Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,160 service calls we have performed 29,060 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/7/25: A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
10/7/25: The storm shutters on the back of the house over the florida room windows have not been repaired yet. All ceiling fans are off. Both lanai screen doors are locked. Almost all storm shutters are closed. Shed door is locked.
10/7/25: Living room TV was on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
10/7/25: The humidity level was high inside the residence when I arrived. I found that the AC system was running continuously and would not turn off using the thermostat. The AC system will need to be repaired again at this time. Monitoring the old water stains above the garage overhead door closely.
10/7/25: Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
10/6/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
10/6/25: Checked water level in endless pool & ran the bilge pump during the service call as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
10/6/25: The pool water level was low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. A water timer is recommended for the hose running to the pool. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
10/6/25: Brought in two pieces of mail with a stack of sales flyers see photo below. There are some dead ants underneath the living room and guest bedroom windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
10/6/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
10/6/25: A new small tree has been planted in the backyard recently photo below. There are still some weeds growing in the landscape beds & lanai pavers. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
10/6/25: The grass in the backyard appears normal again. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.8 degrees & 51.6% humidity. Master bath hall temps were 80.9 degrees & 52.4% humidity.
10/6/25: Replaced the batteries in the two security cameras on the front of the house and placed the dead batteries on the chargers. Removed a lawn care extraordinaire pest sign dated 9/22 from the front yard. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
10/6/25: Brought in one piece of mail see photo below. Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
10/6/25: Checked all damp rids. Lanai screen door is locked.
10/6/25: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
10/6/25: Picked up several dead cockroaches off the floors throughout the residence. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on.
10/6/25: The house cleaner arrived while i was at the residence. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
10/6/25: Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. The lawn has some browning on the left side of the house. There is a notification on the ac thermostat concerning the UV lamp. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
10/6/25: Window ac unit has been turned back on. Portable dehumidifier read 34. Ceiling fan is on.
10/6/25: A section of floor tile is buckling on the right side of the house along the walkway in front of the back living room window. Made sure both pool auto filler water valves were on. Some storm shutters are open & some are closed
10/6/25: Replaced all of the damp rid bags throughout the residence with some of the new damp rid bags provided. The new palm tree installed in the front yard appeared to be alive & healthy. There is an animal still digging a hole in the landscaping on the left side of the house just past the front door. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
10/6/25: A broken irrigation sprinkler line is causing a washout on the front right side of the house along the walkway photos below. The plate on the vehicle expires soon photo below. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
10/6/25: The garage door opener is making an intermittent beeping sound every couple of minutes due to a low back up battery. Client will address when they return. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
10/6/25: All of the weeds appear to have been sprayed recently. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 44. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
