Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,144 service calls we have performed 29,060 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/7/25: Brought in three pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
10/7/25: Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
10/7/25: Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client will address. Mini fridge on lanai is off.
10/7/25: The trees are touching the left side of the house and may need to be trimmed soon photo below. The pool company arrived to service the pool while I was inside the residence. Excessive weeds are growing in all the landscape beds. The lanai needs to be pressure washed soon. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
10/7/25: Weeds are starting to build up in the lanai pavers. The security system updated itself while I was inside the residence. The pool company arrived to service the pool as I was leaving. The pool pump filter canister leaks while the pool pump is running. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
10/7/25: The lanai may need to be pressure washed again soon. The new underground power line is waiting to be connected to the power meter on the right side of the house. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
10/7/25: Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
10/7/25: The ac thermostat was not holding set temperature & the ac system was not working when I arrived. I did not find any trip breakers and I was unable to get the AC system to turn on. The AC system will need to be repaired at this time. The patch for the hole on the mesh storm shutter on the lanai has fallen off & needs to be replaced. One of the travertine tiles by the pool & multiple tiles outside the lanai screen door appear to be sinking. Bob stated that he would be repairing it soon. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
10/7/25: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with one of the water jugs provided.
10/7/25: A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
10/7/25: The storm shutters on the back of the house over the florida room windows have not been repaired yet. All ceiling fans are off. Both lanai screen doors are locked. Almost all storm shutters are closed. Shed door is locked.
10/7/25: Living room TV was on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
10/7/25: The humidity level was high inside the residence when I arrived. I found that the AC system was running continuously and would not turn off using the thermostat. The AC system will need to be repaired again at this time. Monitoring the old water stains above the garage overhead door closely.
10/7/25: Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
10/6/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
10/6/25: Checked water level in endless pool & ran the bilge pump during the service call as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
10/6/25: The pool water level was low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. A water timer is recommended for the hose running to the pool. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
10/6/25: Brought in two pieces of mail with a stack of sales flyers see photo below. There are some dead ants underneath the living room and guest bedroom windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
10/6/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
10/6/25: A new small tree has been planted in the backyard recently photo below. There are still some weeds growing in the landscape beds & lanai pavers. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
10/6/25: The grass in the backyard appears normal again. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.8 degrees & 51.6% humidity. Master bath hall temps were 80.9 degrees & 52.4% humidity.
10/6/25: Replaced the batteries in the two security cameras on the front of the house and placed the dead batteries on the chargers. Removed a lawn care extraordinaire pest sign dated 9/22 from the front yard. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
10/6/25: Brought in one piece of mail see photo below. Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
10/6/25: Checked all damp rids. Lanai screen door is locked.
10/6/25: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
