Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,436 service calls we have performed 4,639 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/2/23: Removed a Problem solved pest sign dated 5/1 from the front yard. Made sure the water heater & range were off. Picked up the check from the kitchen counter. All of the ac air filters throughout the residence are dirty & need to be replaced. The humidity level in the garage was over the acceptable level of 60%. I lowered the thermostat to 77 for now to lower the humidity level. Will continue to monitor closely & adjust accordingly. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open. Irrigation system is off.
5/2/23: Made sure the water heater, range & ice maker were off. Made sure the refrigerator was on vacation mode. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
5/2/23: The pool pump chlorinator plastic supply line was not leaking during today’s inspection. The pool water level was slightly low when i arrived. I ran the hose in it during the entire service call to help bring the water level up. Brought in four gallons of distilled water, refilled all the golf cart batteries & reconnected the battery cables that were disconnected see photo below. Found the gfi outlet in the garage tripped again after having no power to the golf cart charger. Brought in one piece of mail with some sales flyers see photo below. The refrigerator & freezer were warm inside when I opened them. The temperature display on the door read correctly but the actual temperature inside the refrigerator was 84.7 see photos below. The refrigerator is on & running but not producing cold air. Will advise the client. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed.
5/2/23: Meet Venice Heating & Cooling for HVAC diagnostic. Had to pull the van out of the garage. I had to back the Toyota up 5 feet so he could get into the attic.
4/29/23: Drive by. Did a walkthrough & checked the entire residence for any active water leaks. I did not find any evidence of water leaks inside the residence at this time.
4/28/23: New roof construction progress photo below. Ac system was off. Client advised that the ac system is waiting to be repaired. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
4/28/23: The humidity level was still over the acceptable level of 60% inside the residence on both floors. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Skylights have been replaced since the last service call. Sections of drywall still removed from living room & kitchen ceilings. Sections of drywall still removed from both upstairs bedrooms. Water stains on master bedroom ceiling. Lanai & storage room damaged.
4/28/23: Made sure the water heater, range & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
4/28/23: Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator see photo below. Scaffolding is still set up behind the entire building.
4/28/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.The garbage disposal did not leak during today’s inspection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Scaffolding was still set up behind the entire building.
4/28/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Scaffolding was still set up behind the entire building. Put the car keys back inside the storage room & made sure the doors were locked.
4/28/23: Made sure the water heater, range & ice maker were off. Wine cooler in dining room read 15. Scaffolding was still set up behind the entire building.
4/28/23: Made sure the water heater, cooktop, oven & ice maker were off. There is some corrosion on one of the pipes above the water heater see photo below. Master bedroom sliding glass door was unlocked. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
4/28/23: The pool water level was low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Brought in two packages that were laying by the front door see photos below. Made sure the water heater, range & ice maker were off. Monitoring all previous water stains on the ceilings closely. Pool cage is damaged. There are several large cracks in the stucco on each side of the house. All storm shutters are currently open.
4/28/23: Made sure the water heater, oven, cooktop & ice maker. The tv in the den was on when I arrived. I turned it off before leaving. Monitoring the previous water stain on the master bedroom ceiling closely.
4/28/23: The pool water level was slightly low when i arrived. I ran the hose in it during the entire service call & set the timer for 30mins. Made sure the water heater, range & ice maker were off. Found the garage side entry door unlocked & locked it before leaving. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are currently open.
4/28/23: There was a pallet of roofing underlayment in the driveway when I arrived see photo below. The pool water level was slightly low. I ran the hose in it during the entire service call to help bring the water level up. Brought in a package that was laying by the front door see photo below. Made sure the water heater & range were off. The ac air filter was dirty. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. Temporary fence has been put around the pool. Photo of the pool below. All storm shutters are currently open.
4/28/23: Both garbage cans had garbage in them & were sitting outside of the garage when I arrived. Made sure the water heater, range & ice maker were off. Removed all of the food & drink items left by the clients. Both toilets need iron out tablets as the tanks are full of iron from the city water causing the water to come out orange see photos below. Watered the plants on the kitchen counter. Mesh storm shutter on lanai is down.
4/27/23: Pool pump draws from the bottom drain per client. The pool cage door leading to the back pond, jam and sill plate have rusted bolts and should be secured. I sent a video to the client.
4/27/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Was unable to clean or flush the toilets as they have all been covered with plastic since the last service call. All storm shutters on lanai are closed.
4/27/23: I started the car and let it idle during the service call. There are scratches on the diver side of the car that I don’t recall being there, photo below.
4/27/23: Both chargers for vehicles in the garage had power and lights.
4/27/23: Pulled a Pucor Pest Control sign from the front landscaping, not dated.
4/27/23: The front door was unlocked the cleaning lady, Allison, was inside the residence cleaning when I arrived. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 50. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation.
4/27/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. I found six tripped circuit breakers. I reset each. I found the master bedroom ceiling light on, and the front bedroom ceiling light on. More than likely that’s because I reset the circuit breakers for each. There is a picture below, showing you each of the except breakers. This was not a power failure, because the clocks on the appliances were not flashing. I told a few on dozen of weed from pool/lanai area.
