be needed at this time. I did not run any water through the water heater. Some of the pipe fittings on the top of the water heater have corrosion on them. Client will address. Checked all damp rid buckets throughout the residence. Damp rid buckets are 25% full. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
7/17/26: The master bathroom toilet fill valve has quit working correctly and takes a lengthy time to fill the tank. I have tagged it as such. Client can address when they return. Checked all damp rid bags throughout the residence. Washing machine door is cracked open to prevent mildew and odors. All ceiling fans inside the residence are on.
7/17/26: All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
7/17/26: The lawn has some excessive browning throughout the entire yard. Client is addressing. The plate on the vehicle is expired. Did not run any water in the showers & poured water down the drains using the water jugs provided. Front load washing machine door open to prevent mildew and odors. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
7/17/26: The pool water level was low when I arrived. I ran the hose in it during the service call & set the water timer to 60mins when leaving to bring the water level up back up. Will return to check the pool water level and turn the water main to the house back off. The lawn has some brown spots in several areas throughout the entire yard. Brought in six pieces of mail photo below. Made sure to close the upstairs door to the stairs. Downstairs mini split read 75. Humidity and temperature readings were 52.1% & 77.3. Downstairs portable dehumidifier read 49. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
7/17/26: The smoke detector on the master bedroom ceiling was chirping when I arrived. I replaced the battery with one new 9V battery provided from the laundry room and made sure to test it after installing the new battery. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. Green forwarding slip in mailbox. All storm shutters are on/closed. Made sure the garage overhead door was closed when leaving.
7/17/26: One of the Landscape lights by the front door was broken and laying on its side. Client is addressing. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels are on. Put the key back in the lockbox when leaving.
7/17/26: Real estate sign in front yard. Watered the plant on the front porch. All ceiling fans are off. Irrigation system is in the run position. All storm shutters are open. Put the house key back in the green toolbox & left the water main on to the house when leaving.

7/17/26: Portable dehumidifier in kitchen read 51. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green forwarding slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
7/16/26: Brought all important mail to the post office for forwarding. Photo of the tracking number below.
7/16/26: The strut holding the hood up on the car is broken. Client will address when they return. All ceiling fans are off. Checked all light timers. No mailbox.
7/16/26: All of the weeds appear to have been sprayed recently. The broken pool pump has been replaced since the last service call photo below. I put all the old parts inside the garage. The electrical outlet on the garage ceiling is no longer working and is temporarily being bypassed with an extension cord. Client will address when they return. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
7/16/26: Weeds are starting to build up in all the Landscape beds and Lanai pavers. The lawn has some browning throughout the yard. Wine chiller in kitchen was on and cold. Deep freezer in laundry room was on and cold. Mini fridge in master bedroom is off. Refrigerator and freezer on lanai were both on and cold. Order of AC thermostats are as follows #1-kitchen. #2-Hallway. #3- Master bedroom. #4-Guest house. Guest house thermostat #4 readings were 80/79. Handheld digital hydrometer readings were 79.9 & 59.8%. Large propane tank for generator read 65.
